Guthrie Mobile Home Park Introduce
For individuals searching within the category of "RV parks near me" for potential long-term housing solutions in the Thonotosassa, Florida area, Guthrie Mobile Home Park, located at 11930 Hazen Ave, presents itself as a community offering "rent to own" options on trailers. However, recent customer reviews provide a stark and critical perspective on the park's management, living conditions, and overall environment, which potential residents should carefully consider.
Thonotosassa, a rural community in Hillsborough County, Florida, offers a more laid-back lifestyle compared to the bustling city of Tampa, which is a relatively short drive away. The location of Guthrie Mobile Home Park in Thonotosassa might appeal to those seeking a quieter, more country-like setting. However, the reviews suggest that the internal environment and management practices of the park may overshadow any potential benefits of its location.
The overwhelming sentiment expressed in the recent reviews is negative, with residents detailing numerous issues that significantly impact their quality of life. One lengthy review provides a comprehensive list of complaints, starting with the misleading advertisement of "remodeled" trailers, which reportedly consist of superficial upgrades like peel-and-stick flooring and a coat of paint. This discrepancy between advertisement and reality is a significant concern for potential residents.
Maintenance and repairs appear to be a major point of contention. The reviewer recounted a struggle to get a collapsing bathroom floor fixed, which took over a week despite the park manager acknowledging the previous faulty repair. This suggests a lack of proactive maintenance and a reluctance to address necessary repairs promptly.
The "rules" within Guthrie Mobile Home Park are described as excessive for a trailer park. The deposit of $2,000 is highlighted as being unusually high, even compared to apartments or houses in the area. This significant upfront cost could be a deterrent for many potential residents.
Financial aspects of living at Guthrie Mobile Home Park also draw criticism. Rent reportedly increased twice within a two-year period. Additionally, the water bill allegedly tripled from an average of $25 per month to $75 per month. The explanation for this increase shifted from a potential leak to the owner charging more for water, with residents being offered the option to pay for a city water hookup if they were dissatisfied. This lack of transparency and the significant increase in a basic utility cost are concerning.
Health and safety issues are also raised in the reviews. Residents reported "rat infestations on several occasions," with management allegedly dismissing it as normal. Termite infestations during the summer were also mentioned, with no apparent attempts at pest control by the management. These issues can significantly impact the comfort and health of residents.
The "rent to own" model advertised by Guthrie Mobile Home Park is heavily criticized. Residents claim that this translates to the management refusing to fix anything, placing the responsibility for all repairs on the tenants from the moment they move in. This contradicts the typical understanding of a landlord's responsibilities in a rental agreement.
Community dynamics also appear problematic, with the reviewer noting that "Everyone knows your business through gossip." This lack of privacy can contribute to a stressful living environment.
Electrical issues within the homes, such as malfunctioning outlets and ceiling fans, were reportedly ignored by the management. Furthermore, overgrown trees allegedly cause frequent power outages during rain, and the management refuses to address the tree maintenance.
While the reviewer admitted to being late on rent during difficult times, they criticized the management's complete lack of willingness to work with tenants and the imposition of a $100 late fee. Additionally, a $24 fee to use a new app for rent payment adds to the financial burden on residents.
The pet policy is also a source of complaint. Despite a strict two-pet limit and a $250 pet deposit deducted after a year of residency, the park manager reportedly has 18 dogs, and stray cats are prevalent throughout the park. This inconsistency in enforcing rules is seen as unfair.
The eviction process described by the reviewer is also troubling. They claim they were evicted for being late on rent, but the park manager and owner allegedly refused to provide information on where or how to pay, ultimately leading to eviction papers being filed.
Another reviewer described Guthrie Mobile Home Park as a "dump" and referred to the trailers as being in condemnable condition. They echoed the sentiment that "rent to own" means the owners will not fix anything, labeling them "crooks, liars and outright slumlords." This reviewer suggests that any positive reviews are likely from individuals connected to the owners.
Based on this overwhelmingly negative feedback, it is challenging to identify any positive environmental aspects, services, or features of Guthrie Mobile Home Park. The reviews paint a picture of neglected maintenance, unresolved safety and health issues, high costs, and problematic management practices.
