We have lived here since 2011 our lot rent has increased every year 15.00 to 20.00 with no explanation from this company why. They offer no amenities, example no pool in the park you have to drive to another Bay Shore Community, and then pay to get a key to use their pool. No cable, water or trash offered like some of the other parks tenants pay 100% of everything. For people living on a budget today they take no consideration into the struggles other families might be having and don't even care that most peoples lot rent is becoming higher than their mortgage payments if your purchasing your home. I have also heard a lot of complaints from tenants that are renting, and needing work done on their homes that it is impossible to get a hold of anyone to get a work order in, and when they do it sure is not answered in a timely fashion. This company clearly has a history not just here in Kansas but other states of having high lot rent prices to the point they basically force people into having to let their home go back.Once again got another increase in lot rent an additional $18 more a month and no explanation for the increase. This company clearly does not care about keeping good tenants in their parks, what they're ending up doing is bankrupting their tenants to the point that they have to give up their homes and go find something else cheaper. It's ridiculous when your lot rent is the same price as your mortgage payment. 10/27/202111/9/2024Again another lot increase and for what? Ridiculous 520.67 just to sit your trailer on a small parcel of land. This company is known all over the United States for charging customers way too much in lot rent. They offer tenants nothing for what they pay.

Feb 01, 2025 · Thu NSick cats EVERYWHERE! We moved into roaches, which we had to get rid of ourselves. That took about 3 months. We were 7 months into our lease when we discovered the walls were full of mold. They had to move us out of there and gave us our pick of 2 old trailers even though there were brand new ones vacant. Once we moved into our other trailer we were forced to sign another year lease! The street is a main road and although the speed limit is only 20, people still speed through there. It can get very busy and hard to get out of your driveway at times.

They do not enforce thier own polices on large dogs and allow tenants to have yards and houses that look like a scene from hoarders. Which means those people have bugs and now you and your family have to live and fight bugs thanks to other nasty people.
