Sun Communities/Sun Outdoors Introduce
For local users searching for "rv parks near me" in the vicinity of Southfield, Michigan, Sun Communities/Sun Outdoors, with a listed address at 27777 Franklin Rd, Southfield, MI 48034, and contact numbers (888) 886-2477 and +1 888-886-2477, warrants careful consideration based on recent customer feedback available online. While Sun Communities/Sun Outdoors is a well-known entity in the RV and manufactured housing sector, it's crucial for local users to examine specific location reviews to understand the environment, services, and features offered at this particular address.
When looking for "rv parks near me," individuals typically seek well-maintained facilities, a range of amenities suitable for recreational vehicles, a pleasant and safe environment, and a positive community atmosphere. However, the limited reviews available for this specific Southfield, Michigan location of Sun Communities/Sun Outdoors raise significant concerns that potential local users should be aware of.
Environment and Scenery:
The provided reviews for Sun Communities/Sun Outdoors in the Southfield, Michigan area do not offer positive descriptions of the environment. One reviewer explicitly states living "next door to a garbage dump" for over a month, and a subsequent update indicates that this issue has persisted despite communication with the office. The presence of "rotted wood" that was not cleaned up even after an extended period further suggests potential neglect in maintaining the cleanliness and aesthetic appeal of the property.
Another reviewer who stayed at a Sun RV resort in Haines City (potentially a different location but still under the Sun Communities/Sun Outdoors umbrella, indicating potential inconsistencies across their properties) described it as a "trailer park" rather than the advertised "RV resort." This suggests a discrepancy between the marketed image and the actual environment, possibly characterized by a less transient and more permanent residential feel, which may not align with the expectations of short-term RV travelers.
The negative descriptions of a persistent garbage issue and the characterization as a trailer park with a lack of resort-style upkeep should prompt local users seeking "rv parks near me" to investigate further the actual environment of the Southfield location.
Services and Amenities:
The reviews provide critical feedback regarding the services and amenities, both directly for the Southfield location and indirectly through the experience at another Sun RV resort:
- Maintenance and Cleanliness: The ongoing issue with the "garbage dump" next to a resident's property and the failure to clean up "rotted wood" over an extended period point to potential shortcomings in the maintenance and cleanliness standards at the Southfield location.
- Amenity Availability and Quality: The reviewer who stayed at the Haines City location reported "poor amenities," with the "pool in maintenance all the time" and the "clubhouse always close." The "dog park and trash place" were described as "horrible." These issues suggest potential problems with the availability, upkeep, and quality of amenities at properties under the Sun Communities/Sun Outdoors brand.
- Community Standards and Management Response: The complaint about permanent residents who "don't give a $#@ about travelers and respect of the rules" and the manager's inability to address these issues raises concerns about the community environment and the effectiveness of the management in ensuring a positive experience for all residents, including RV travelers. The fact that the Southfield location is reportedly "renting out a room to people" also raises questions about the nature of the community and whether it primarily functions as a traditional RV park.
Typical RV parks often offer a range of amenities such as full hookups (water, electricity, sewer), laundry facilities, restrooms and showers, recreational areas (pools, clubhouses, playgrounds), and designated pet areas. The negative feedback suggests that these may be lacking, poorly maintained, or not readily accessible at some Sun Communities/Sun Outdoors locations, including potentially the one in Southfield.
Features and Highlights:
Based on the limited and negative reviews, it is challenging to identify positive features or highlights of the Sun Communities/Sun Outdoors location in Southfield from the perspective of someone searching for "rv parks near me." The recurring themes in the feedback point to significant drawbacks rather than advantages.
Potential local users might need to seek additional information from other sources to ascertain if there are any redeeming features of this specific location that are not mentioned in the provided reviews. However, the initial feedback does not paint a favorable picture.
For those specifically looking for "rv parks near me" that offer a resort-like experience with ample amenities and a well-maintained environment, the reviews suggest that the Sun Communities/Sun Outdoors location in Southfield, and potentially other properties under the same brand, may not consistently meet these expectations.
Promotional Information:
The provided information does not include any promotional details for the Sun Communities/Sun Outdoors location in Southfield. Given the negative feedback regarding the environment and amenities, it is possible that there are no active promotions being highlighted in the limited information available.
Local users are advised to be cautious of any marketing materials that portray a resort-style experience without verifying the current conditions and amenities through recent, location-specific reviews or by visiting the property in person, if possible.
Customer Reviews Analysis:
The two available customer reviews, while limited, provide significant negative feedback:
- The first review from a resident at the Southfield location details a persistent issue with a "garbage dump" next door, the slow response to maintenance requests (taking two years to remove car batteries), and the allowance of room rentals, questioning the community's nature and the impact on residents who maintain their properties.
- The second review, referencing a stay at a Sun RV resort in Haines City, criticizes the property for being a "trailer park" with "no activities," "poor amenities," a constantly in-maintenance pool, a closed clubhouse, and a "horrible" dog park and trash area. It also mentions a negative experience with permanent residents and ineffective management.
