RHP Properties Introduce
If you are searching for "RV parks near me" in the Farmington Hills, Michigan area and come across RHP Properties, located at 31200 Northwestern Hwy, Farmington Hills, MI 48334, USA, it is important to understand that RHP Properties is a large management company that oversees numerous mobile home communities across various states, not just a single park at this Farmington Hills address. The address listed appears to be a corporate office. Therefore, when considering RHP Properties as a potential housing option, it is crucial to look for specific communities managed by them within the Farmington Hills area or nearby locations and to seek information relevant to those particular communities.
The publicly available reviews for RHP Properties, while not specific to a location in Farmington Hills, offer insights into the experiences of residents in communities managed by this company in other states. These reviews raise significant concerns regarding management practices, communication, and the overall quality of living in some of their communities. It is essential for prospective residents in the Farmington Hills area to be aware of these experiences, even though they may not directly reflect the conditions of a specific RHP-managed community in their vicinity.
One review from a resident at West Glen Village in Indianapolis, who had lived there for ten years, paints a very negative picture. The resident describes the management as "very rude, untrustworthy, harasses the tenants," and lacking "compassion or empathy for its long term residents." This feedback suggests potential issues with tenant relations and the overall management style in at least one RHP-managed community. The reviewer also mentions receiving an "eviction notice with out no warning or reason," indicating potential problems with communication and due process.
Furthermore, the Indianapolis resident highlights concerns about the increasing cost of living, stating, "No improvements are made but lot rent keeps going up every year. Lot rent is highest in state at $691 + water and sewer which makes it around $800 a month. We are on fixed incomes And get paid only once a month, which falls after the late payment is accessed so we pay." This points to potential issues with affordability, especially for residents on fixed incomes, and a perceived lack of reinvestment in the community despite rising costs.
Another review comes from a resident in an RHP Properties community in Lake Wales, Florida, who had lived there for fifteen years, initially under different management (ARC). This long-term resident reports that since RHP Properties took over, "have done no improvements will not get back the security gate that was here in the early 90’s." This again suggests a lack of investment in community enhancements and a potential decline in amenities. The reviewer also mentions that the "2 maintenance people are on the grounds and do nothing!" implying dissatisfaction with the maintenance services provided.
The Florida resident's experience also includes allegations of harassment by management after their home sustained damage from a natural disaster. They state, "Well I have been harassed by management. And trying to assess fees on my lot rent cause they typed a letter to tell me that these damages needed to be fixed faster then what I can have done or afford to. When I asked management about it they say they can do whatever they want! I can access whatever charge I want to to your lot rent." This is a serious accusation, indicating a potentially adversarial relationship between management and residents, especially during times of hardship.
Given these concerning reviews from residents in RHP Properties-managed communities in other states, it is crucial for anyone considering an RHP-managed community in the Farmington Hills area to be especially diligent in their research. The experiences shared by residents elsewhere highlight potential risks related to management practices, communication, maintenance, and the handling of resident issues.
To find specific mobile home communities managed by RHP Properties in or near Farmington Hills, prospective residents should contact the company directly at the provided phone number, (248) 626-0737 or +1 248-626-0737, and inquire about their local communities. It is essential to ask for the addresses of these specific communities to conduct further research and potentially visit them.
Once specific RHP-managed communities in the Farmington Hills area are identified, potential residents should attempt to gather information specific to those locations. This could include seeking online reviews that specifically mention those communities, visiting the communities to observe their environment and upkeep, and if possible, speaking with current residents to get their firsthand experiences.
When visiting an RHP-managed community in Farmington Hills, prospective residents should pay close attention to the overall condition of the park, including the roads, landscaping, and any common areas. Observing the state of the mobile homes and the general atmosphere of the community can provide valuable insights. Inquiring about the amenities offered, the frequency of maintenance, and the procedures for addressing resident concerns is also crucial.
It is also important to ask about the lot rental fees, any additional charges (such as water and sewer), and the frequency of rent increases. Understanding the full cost of living in the community and comparing it to other options in the area is essential for making an informed financial decision, especially for those on a fixed income.
Prospective residents should also inquire about the management's on-site presence, the availability of an office for resident interactions, and the responsiveness of the management to resident issues. The negative reviews from other states underscore the importance of assessing the quality of management in any RHP-managed community under consideration in Farmington Hills.
