Peninsula Point RV & Tiny Home Luxury Resort Introduce
When searching for "RV parks near me" in the Kerens, Texas area, Peninsula Point RV & Tiny Home Luxury Resort, located at 5000 Waterfront Rd, presents itself with a potentially appealing concept. This resort aims to offer a unique blend of RV sites and tiny home living within a waterfront setting. However, it's crucial for prospective visitors and residents to consider all available information, including customer feedback, to form a comprehensive understanding of what the resort currently offers.
One review expresses an initial positive sentiment regarding the resort's concept, suggesting that the idea behind Peninsula Point RV & Tiny Home Luxury Resort holds significant promise. The vision of a beautiful resort with wonderful amenities, potentially combined with the opportunity to purchase lots, could be attractive to those seeking a long-term or seasonal retreat in the Cedar Creek Lake region. The waterfront location further enhances this appeal, suggesting potential access to lake activities and scenic views.
However, the same review raises significant concerns regarding the development and ongoing maintenance of the project. The reviewer expresses a fear that the resort might be a "pump-and-dump" scheme, where initial efforts focus on attracting buyers for lots, followed by a decline in investment and upkeep once sales slow down. This concern is supported by observations made on the resort's website. The "Properties for Sale" section is cited as an example, where listings claimed to be frequently updated lead to real estate pages indicating that the properties are no longer available. This discrepancy could suggest issues with the accuracy and maintenance of the online information.
Further concerns are raised regarding the website's overall maintenance and functionality. The copyright date at the bottom of the website is noted to be outdated, allegedly remaining at 2023 for the current year (as of the time of the review). This lack of attention to detail on the website could be interpreted as a broader lack of focus on maintaining the project's online presence. More critically, the reviewer reports a "404 Error - Page Not Found" on the "Contact" page, which is arguably one of the most important sections for any resort or business. The inability to easily reach the developer or management is highlighted as a significant red flag, potentially indicating a lack of active management or support for the project.
The reviewer concludes by suggesting that the perceived lack of maintenance and the issues with the website might indicate that the developers are disengaging from the project, potentially leading to its decline. This perception, while based on the reviewer's observations, serves as a cautionary note for anyone considering investing in or staying at Peninsula Point RV & Tiny Home Luxury Resort. It underscores the importance of thorough due diligence and potentially seeking current information from other sources before making any commitments.
Another review offers a different perspective, focusing on the physical condition and amenities of the RV park itself. This reviewer states that the park is "not luxury at all," which directly contradicts the "Luxury Resort" designation in the name. According to this feedback, all RV sites are gravel and positioned very close together, potentially limiting privacy and the overall aesthetic appeal. The lack of shade or trees is also mentioned, which could make the sites less comfortable, especially during hot Texas summers. These observations suggest that the reality of the RV park might not align with the expectations set by the name.
While the clubhouse is described as "nice," the reviewer notes that it appears "a lot smaller than pictures show." This discrepancy between online representations and the actual size of the amenities can be disappointing for visitors. The activities available at the resort are also mentioned, with the pool being the primary offering. The reviewer states, "Not much to do there just a pool," which might indicate a limited range of recreational options compared to what one might expect from a resort, particularly a "luxury" one.
The second reviewer also mentions staying in an Airbnb tiny home within the resort. This suggests that tiny home rentals are indeed available, offering an alternative to RV sites. However, the review does not provide specific details about the quality or amenities of these tiny homes, focusing primarily on the RV park aspects and the clubhouse.
Based on the available review information, potential visitors to Peninsula Point RV & Tiny Home Luxury Resort should be aware of the concerns raised regarding the ongoing development and maintenance of the overall project, as indicated by the website issues. Additionally, the description of the RV park as having gravel sites close together with no shade, along with potentially misleading representations of the clubhouse size and limited activities beyond the pool, suggests that the "luxury" designation might not accurately reflect the current state of the facilities. While the initial concept of a waterfront RV and tiny home resort is appealing, it is advisable for prospective guests to seek the most up-to-date information and potentially visit the property to assess whether it meets their expectations.
Given the limited positive feedback and the significant concerns raised in the available reviews, it is challenging to provide promotional information or highlight specific features without potentially misrepresenting the current state of Peninsula Point RV & Tiny Home Luxury Resort. The objective assessment based on the provided information suggests a need for caution and thorough investigation by anyone considering a stay or investment at this property. Potential users searching for "RV parks near me" in Kerens, TX, should weigh these points carefully against their own priorities and expectations.

Peninsula Point RV & Tiny Home Luxury Resort Reviews
The idea of this resort is fantastic. I fear it might be a pump-and-dump by the developers, however -- where they propose this beautiful resort with wonderful amenities and then start selling lots... but once the lot sales start to slow down you find that the developer starts to put less and less effort into the entire project. Take the website as a prime example: Go there and look at the "Properties for Sale" section. There are some listings, and the page claims to be updated OFTEN... but if you click on any of the links for the listings you're taken to a real estate page claiming that listing is no longer available. Hmmmm. Then you look at the copyright on the website (at the bottom) and notice they couldn't even bother to update that one item for the past two years (it says 2023 currently). When you go to the "Contact" page -- possibly THE most important page of any resoft... and you get a "404 Error - Page Not Found". Not being able to reach the developer or proper management is NOT a good sign. It looks like they're done with this project as they feel they're not going to get much more value out of it... so they're more than happy to just walk away and let it crumble. At least, that's the perception they're giving by not maintaining.
Jan 18, 2025 · David GoodThe park itself is not luxury at all. All rv sites are gravel very close together. No shade or trees. Clubhouse looks nice but a lot a smaller than pictures show. Not much to do there just a pool. We did stay in air b&b tiny home.
Jul 04, 2024 · Jennifer PACEThis place has different rentals through Airbnb . Unfortunately lot 49 was the worst Airbnb I've ever stayed atThe bathroom septic smelled horrible . Both sinks clogged and when we ask for help they gave us a plunger and drano and told us to go out behind the RV and pull on levers, didn't work ! The couch was very nasty and the beds were hard as the ground. Be ware the only door that stays shut will lock you out the other door wont stay cclosed unless you lock it. Sooo we got locked out for 3 hours our very first night. The grill had trash in it and our RV was leaking everywhere. I gave the resort a 3stars because the road to get to the resort is really bad . Don't know why they haven't fixed it. The people running this place are the sweetest. Just find another rental other than lot 49. Stinks so bad we could barely breathe or get the odor out of our nose.
Sep 04, 2023 · Marcia PenigarWere visited on a cold and rainy weekend so there's that. But the place was beautiful and Colton, the park ranger, was very nice and super helpful. We had rented spot #13 and it was amazing. Very nice covered area with a picnic table and granite bars on both sides with bar stools and a fire pit with a private fishing dock. We will definitely check it out again next summer. The main road going up to there leaves a lot to be desired. So go slow lol. Overall fantastic place.
Dec 04, 2022 · Sharon MartinThis is a beautiful place to come and relax, swim, fish, and make memories! Bring your own RV, rent an RV or a tiny home! The pool and clubhouse are appointed with grills, a fridge and seating for many.nthe bathrooms and laundry are gorgeous! Oh and the SUNSETS! They are stunning!
