Waterside Introduce
For individuals exploring "RV parks near me" in the Gibsonton, Florida area and considering mobile home living, Waterside, located at 8536 Honeywell Rd #3, Gibsonton, FL 33534, is a community to consider. They can be contacted at (813) 374-6834 or +1 813-374-6834 for inquiries. However, recent resident feedback presents a stark contrast in experiences, which warrants careful consideration.
One detailed and highly concerning review describes extremely poor living conditions that led to the resident being forced to leave their home, allegedly losing all their possessions. The resident claims their home was infested with German cockroaches, which purportedly caused their dogs to become very sick. Furthermore, they report that both they and their children experienced constant illness and hospitalization due to severe issues such as sewage backup, termite infestation, and contaminated water. The reviewer states that this list of problems is not exhaustive, indicating a multitude of serious habitability concerns.
This resident also alleges a complete lack of responsiveness from the management, stating that their emails and requests for help were ignored. They further detail a dispute over their security deposit, claiming that management stated the paperwork for its return had been submitted, including a specific FedEx delivery date and time, but that no check was ever produced for them to pick up. The reviewer asserts that this failure to return the deposit is against Florida law and that they are still awaiting its return after sending a formal letter to the management office at Waterside. The review mentions that the park is purportedly owned by Glenn Pearson, suggesting that his company should honor the deposit.
In addition to the habitability and deposit issues, the same resident recounts an instance where their sons helped clean and paint two units for a payment of only $80, which they describe as improper labor wages. They express concern that the existing problems within the park will worsen if not addressed and emphasize the urgent need for help for the residents, stating that the current situation is not legal and needs to stop.
This lengthy and severe review paints a picture of a mobile home park with significant infrastructure and pest control problems, unresponsive management, and potentially unlawful practices regarding security deposits and labor. Such allegations should be taken very seriously by any potential resident.
In stark contrast to this highly negative account, another reviewer shares a positive experience related to purchasing a mobile home at Waterside. They specifically commend Darcy for her professionalism and helpfulness during the lot acquisition process. This positive feedback suggests that at least some aspects of the administrative process, particularly dealing with certain staff members, can be satisfactory.
Adding another layer to the contrasting perspectives, a very brief review simply states, "New administration is doing so good!" This suggests that there may have been recent changes in the management of Waterside, and at least one resident perceives these changes as positive. However, this comment lacks specific details about what improvements have been made.
Considering these divergent reviews, Waterside Mobile Home Park appears to be a community with a complex and potentially volatile situation. Key points to consider include:
- Allegations of severely uninhabitable living conditions, including pest infestations, sewage backup, contaminated water, and termite problems.
- Claims of unresponsive and unhelpful management that ignored residents' pleas for assistance.
- A dispute over a security deposit, with accusations of unlawful withholding and misrepresentation.
- Concerns about labor practices within the park.
- A positive experience with a staff member (Darcy) during the process of acquiring a lot.
- A brief indication that a "new administration" is being viewed favorably by at least one resident.
For individuals actively searching within the "RV parks near me" category, it is crucial to recognize that the severe habitability issues reported by one resident are significant red flags. While another resident had a positive experience with a specific staff member and there is a mention of a potentially positive "new administration," the detailed allegations of unsafe living conditions and mismanagement cannot be ignored.
Prospective residents are strongly advised to exercise extreme caution and conduct thorough and independent investigations before considering Waterside. This should include:
- Contacting the park management directly to inquire about the issues raised in the negative review and understand what steps have been taken to address them.
- Requesting detailed information about pest control measures, water quality testing, sewage system maintenance, and structural integrity assessments.
- Inquiring about the park's policies and procedures regarding security deposits and resident grievances.
- Visiting the park in person to assess the current environment and the condition of the properties and common areas.
- If possible, and with respect for residents' privacy, attempting to speak with current residents to gather a broader range of opinions on the current living situation and management responsiveness, particularly under the "new administration."
- Checking with local housing authorities or tenant rights organizations for any records of complaints or violations related to Waterside.
The mention of a "new administration" offers a glimmer of potential improvement. However, it is essential to determine the extent of these changes and whether they have effectively addressed the serious underlying issues reported by at least one resident. The positive feedback about one staff member suggests that there may be competent individuals working within the organization, but the overall management approach needs careful scrutiny.
There is no promotional information available in the provided reviews. The feedback focuses entirely on personal experiences, both positive and overwhelmingly negative, with the living conditions and management of the park.
In conclusion, Waterside Mobile Home Park in Gibsonton, FL, presents a complex and potentially risky option for those seeking mobile home living in the "RV parks near me" category. While there is a positive note about a helpful staff member and a potentially improving "new administration," the detailed allegations of uninhabitable living conditions, unresponsive management, and deposit disputes are deeply concerning and warrant extreme caution. Thorough investigation and verification of the current conditions and management practices are absolutely essential before considering residency at Waterside.

Waterside Reviews
Home deemed uninhabitable and had to leave, losing everything I had. The home was full of German cockroaches, made my dogs very sick, my kids and I constantly unwell and hospitalized due to sewage backup, termite infestation, contaminated water, and the list goes on. Emails ignored, help ignored. Still waiting for my deposit that management stated they submitted the paperwork for me and the request for a check, gave even a fed ex delivery date and and time and lied because they never produced a check for me to pick up. This is against Florida law and and still waiting after I sent a letter requesting the deposit check to be sent to the management office at Waterside. Told it’s owned by Glenn Pearson and if so, his million dollar company needs to honor the deposits. I also had my sons help clean and paint two units for a whopping $80, which that too is not proper labor wages. The issues are going to get worse if this is not fixed; people need help there and it is not legal to do. Needs to stop.

Feb 03, 2025 · Daysabet Vega-RiveraThis park is a good park with good management. Clean and family friendly. Good neighbor's. Quite. Bianca reponds quickly and respectfully. Ppl need to be Thankful for what they have. And grow up. And stop putting blame on Management. Bianca is the first one to put herself out there for ppl and ppl get upset when they dont get there way for for some reason or another. she has a job to do too. And she does a damn good job at it. As far as the Traliers are clean and freshly painted. When u move into them. It is up to u how you take care of them once you move into them ppl. Dont listen to these negative reviews they are ppl who are always going to impossible and miserable and want to talk bad about someone they know nothing about. How to run a mobile home park and responsible it takes dedication plus time away from her own family just to keep this place nice as it is. So when you come to waterside you will be pleased with your visit and when u move in you will be happy and have some place you can take care of and call home. 💟 my place at waterside moble home. Ive move in a month ago had nothing.to call my own and now i have something to thankful for And Thanks to Bianca my family has a solid Foundation to grow and make a future for my children. When they tell u they wont set u up for failure they truly mean it. You just have to be hungry and help yourself not to fall and And cleaning and painting tralier. Do what u have to do to make it in this world.. But if your reading these reviews please just listen to the postive one they are what really going on here the Negative ones are people who are miserable and misery likes company.
Dec 29, 2018 · Tiki RedmondIt's quite no drama it's clean for the most part. People stay to themselves but it's a small community. Kids are in the house early. There is a river so you can go fishing. Lawn service every Friday trash picks up every Monday Wednesday and Friday. Laundry room on the property maintenance every Thursday. I have a 3bd 2 bath trailer The rooms are an ok size. That's the good side of the waterside community. I haven't had too much bad to say since I have been here.