Given the severe criticisms, it is highly unlikely that Guthrie Mobile Home Park is currently offering any genuine promotional incentives that would outweigh the significant concerns raised by former and current residents. Any advertised "rent to own" opportunities should be approached with extreme caution, considering the reported lack of maintenance and the condition of the trailers.
For local users in Thonotosassa or the broader Tampa area who are exploring "RV parks near me" as a potential long-term housing solution, Guthrie Mobile Home Park should be approached with extreme caution. The consistent and serious nature of the complaints regarding management, maintenance, financial practices, and safety suggest a potentially very negative living experience. Prospective residents are strongly advised to avoid this community based on the available online feedback.
Instead of contacting the provided phone numbers ((813) 731-0423 or +1 813-731-0423) for Guthrie Mobile Home Park, potential residents would be better served by focusing their search on other mobile home parks or long-term living options in the area that have more positive or at least less concerning reviews. The significant deposit, high rent increases, questionable utility billing, and reported health and safety issues at Guthrie Mobile Home Park appear to outweigh any potential benefits of its location or advertised "rent to own" program.
In conclusion, the online reviews for Guthrie Mobile Home Park in Thonotosassa, FL, paint a very negative picture of the community, characterized by poor management, neglected maintenance, high costs, and significant health and safety concerns. Potential residents seeking long-term housing in the area should carefully consider this feedback and likely explore alternative options.

Guthrie Mobile Home Park Reviews
As far as trailer parks go, it's decent. The trailers however are advertised as "remodeled". This consists of Peel and stick floor tiles and a coat of paint at best. I had to fight with the owner to fix a bathroom floor that was falling in, was told by the park manager that the previous maintenance person had not done the floor correctly, and I still had to fight to get it fixed, and this took over a week. I've never seen a trailer park with so many "rules", deposit is $2,000, more than an above average apartment or home. Rent increased TWICE while I lived here for 2 years, the water bill went from average $25 a month to recently $75 a month, I was told we must have a leak and then after several conversations was told the owner was now charging MORE for water, and if we don't like it we can pay to have city water hooked up. Had rat infestations on several occasions, and was told it was normal and everyone had them. During summer the termites invade the houses, still no attempt of anything from management. Homes are supposedly "rent to own", so what this means is you move in, they refuse to fix ANYTHING, they tell you that you're responsible for any repairs. Everyone knows your business through gossip. Had several electric issues in the house (outlet wires not working, ceiling fans malfunctioning). They refuse to cut back any trees so anytime it rains the power goes out. I'll admit to not being a perfect tenant, being late on rent during hard times but I've never lived somewhere where they not only REFUSE to work with you at all, they charge you a $100 late fee if late. It costs $24 to use their new app to pay rent. We did our best to make it a home but it was just too much drama, too many rules and the owner is a crook. They have a strict 2 pet limit, deducted a $250 pet deposit from deposit AFTER living there for a year with pets, but park manager has 18 dogs. There are stray cats EVERYWHERE. I'll give one star for the condition of the park but it's not worth the $2,000 deposit to move in. We were evicted for being late however the park manager couldn't/wouldn't tell us who or where to pay and the owner wouldn't either, they refused to take payment and filed eviction papers.
Oct 02, 2018 · James HintonWhat a dump. Owners are nice when they are convincing you to "rent to own". They are all trailers that should have been condemned many years ago. Rent to own means, they are not fixing anything. It's your problem. They are crooks, liars and outright slumlords. Anyone posting a positive review absolutely has to be related to the owners.
Oct 15, 2021 · Charlie BrownA very nasty trailer park. Old beat-up trailers that have been pieced together many many times that should be condemned. Definitely not up to code. And the people that live there are very questionable. If you're brave go for it. Two definitions of slumlords. Same group owns many of the trailer parks in the area including Camelot and Pleasant Acres and many more
Sep 25, 2021 · Kathleen BaldwinI'm looking for a place to move to and came across this one. I read the reviews and I'm completely floored at the responses from the owner on some.... Bashing someone is not very professional no matter what they say. As a business you have to conduct yourself in a certain manner and this just does not look good AT ALL. If you want to get rid of the negative comments have tenants whom are happy leave reviews so that the good out weighs the bad, people know some people you just can't please and do not stop at one or 2 negative reviews.... Again, I am flabbergasted! I'll keep scrolling as I'm sure many probably do...
