Sandy Ridge Mobile Home Park Introduce
Sandy Ridge Mobile Home Park, located at 250 Keener Ave #45, New Bern, NC 28560, USA, is a community that primarily serves as a mobile home park, though it has historically offered a limited number of RV sites. For those searching within the "RV Parks Near Me" category, it's important to note that its primary function and current state lean more towards permanent mobile home residency rather than a typical RV campground experience. Information regarding phone numbers for this specific address is not readily available, as the focus is on the physical location and community reviews.
Environment and Setting:
The environment of Sandy Ridge Mobile Home Park, based on recent customer reviews, presents a challenging picture. Descriptions such as "looks like a dump" and "so ran down" suggest a significant need for maintenance and an overall overhaul. The sentiment that "They seem like they have just given up" indicates a decline in the upkeep of the property. This contrasts with some older reviews that mentioned it being "very quiet and well-maintained" with "large" RV spots and a "nice big grassy area for our dogs to run." This suggests a potential change in the park's condition over time. The park is characterized as having a few spacious RV sites within what is primarily a mobile home park.
The visual aspect appears to be a major concern for current or recent visitors, indicating that the aesthetic and structural condition of the park are in disrepair. The suggestion of a "live on property manager" and "resident meetings and neighborhood crime watch" points to a community perceived as lacking adequate oversight and organization, with residents feeling a need for greater engagement and intervention to improve living conditions and safety. The mention of potential "narcotics anonymous meetings" further hints at social challenges within the community that residents wish to address.
Services and Amenities:
While specific detailed lists of amenities for Sandy Ridge Mobile Home Park are not widely publicized, some core services typically expected in such a community can be inferred from general mobile home park standards and limited past reviews. For the RV sites that may still be available, full hookups (electricity, water, and sewer) are likely to be provided, as was the case historically. Older reviews explicitly state "full hookup" for RV sites, including electricity. However, amenities like Wi-Fi or laundry facilities are not consistently mentioned as being available at the park itself. One past review explicitly stated "no Wi-Fi or laundry."
For mobile home residents, basic utilities like electricity, water, and trash collection are typically managed through lot rent. The comment about "Every lot has their own trash can that gets emptied weekly" indicates a fundamental waste management service is in place. However, the overarching feedback from residents suggests that the quality and consistency of services, particularly in terms of property maintenance and landlord responsiveness, are severely lacking. The term "landlords are absolutely horrible" and the assertion that "The repairs would probably cost more than starting new" are strong indicators of significant service deficiencies.
It is crucial for any prospective resident or RV guest to directly inquire about available amenities and current conditions, as the online information provides a picture of a facility in significant need of improvement.
Features and Community Aspects:
As a mobile home park, Sandy Ridge's primary feature is providing affordable, long-term housing solutions for residents in New Bern. The presence of mobile homes suggests that individuals own their homes and rent the land (lot rent). Past reviews indicate that for RVers, the sites were spacious and provided a quiet environment. However, the current feedback heavily emphasizes the deterioration of these features. The call for a "neighborhood crime watch" suggests concerns over safety and security that were not highlighted in older, more positive reviews. The sense of community appears strained due to the perceived lack of effective management and property upkeep.
The location in New Bern, NC, offers proximity to various city amenities, including grocery stores, retail outlets, and access to the historical downtown area and coastal attractions. However, the internal conditions of the park appear to overshadow the benefits of its external location. The park's ability to be suitable for "pizza delivery etc." implies basic accessibility, but the lack of clarity on mail service (e.g., "no mailbox but the addresses are marked") indicates potential logistical inconveniences for residents.
Promotional Information and Recommendations:
Given the strongly negative recent reviews, any promotional information for Sandy Ridge Mobile Home Park would need to address the significant concerns raised by current and former residents. The park's address is 250 Keener Ave #45, New Bern, NC 28560, USA. As direct contact information for the park itself (beyond its address) is not widely available, interested parties would likely need to visit in person or seek local guidance to inquire about lot availability or any potential RV site rentals.
From an objective standpoint, based on the provided reviews, Sandy Ridge Mobile Home Park appears to be a community currently facing considerable challenges regarding its physical condition and management. The feedback indicates a need for substantial investment in repairs and a more engaged, resident-focused management approach. Prospective residents, whether for mobile homes or the limited RV sites, should exercise caution and conduct thorough in-person inspections. It is advisable to speak with current residents to gain a comprehensive understanding of the living conditions and management practices before making any commitments. The consistent "0 stars" sentiment from recent reviewers serves as a strong indicator of current dissatisfaction. Therefore, while it is a mobile home park in New Bern, its current state does not align with the typical positive expectations associated with well-maintained RV parks or residential communities.

Sandy Ridge Mobile Home Park Reviews
Whatever has gone on here seems to have passed. The place looks like a dump and needs an overhaul. I suggest a live on property manager, that could entail resident meetings and neighborhood crime watch. Even narcotics anonymous meetings? I'd participate.
Dec 04, 2024 · Sharon CantrellLet me just say sorry to the people that live there! The landlords are absolutely horrible! I have never seen a trailer park so ran down before. They seem like they have just given up. The repairs would probably cost more than starting new.. 0 stars!! Can I give 0??
Nov 19, 2022 · Brittiany SandersActually wasn't there today I was across the street. However I do know the place and it's in need of TLC & better control over renters. The road into the place is terrible and seeings how the majority of the traffic on that road is trailer park traffic they really should keep the road up better. Some of the people there have zero respect for the other people that live and drive on that road. If you can even call it that.
Aug 19, 2021 · WendyI cringe when I have to deliver here because the road can take your bumper off if it sits low. My car cries on the way in. Some of the homes need building numbers so we aren't wasting our time looking for your home. God bless y'all. I hope the private owner fixes your road.
May 28, 2022 · Tracie CannonThe dirt road you HAVE to drive on is atrocious! Some of the water holes are deep enough to flood your car if you have to drive through the middle of them. Something needs to be done! It is a health hazard should anyone living back there have to call an ambulance! FIX THE ROAD!
