It's okay at best. I lived here for almost 2 years, the former park manager Rose Anne, cleaned up the park pretty nicely. She was strict but ran a tight ship as far as the park community and keeping it clean. The new manager, Kim, who took over in August or so, is mediocre. Of course, she is no Rose Anne, and nobody is expecting her to be. But so far, nothing around the park is being up kept. I've noticed a lot of for sale signs around the park, I don't know if it's from the management change, or just high prices for rent.I have noticed some new neighbors but I found out they're the park manager's family. Everyone I have encountered around the park has been so unfriendly. I work a lot and I'm not usually here. But neighbors seem shady. Sometimes, I'll stroll with my family, but all I get are dirty looks from all the neighbors. And I live right next door to the park manager. Everyone has nothing better to do, it seems, but gossip about neighbors. The first husband, Kim's husband, constantly walks around the park mumbling to himself, always looks mad and annoyed with something and I noticed that anytime people walk around, him and his family seem to get quiet and gossip more. Which I had no idea this was the park manager's family, but then again, walking around in dark clothes at night is normal around this park, I seem to have seen more druggies around.I find it sad that the park runs and thrives off of gossip and hearsay. Not saying that this didn't happen prior, but it's more rampant now.I wouldn't rent here. I would stay clear of this place. Kim needs to fix up the park and keep it to the quality it was at before. I'm sad that she's more worried about her husband's gossiping and keeping her family comfortable.She is family oriented! That's the biggest plus! But otherwise, no other positives. Maybe Kim will do more to help the park!

She always has such a bright smile on her face and is always willing to go the extra mile for her residents. I feel very safe in my home, knowing she is managing the property. Thank you, Rose Anne, for everything you have done for myself and my family thus far and i can't wait to see what you do with the neighborhood next!

From the time I started to live there until currently cosmetically Roseanne the property manager has done alot of great things HOWEVER living in the park is like a high-school drama and she is the main star ! Roseanne is a lovely person until the moment you move in . Over the years I seen neighbors come and go. Every single neighbor I have ever had knew personal information about me before meeting me.Before I had the joys of meeting some neighbors I would know everything wrong with them . Roseanne the park manager lives in the park and spreads personal info like wildfire. We owned our trailer so just moving wasn't an option at the time. Our lot rent was increased every other month. From 2019 until the day I moved out I was receiving letters almost daily about not being a resident all though I was approved by the park signed a lease in 2016 and owned the trailer . The park went as far as trying to file eviction which was dropped assuming because it was fraudulently filed. Several of my neighbors upon making their last payment of purchase on their homes would immediately start receiving complaints that will eventually warrant eviction. For instance my neighbor had a small dog that moved in with her this dog was registered with the park and never a issue the trailer on the right of hers was empty I was the only neighbor however she was told the dog needed to go because I had been complaining this was literally the week she made her last payment on rent to own. I'm not sure what the goal is for this park but purchasing a home to OWN and live HAPPILY in will not happen in Ranch Oak estates. On the day I moved out and into my lovely 4 bedroom 3 bath acre of land. Roseanne left a peace lily on my old doorstep after 3 years of weekly issues and daily gossip.
