Ridgebrook Hills Introduce
If you are searching for "RV parks near me" in the Fort Wayne, Indiana area and are considering long-term residential options, it is crucial to thoroughly research potential communities. Ridgebrook Hills, located at 2737 W Washington Center Rd, Fort Wayne, IN 46818, USA, can be contacted at (260) 489-5122 or +1 260-489-5122. However, publicly available reviews paint an extremely concerning picture of this mobile home park, highlighting significant issues with management, maintenance, safety, and overall living conditions.
One detailed and highly critical review from a concerned parent whose daughter resides in Ridgebrook Hills outlines a multitude of problems experienced within just over three months. The reviewer expresses being "Very disappointed in this place," citing "horrible" service and significant maintenance neglect. Specific issues include flooring bubbling up, a leaking roof causing water damage in kitchen cabinets, and a lack of heat for almost two weeks during winter due to the management's failure to address the problem. Furthermore, the kitchen sink has reportedly been unusable since move-in due to drainage issues, forcing the resident to wash dishes in the bathtub. Despite repeated requests, management allegedly failed to resolve these problems and suggested the tenant should pay for repairs to issues that existed before she moved in. The furnace also reportedly stopped working for the second time since the daughter moved in, necessitating the use of portable heaters and a heated blanket.
Adding to the alarming living conditions, the reviewer states that their daughter has had problems with mice and cockroaches since moving in, and management has allegedly told her that pest control is her responsibility, despite the issues being present prior to her occupancy. The reviewer laments the inability to break the lease due to financial constraints, especially considering the high rent (almost $900 plus additional expenses) compared to a previous, problem-free apartment that was $200 less per month. The primary reason for the move was proximity to work, but the reviewer expresses deep regret over the living situation, emphasizing the lack of safety and happiness for renters. The review concludes with the firm intention to move out as soon as the lease expires.
Another lengthy and deeply critical review from a long-term resident (30 years in "Valley homes mobile home court," presumably the former name or a related entity) further corroborates the severe issues at the park. This reviewer details a decline in management and living conditions following multiple sales of the property in the past two years, each accompanied by rent increases without corresponding improvements. Promised road repairs and streetlights have not materialized, and concerns are raised about unaddressed dilapidated trailers and a lack of background checks on residents, with the reviewer claiming knowledge of felons living in the park. Security is a major concern, with reports of daytime break-ins, yet promised security measures have not been implemented. The reviewer also notes issues with poorly maintained yards and problems within some of the "new homes" in the park.
The long-term resident recounts repeated failures in communication with the management office, stating that calls are rarely answered, and messages are not returned. Specific examples of mismanagement include a neighbor's yard being torn up for three months after a shed removal issue was mishandled. The reviewer strongly advises against moving into the park, citing personal plans to sell their own home and move due to the deteriorating conditions. Further updates from this resident confirm the continued lack of security and unresponsive management. Tragically, this reviewer later reports being hospitalized and then served with an eviction notice despite having paid rent, followed by a billing error that falsely claimed they owed $1000. Even more disturbingly, a subsequent update mentions a shooting in the park at 10:00 PM, with three shots fired near their residence, underscoring the urgent need for the repeatedly requested security measures. The reviewer states they have contacted investors, the Better Business Bureau, and housing authorities for mobile homes, pleading with others not to move into the park and describing the manager as a "joke" who is never available or responsive.
Adding another layer of concern, the long-term resident shares the experience of neighbors who moved out after only six months, breaking their lease due to the lack of security, drug dealing, and excessive noise. These former residents reportedly hired an attorney to document their unsuccessful attempts to contact the management regarding these issues and had to pay for their own repairs without reimbursement, despite paying a high rent of $1145 per month.
Based on these overwhelmingly negative and detailed accounts, Ridgebrook Hills appears to be a mobile home park with significant and systemic issues. Potential residents should be extremely cautious and seriously consider these experiences before making any decisions. The reported problems span critical areas such as:
- Poor Management and Lack of Responsiveness: Multiple reviewers highlight the difficulty in contacting management, the failure to address maintenance requests, and a general lack of concern for tenant well-being.
- Neglect of Maintenance: Issues like leaking roofs, unusable sinks, and malfunctioning heating systems are reported as being ignored or inadequately handled by management.
- Pest Infestations: Problems with mice and cockroaches are mentioned, with tenants allegedly being held responsible for issues that predated their occupancy.
- Safety and Security Concerns: The lack of security despite repeated requests and a reported shooting incident raise serious concerns about the safety of residents.
- Questionable Rental Practices: Allegations of charging tenants for pre-existing repairs and unexplained billing errors are troubling.
- Deteriorating Community Standards: Concerns are raised about unmaintained properties and a lack of enforcement of community rules.
For individuals searching for "RV parks near me," it is crucial to understand that Ridgebrook Hills appears to be a long-term residential mobile home park and not a facility for short-term recreational vehicle stays. The issues highlighted in the reviews are specific to the experiences of long-term tenants.
Given the severity and consistency of the negative feedback, there is no basis for presenting any positive promotional information for Ridgebrook Hills based on the available online reviews. Instead, the overwhelming message from former and current residents is one of disappointment, frustration, and significant safety concerns.
