Riverlawn Manufactured Home Community Introduce
If you are exploring "RV parks near me" as a category for finding potential long-term living arrangements, you might come across various types of communities, including mobile home parks. Riverlawn Manufactured Home Community, located at 8215 Stoner Rd #530A in Riverview, FL 33569, is one such community. To help local users understand what it might be like to live here, it's important to consider the information available, particularly the experiences shared by current and former residents.
Based on recent reviews, it appears that Riverlawn Manufactured Home Community is facing significant challenges that potential residents should be aware of. Multiple reviews paint a concerning picture regarding the management, maintenance, and overall living conditions within the community.
One recurring theme in the feedback is the issue of rising costs without corresponding improvements in services or amenities. A resident reported, "Rent is raised every year. This year, trash is being raised along with rent. Lawn privileges have been taken away. We all are now having to buy individual lawn equipment and nowhere to store it. No real improvements are being made." This suggests a trend of increasing financial burden on residents, coupled with a reduction in previously included services like lawn maintenance.
Furthermore, there are serious allegations concerning essential utilities and infrastructure. The same review mentions, "Half the time we don't have running water. Sewers are always backed up." These are critical issues that can significantly impact the quality of life for residents, raising concerns about the basic habitability of the community.
Safety and security within Riverlawn Manufactured Home Community are also brought into question by resident feedback. The review states, "Drug deals are going on everywhere. Trees are not maintained and are hazards. Poor lighting all through the park, which results in a lot of bad mischief. Scary!" These are serious allegations that suggest potential safety concerns and a lack of adequate maintenance of the community's physical environment.
The responsiveness and conduct of the management appear to be another significant area of concern for residents. One reviewer shared a negative interaction with the manager, stating, "MANAGER AT RIVERLAWN HAD THE AUDACITY TO CUT ME OFF WHILE IM EXPLAINING TO HER THE DAMAGE THAT HAPPENED TO MY TRAILER WAS THROUGH THE TREE REMOVAL COMPANY THAT SHE HIRED NOT THE HURRICANE, INSTEAD OF LISTENING TO ME SHE TOLD ME TO GET OFF MY PROPERTY.. THE PROPERTY I PAY FOR EVERY MONTH." This account suggests a lack of empathy and unprofessional behavior from the management.
Further complaints regarding management include inconsistent communication and a failure to address maintenance issues promptly. The same reviewer noted, "CONSTANTLY SHUTS WATER OFF THEN SENDS NOTICE HOURS AFTER ITS ALREADY OFF HECK SHE EVEN SENDS THEM OUT DAYS AFTER THE FACT, NEVER FIXS THE SEWAGE ISSUES BUT HAS NO ISSUE UPPING THE BILLS FOR OTHER STUFF." This indicates potential mismanagement of essential services and a lack of effective communication with residents.
The physical appearance and upkeep of individual lots and common areas also seem to be problematic, according to resident feedback. The initial reviewer mentioned, "Requests for approval to improve my lot go unanswered. Boarded up windows, mold, & weeds up to knees with neighbors. Residents now parking in their yards and grassy areas." This paints a picture of a community where property maintenance is not consistently enforced, potentially leading to a decline in the overall aesthetic and potentially affecting property values.
The collective sentiment expressed in the reviews is one of disappointment and frustration. The reviewer who shared the negative interaction with the manager concluded, "I HAD SUCH HIGH HOPES LIVING HERE. CHRISTMAS WOULD BE ONE YEAR AND NOW IM READY TO LOOK FOR SOMEWHERE ELSE. THIS IS NOT OKAY. DO BETTER. SERIOUSLY." This powerful statement underscores the significant dissatisfaction experienced by at least some residents.
In response to one of the negative reviews, a comment attributed to the "Park Manager" requested insurance information related to damage caused by a tree removal company. While this indicates some level of engagement with online feedback, the initial complaint suggests that this information was not readily provided, leading to "unnecessary headaches" for the resident. This exchange further highlights potential communication and accountability issues.
Given the overwhelmingly negative nature of the recent feedback, it is challenging to objectively highlight positive features or services at Riverlawn Manufactured Home Community based solely on this information. The concerns raised by residents are significant and touch upon fundamental aspects of community living, including cost, essential utilities, safety, management responsiveness, and property maintenance.
Prospective residents who are considering Riverlawn Manufactured Home Community, perhaps after searching within the "RV parks near me" category and encountering this option, should carefully weigh the issues raised in these reviews. It is strongly recommended to conduct thorough due diligence, which may include:
- Contacting the management directly at (813) 214-5696 or +1 813-214-5696 to inquire about the current conditions and address the concerns raised in the reviews.
- Visiting the community in person to assess the environment, maintenance levels, and overall atmosphere.
- If possible, speaking with current residents to gain a more comprehensive understanding of their experiences.
- Reviewing any additional online feedback or ratings from other sources.
It is important to note that the information presented here is based on the limited reviews available and may not represent the experiences of all residents. However, the consistency and severity of the issues raised warrant careful consideration by anyone thinking of moving into Riverlawn Manufactured Home Community.
At this time, there is no promotional information available based on the provided data. Potential residents would need to contact the management directly to inquire about any special offers or incentives.
In conclusion, while Riverlawn Manufactured Home Community is located in Riverview, Florida, and may appear in searches for housing options near you, the recent resident feedback raises significant concerns regarding the community's management, maintenance, safety, and essential services. Prospective residents are strongly advised to conduct thorough research and due diligence before making any decisions.

You refusing and them refusing is dragging this out.
Oct 24, 2024 · Chastity GirardI've lived her since October 2023. Since the short time I've been her there has been a lot improvements. The grass in the common areas always cut and well maintained. Management changed shortly after I got here which definitely helped. This property is right on the Alafia River with a nice dock to fish from and docks to store your boat.
Mar 07, 2024 · Robert TyreeThe new park manager, Julia is beyond amazing. She is very responsive, good communicator, has done a lot to improve the community and grounds. Her people skills are admirable. It’s a lot better place to live now that she’s here. I hope she never leaves.
Mar 15, 2024 · Sheila BaileyI have lived in this mobile park community going on 2 years the first year was rough with the management, but after Julia took over this place has transitioned into such an amazing place to live peaceful, family oriented, just a great environment overall I highly recommend it here.