Currently, there is no information available regarding specific promotional offers for RHP Properties communities in the Farmington Hills area. Anyone interested in such information should directly inquire with the management when contacting them.
In conclusion, while RHP Properties has a corporate presence in Farmington Hills, it is primarily a management company overseeing numerous mobile home communities. The publicly available reviews from residents in other states raise significant concerns about management practices, community maintenance, and affordability. Therefore, local users searching for "RV parks near me" who encounter RHP Properties should not assume that these reviews directly reflect the conditions of any specific RHP-managed community in the Farmington Hills area. It is imperative to contact RHP Properties directly to identify their local communities, conduct thorough research specific to those locations, visit the properties, and if possible, speak with current residents to form an objective assessment before making any decisions. A cautious and well-informed approach is strongly recommended.

I reside at west glen village in Indianapolis, iHave been here 10 yearsThis place is a joke, management is very rude, un trustworthy, harasses the tenants,Has no compassion or empathy for its long termResidents. Maybe if corporate treated them better they would treat their tenants better. We do pay their salaries.I received a eviction notice with out no warning or reason as to why. When contacted management they(Claudio ) was very rude and evasive. No improvements are made but lot rent keeps going up every year.Lot rent is highest in state at $691 + water and sewer which makes it around $800 a month. We are on fixed incomesAnd get paid only once a month, which falls after the late payment is accessed so we pay
Apr 04, 2025 · Debbie PettryThe Community in Lake Wales Florida is poorly run. First off I have lived here for 15 years when it was under ARC and after going to RHP Properties have done no improvements will not get back the security gate that was here in the early 90’s. 2 maintenance people are on the grounds and do nothing! They contract out for someone to do the pools and maintenance of the grounds ( meaning the front entrance) I have ALWAYS paid my rent on time and kept up with my home. But since a national disaster ( Milton) hit Polk County in October and I received damage of my home and have asked for assistance with FEMA and I put in writing that I am waiting for funds! Well I have been harassed by management. And trying to assess fees on my lot rent cause they typed a letter to tell me that these damages needed to be fixed faster then what I can have done or afford to. When I asked management about it they say they can do whatever they want! I can access whatever charge I want to to your lot rent
Feb 11, 2025 · Cheryl ClarkIf I could give zero stars, I would. Melissa, the regional manager for RHP properties, is extremely rude and argumentative. She has no professionalism and treats tenants with complete disrespect. Abby at cloverleaf is just as bad—she constantly argues with residents and writes people up for violations that aren’t even in the lease agreement. It’s clear that certain tenants are held to a higher standard than others, which is completely unfair. The management here is a nightmare, and I would strongly recommend looking elsewhere unless you want constant headaches.
Mar 20, 2025 · Samuel WarnerThese are the owners of the property, I moved in to a home on this property in October of 2022, always paid my rent on time or a little late, it always got paid though. I have Multiple Sclerosis and had to stop working because of my disability. I discussed with the leasing office that what I'm going through and that I will get them the money I owe them, that I'm a disabled vet and I'm just waiting on the proper paperwork to be filled out. long story short, they didn't work with me and evicted me from the home I bought and fixed up. gave me 1 hour when I came with my u-haul to get all the stuff I put into the home that I bought, then they kicked me off the property and I relied on a friend and his daughter to load the U-Haul. I explained to the lawyer that I'll make arraignments to pay what I owe, that the shed that I custom ordered is not mine and I need to empty it so the people can come and get it since I don't own it. my friend shows up to empty it and oak Grove already broke my lock and went through my stuff and put a different lock on it. If this is how they treat disabled vets, is this somewhere you want to raise a family? Feel free to share and re post so everyone can see how this organization treats disabled homesexual vets.
Nov 07, 2024 · Marty RamosMeadowview farms in Muncie Indiana… Keep raising the lot rent and nothing to show for it. Potholes every where. All the speed bumps are broken and or missing. All the trailers here are eye sores. Missing skirting. Broken blinds. Nothing is enforced. Loose dogs constantly. Trash blowing around every where. Stray inbred cats. Crappy neighbors. Lot rent is now 430 a month. Been steady raising. Just keeps getting higher and higher and not a thing to show for it.
