Overbrook Mobile Home Park Introduce
Overbrook Mobile Home Park, located at 1551 Overbrook Dr in Gaffney, South Carolina, is a mobile home park that might appear in searches for "RV Parks Near Me" as individuals explore various long-term housing options. While not traditionally an RV park catering to short-term recreational vehicle stays, mobile home parks provide managed lots with utility connections for manufactured homes, offering a more permanent residential solution. However, the available customer reviews for Overbrook Mobile Home Park paint a starkly negative picture, particularly concerning recent changes in ownership and management.
One detailed review describes a significant decline in the quality of Overbrook Mobile Home Park following recent ownership changes over the past few years. The reviewer, who suggests the park was "very nice" under previous ownership, now characterizes it as "terrible." A primary concern is the severely deteriorated road conditions leading into the park, described as "completely busted up by potholes." Poor road infrastructure can lead to vehicle damage and a generally unpleasant living environment for residents. This issue is corroborated by a second reviewer who, while not a resident, mentions observing that "the road, definitely needs to be fixed" and expresses sympathy for the residents' vehicles.
Another major issue highlighted in the negative review is the pervasive problem of trash throughout the park. This is attributed to vacant lots being used as "hang outs" by local juvenile delinquents. The presence of trash not only detracts from the aesthetic appeal of the community but can also pose health and safety risks. Additionally, the reviewer reports constant disturbances from "loud music and shouting (cursing) all the time," indicating a significant problem with noise pollution that disrupts the peace and quiet of the residential environment.
Perhaps the most alarming aspect of the first review is the dramatic increase in lot rent under the new ownership and management. The reviewer states that the original owners charged a very low $75 per month. This increased to $200 per month under more recent ownership. However, the most drastic change occurred on August 1, 2022, when the new management reportedly increased the lot rent to a staggering $450 per month – "MORE THAN DOUBLED" in one instance. The reviewer emphasizes the magnitude of this increase ("$200-$450 in one fell swoop") and expresses frustration that the park's condition is deteriorating while the costs are skyrocketing. The sentiment "The worse the park gets the more they charge" underscores a severe disconnect between the value provided and the price demanded.
The first reviewer concludes with a strong and unequivocal warning to potential residents: "Don’t walk away from this one…RUN!!!" This forceful advice speaks volumes about the negative living experience and the financial burden imposed by the current management, in the opinion of this individual.
The second, shorter review, while not from a resident, reinforces the concern about the poor road conditions, expressing empathy for the vehicle owners residing in the park. This independent observation corroborates one of the key negative points raised by the resident reviewer, suggesting that the road infrastructure is indeed a significant and visible problem.
Considering the environment of Overbrook Mobile Home Park based on these reviews, it appears to be one characterized by disrepair and disorder. The "completely busted up" roads create a negative first impression and ongoing inconvenience. The presence of "trash everywhere" due to the misuse of vacant lots detracts significantly from the cleanliness and aesthetic appeal of the community. The constant "loud music and shouting (cursing)" disrupts the peace and tranquility expected in a residential area. These environmental factors, as described by individuals familiar with the park, paint a picture of a deteriorating living situation.
In terms of services, the reviews primarily focus on the negative aspects of management and infrastructure. The drastic increase in lot rent without a corresponding improvement (and indeed, with a reported decline) in the park's condition suggests a failure in providing value for the cost. The lack of maintenance on the roads and the apparent lack of action to address the trash and noise issues indicate poor management practices. While basic utilities such as water, sewer, and electricity would likely be provided as part of the lot rental, the overall quality of the living experience seems severely compromised by the mismanagement and neglect of the park's physical and social environment.
The features of Overbrook Mobile Home Park, based on the negative reviews, are difficult to ascertain positively. While it is a mobile home park offering lots for manufactured homes, the deteriorating infrastructure (roads), the lack of cleanliness (trash), and the disruptive noise levels are significant negative features. Any potential positive features that might have existed under previous ownership seem to have been overshadowed by the decline following the recent changes. The drastic increase in lot rent, without any apparent improvements to justify it, is a major negative feature that impacts the affordability of living in the park.
Promotional information is entirely absent from the provided data. Given the extremely negative reviews highlighting severe issues with the park's condition, management, and cost, it is highly unlikely that Overbrook Mobile Home Park would be actively promoting itself in a positive light. The overwhelming sentiment from those familiar with the property is one of strong disapproval and a warning to avoid it.
For individuals searching under "RV Parks Near Me" who might be considering Overbrook Mobile Home Park for a longer-term stay in a manufactured home, the available reviews offer a clear and strong warning. The severely deteriorated road conditions, the pervasive trash problem, the constant noise disturbances, and the exorbitant and unjustified increase in lot rent all point to a very negative living experience. The advice to "RUN!!!" from a former resident is a powerful indicator of the dire situation as they perceive it.
Prospective residents are strongly advised to heed the warnings in these reviews and exercise extreme caution before considering Overbrook Mobile Home Park as a place to live. Visiting the park in person to assess the conditions firsthand would be essential, but the strong negative feedback suggests that it would be prudent to explore other options in the Gaffney, SC area.
In conclusion, the available reviews for Overbrook Mobile Home Park in Gaffney, SC, paint a concerning picture of a community in significant decline under recent ownership and management. Issues with severely damaged roads, widespread trash, constant noise, and drastically increased lot rent are major red flags. The strong warnings from individuals familiar with the park suggest that it is currently not a desirable living environment. For those searching for long-term housing under "RV Parks Near Me," Overbrook Mobile Home Park, based on this feedback, appears to be a community to avoid.

Overbrook Mobile Home Park Reviews
Terrible now! Very nice until recent ownership changes over the past few years. Now the roads leading in are completely busted up by potholes, trash everywhere due to vacant lots being used as “hang outs” by the local juvenile delinquents, loud music and shouting (cursing) all the time, and lot rent has risen from $75/mon. by original owners to $200 by most recent until Aug. 1 2022 when new management MORE THAN DOUBLED lot rent to $450/month! $200-$450 in one fell swoop. The worse the park gets the more they charge. Don’t walk away from this one…RUN!!!

Jan 16, 2024 · Android JacksonVisited a friend here. Clean. Lots of kids and families. Driveway needs paving due to giant potholes. Homes are only feet away from each other, makes for a claustrophobic experience. Decent place to live if privacy isn't that important to you.
Mar 03, 2020 · Jendanbat 000Once a nice place. Now it should be called Pothole Alley! Drug dealers, unsupervised kids always littering, causing property damage to home/car, etc. People hollering back and forth at all hours. Terrible!