In conclusion, the publicly available reviews for Ridgebrook Hills in Fort Wayne, IN, paint a dire picture of a poorly managed, unsafe, and poorly maintained mobile home park. Potential residents are strongly advised to exercise extreme caution and thoroughly explore alternative housing options in the area. The numerous serious allegations regarding management negligence, safety issues, and inadequate living conditions should not be taken lightly.

Ridgebrook Hills Reviews
Very disappointed in this place. My daughter has lived here little over 3 months. It's was a very nice looking trailer. But the service is horrible. And the flooring is starting to bubble up everywhere. When we had a big rain, the roof leaked and water was everywhere in the kitchen cabinets. It's been winter- she's not had heat for almost two weeks because no one will come out and fix it. She hasn't been able to use her kitchen sink since she moved in because it will not drain-she has to wash her dishes in the tub, they come out and say well idk what to do will come back later and never do. Then they expect her to pay to fix it when she is renting the place and the issues were there before she moved in they should have had them fixed. This is the second time the furnace has stopped working since she moved in. We had to bring her portable heaters and a heated blanket. She's had mice and cockroaches since she moved in and it's getting warmer they are starting to emerge. They said it's on her to control them even though they were there before she moved in. If I could get her out of there I would but we do not have the money to sever the lease. She had a nice apartment with no issues that rent was two hundred dollars less. Rent being almost 900 plus all the other crap she has to pay that place should have no issues. Only reason she moved was to be closer to work. Very sad a place is charging so much and does not even keep the renters safe and happy. As soon as her lease is up she is out of there.
Mar 24, 2025 · Melissa HarperI am writing this on December Hello, I have lived in Valley homes mobile home court for now 30 years it has been sold three times in the last 2 years. Every time they sell it they up the rent in here. And they don't do anything. We were supposed to get the roads fixed, street lights put in, some of these trailers that need to be condemned, they're not checking backgrounds. I know people in here that are felons. We were promised security because people's homes are getting broken to during the daytime . And we have people whose yards are terrible grass is so high and their decks look like garbage. I would not recommend this place to anyone. They have new homes in here and some of them I've got problems inside the home. And we have expressed how much we need security. At one time we had sworn security. They were the best security that we could have we didn't have kids walking around smoking and doing dope in the street at midnight. In the field by where I live kids go over where the pine trees are and are lighting fires up sitting around smoking. I am so sick of this place and their lies. When you call to complain about something you don't get a real person you leave a message and they never returned your call. One guy's yard is all tore up because someone was trying to take the shed out because there was a mistake in communication with the people he bought it from . And they were supposed to come and fix his yard dad has not been done yet and that was 3 months ago. So take my advice and I live alone and I own my own home the don't move in here. You will regret it. I think I am going to put mine up for sale and find me another place to live I have put a lot of money time and effort in keeping my home nice. And my yard so just a little advice don't buy or rent a mobile home in this trailer court. And this is my home 🏡 I also take care of the guard rail trimming !! Hello again nothing has changed in here. We still have no security, you call the office no answer and leave a message no call back. And when it comes spring I am moving out of here. I'm going to have to sell my home. I was in the hospital 10 days and when I came home I had an eviction notice. I paid my rent before I went in the hospital on the 5th. Also when I got my statement the next month it had I owed $1,000. And when I was sent home from the hospital I was supposed to stay off my feet and I was on oxygen period supposed to be on bed rest. So because they didn't answer the phones I had to drive up to the office concerning this matter. And I got it straightened out. She said it was her mistake. This is not a good place to live! I am writing this on December the 17th. There was a shooting in here last night and you could hear it at 10:00 there was three shots fired. And from what I'm understanding it was right over by where I live. Apparently three people were involved. That's why we have asked for security and we still do not have it! What does it take another murder in here? I have even called one of the investors and got no answer back. I have emailed them no response back. We have to live in here. And I have called the Better Business bureau, I called the housing authorities for mobile homes. Please don't move in here! And the manager what a joke. Never in the office, never answers the phone, never returns phone calls! If I could afford it I would move. Because this place is really nothing but trash anymore. The people across the street from me moved in and only lived there 6 months and broke the lease and they moved out. And the lady told me that she got an attorney and he has her phone where she has called the office and where she has emailed them and got no replies back. And she pays $1,145 a month rent. And she had to buy her own storm door and have it installed. She had to pay for the leaks in the trailer and was never refunded a penny. And she moved out of here because of no security and drug dealing going on. And music so loud and her husband works. So I don't know what we're going to do about all this I know another couple have called and reported
Dec 20, 2024 · Judy Burford RiveraIf you’re looking to find a home this definitely isn’t it. Was canceled on or blown off 5 times for a tour, First one- no show, second time- reschedule, third time - was told it had accepted a tenant 15 minutes prior to showing; 2 months later attempted again because the property went back on market and was canceled on due to them not having the keys ? fifth time, as you guessed it, blown off. there’s a big lack of communication and professionalism and the rent isn’t justified, especially with how out of shape this place has become.