While the second review pertains to a different location, it raises broader concerns about the consistency of quality and the potential for discrepancies between marketing and reality across Sun Communities/Sun Outdoors properties. The direct feedback regarding the Southfield location is particularly concerning for local users seeking a pleasant and well-maintained "rv park near me."
Conclusion:
Based on the limited but strongly negative customer reviews available online, local users searching for "rv parks near me" in the Southfield, Michigan area should approach Sun Communities/Sun Outdoors at 27777 Franklin Rd with significant caution. The feedback highlights serious concerns regarding the environment (persistent garbage issues), maintenance (unaddressed cleanliness problems), amenities (poor quality, lack of availability), and community atmosphere (potential conflicts with permanent residents, ineffective management). The characterization of another Sun RV resort as a disappointing "trailer park" with misleading marketing further suggests the need for thorough due diligence.
Potential local users are strongly advised to seek additional, recent reviews specifically for the Southfield location, and if possible, to visit the property in person to assess the current conditions and amenities before making any decisions. Contacting the provided phone numbers, (888) 886-2477 or +1 888-886-2477, to inquire about the park and its offerings is also recommended. However, the serious allegations made in the existing reviews should be carefully considered when evaluating Sun Communities/Sun Outdoors as a viable option for "rv parks near me" in Southfield, Michigan. It may be prudent to explore alternative RV parks in the area that have received more positive and specific feedback regarding their environment, services, and overall quality.

Sun Communities/Sun Outdoors Reviews
For over a month (again) I live next door to a garbage dump.UPDATE: In response to your reply I have been contacting the office about these issues of the trash next day since they have moved in. They write them up and they pick up one item and nothing ever happens after that. It took two years to have them clean up three car batteries sitting on the property but they still left the rotted wood. Now they are renting out a room to people. How is this allowed in a community? Why should people who keep their yard nice have to look at this dump and be embarrassed to invite family over?
Nov 23, 2024 · Sara RobertsBook for a month in your sun RV resort in Haines city and find out that it was a trailer park, no activities, poor amenities, pool in maintenance all the time, clubhouse always close, dog park and trash place horrible. Your selling your place like a RV resort but 90% of sites are permanent folks that don't give a $#@ about travelers and respect of the rules. We waste our time here and manager cannot do anything.
Feb 24, 2025 · Nick RoyIt’s a shame when I first became a resident of the communities it looked reasonable to live in. Unfortunately working with “management” on this property has been a nightmare. From projects half completed, to bad construction and maintenance of the roads being completed and photo documented. I made a large 8 page documentation of the condition we moved into this place and made sure to document anything that was wrong. So as to not be held responsible for said damage from the prior tenant. An example was a dishwasher that was thick with cigarette tar that wasn’t going to initially be replaced, but after I pressured the management office finally was.Yesterday I spoke to “Mike the manager” who instead of taking my issue seriously attempted to gas light me and blame me for the problem of poor communication. Letting me know that the construction improvements being made to some sidewalks wouldn’t affect me. Which was a lie, he also stated he went to everyone affected, also a lie, which again was a shame. I attached a photo showing the actual removed pavement. I gave him anecdotal observations and he immediately got defensive, when asked about what lot I lived on I was attempting to guess, he cut me off mid sentence and didn’t even let me finish saying which I lived on. Stating “you’re not affected” in a very aggressive and condescending tone.Funny thing, I found a section of pavement removed from in front of my “home”. With no notification. The last time we were informed of any kind of improvements we also were given half the information and I had to speak with the office and get an email showing the “map” of the improvements. The flyer communication given to residents contained a dozen errors from inaccurate dates to spelling and grammar errors. Not difficult spelling/grammar errors, but simple ones. So professionalism seems to be a problem with office staff.Instead I as a resident must play detective and figure out what’s happening , if there is a chance to be towed, fined, or prevented from accessing our driveway. With someone who has a physical disability this is both frustrating and disappointing. As I don’t suspect I will get any response I will the photo I took of the site with the removed sidewalk. It’s my opinion if you have an entire street affected as in this case, each resident should be informed of said construction. Even if it’s not directly in front of their “home”.Being a good tenant and paying your rent/property fees on time simply isn’t enough it seems. So if you have an opportunity to not live in a place managed by this company I strongly recommend it.
Sep 06, 2024 · Anthony TrevinoShould have rented a Beal home instead of locking myself into a buying a home… Arbor Woods I know is notorious for not be reachable or the office being open when it’s supposed to be. I am Shocked to learn the parent company, Sun Communities, is nothing but the same! What a shame!Staffing changes apparently, maybe they are in over their heads.
Apr 28, 2025 · Carole HI am a proud homeowner in one of your communities. I have had a few concerns that have been taken to our clubhouse, and have called our manager on a few occasions. Sadly......COVID gets the blame for reasons of my concerns. That's where Sun Communities corporate office has came in. I called last week and was told I would receive a follow up phone call. I have yet to receive one. I called a couple times today and your phone rings and rings and rings! Then, even on one occasion the phone was answered and I was hung up on. I even left a voice mail as well. Is there a secret or a special way to get someone to return my phone call? Just wondering???????
