Shady Oaks RV & Mobile Home Park Introduce
Welcome to Shady Oaks RV & Mobile Home Park, a charming and gated campground located at 153 NE 300th St, Cross City, FL 32628, USA. If you're searching for "RV parks near me" in the Cross City area, offering a secure and friendly environment, Shady Oaks RV & Mobile Home Park is a wonderful option. While it's an established campground with many seasonal residents, transient campers are warmly welcomed and provided with helpful service and well-maintained facilities.
According to recent guest reviews, Shady Oaks RV & Mobile Home Park boasts a particularly helpful and accommodating staff. Upon arrival, visitors can expect to be greeted and patiently guided to their site. While many sites are back-in, the layout sometimes allows for pull-through convenience when adjacent sites are vacant, as noted by one reviewer. This flexibility can be particularly appreciated by those new to RVing or those with larger rigs.
One unique feature of Shady Oaks RV & Mobile Home Park is the small pub area adjoined to the office. This provides a social space for guests to relax and enjoy amenities such as a pool table, darts, and shuffleboard, as mentioned by a long-term visitor. It's worth noting that the immediate vicinity of the office may have a slight smoky odor due to the pub, but the rest of the common areas are smoke-free, ensuring a comfortable environment for all guests.
Despite being an older campground, Shady Oaks RV & Mobile Home Park maintains its grounds and facilities well. One reviewer specifically mentioned experiencing a heavy downpour during their stay and was impressed by the excellent drainage of the sandy/grass site surface. This is a significant advantage, ensuring a more comfortable and less muddy experience during wet weather.
The laundry facilities at Shady Oaks RV & Mobile Home Park have received high praise from guests. The laundry area is described as very clean and reasonably priced, equipped with a good number of washers (five or six) and large dryers (four). This is a significant convenience for travelers, especially those on longer trips, ensuring they can easily take care of their laundry needs.
For entertainment and connectivity, Shady Oaks RV & Mobile Home Park includes cable service with the site fee. However, it's important to note that the campground's Wi-Fi is not intended for streaming. Guests relying on mobile data may find T-Mobile service to be somewhat limited, offering 2-3 bars during the day but potentially less at night. Verizon service was reported to be slightly better but not entirely dependable. For business owners or those needing reliable internet access, this could be a consideration.
A long-term guest who stayed during February 2023 highly recommended Shady Oaks RV & Mobile Home Park as a great place to set up camp. They particularly praised the owners as being the best they had ever met, highlighting the friendly and welcoming atmosphere. The smaller size of the campground area was also seen as a positive aspect, contributing to a more intimate and community-oriented feel. The mobile home area is situated behind the RV sites, creating a distinct separation between the two types of accommodations.
While the overall experience was overwhelmingly positive for this long-term guest, the primary reasons for not giving a perfect 5-star rating were the unheated pool and the location being a bit too far north for their preferred adventures. The pool, despite having a very nice deck, was deemed too cold for comfortable use during their February stay. Depending on the time of year and your tolerance for cooler water, this may or may not be a significant factor.
The location in Cross City offers a quieter, more rural setting, which can be ideal for those seeking peace and relaxation. However, as noted by the reviewer, it might be a bit further from some of the major tourist attractions or specific activities one might be interested in. It's worth considering your planned itinerary and the distances to desired destinations when choosing this park.
In summary, Shady Oaks RV & Mobile Home Park offers a secure, friendly, and well-maintained environment for RV travelers in the Cross City area. Its key features include:
- A gated campground providing an added sense of security.
- Helpful and patient staff who go the extra mile for their guests.
- A unique on-site pub with a pool table, darts, and shuffleboard for social enjoyment.
- Clean and reasonably priced laundry facilities.
- Included cable service.
- Well-draining sites, even during heavy rain.
- A welcoming community with many seasonal campers.

Shady Oaks RV & Mobile Home Park Reviews
This is an older CG, gated, with mostly seasonal campers. Like many CG’s, the sites for transient campers are toward the front of the park. Helpful staff members were expecting us and guided us patiently to our site, which was likely a back in, but functioned as a pull through since the adjacent site was empty. Adjoining the office is a small pub area with a pool table, so when you first enter the office it smells a little smoky, but the rest of the common areas are smoke free. There was a heavy hours-long downpour during our stay, yet the sandy/grass surface of our site drained well. The laundry area was very clean and reasonably priced. Cable service is included; CG wifi is not intended for streaming; T-Mobile was 2-3 bars during the day, less at night. Verizon was somewhat better, but also not completely dependable.
Jan 20, 2025 · angela kWe stayed here Month of Feb 2023. It is a great place to set up camp. The owners are the best we have ever met. The camp ground area is small, which is nice. The mobile home area is set behind. They have a great little bar with pool tables, darts and shuffle board! The laundry room is also the best we have had in this trip. 5 or 6 washers and 4 large dryers. The only reason I did not rate a 5...is the very nice pool w/ deck was not heated. You would have to be a Polar bear to enter. And the location is a bit too far North for the adventures we like to do. Also.... the Wifi is basically non existent. Being business owners....we rely on Wifi. Other wise...For the minimal price they charge.... it is a fantastic place to stay!
Mar 21, 2023 · Denise KuhnertI love it here! Moved in a week before Aug 1, 2021. David and Kari, the owners, along with son, Kyle and DIL Savannah have been the most helpful, kind, caring people! Including Mr. Dave the Maintenance man!! They all go the extra mile to help all the residents of the park. The lots are spacious and landscaped with native plants, flowers and gorgeous old Spanish moss hung oak trees which are a blessing in the Florida sun! The office, game room/ pub and pool are kept clean and there is always something going on for us to take part in. There are food items for purchase and beverages / ice cream and other treats. The guys are always mowing, blowing leaves, hauling trash and leaves etc so it always looks good. This has a beachy relaxed “ 5 O’Clock Somewhere” vibe! Highly recommend for long or short stays!
Oct 15, 2021 · Patti GallagherI stayed about a month with Carrie, Dave, their son Kyle, and daughter-in-law Savannah. First of all, they are a lovely family, helpful, kind, and hospitable. Dave even helped me carry in a new mattress! The park is beautiful and I especially enjoyed the lovely view as the sun was setting. The pool is refreshing and has a shaded deck as well as an outdoor shower. Probably the most remarkable part is the number of services they offer. The store is well stocked with necessities, including ice cream, they have a new pub with pool tables, AMI jukebox, darts and video games. It’s honestly a destination and a one-stop shop. They even fill your propane!I also loved how clean everything is kept. Any request I had, they were happy to oblige. As someone traveling alone, it was beyond wonderful to be welcomed so warmly and treated like a valued guest. The community became like a second family to me and if I’m ever in the area I will definitely be back.
May 23, 2022 · Charissa BriggsShady Oaks in Cross City boasts stunning beauty with the abundance of giant oak trees and wide open green spaces. For 3 months it was more like home than anywhere we've ever called home and the people there were more like family to us than family, to be honest! So much kindness in the entire community. Many things worth noting:-You can expect the utmost in professionalism and courtesy from the office from Kari and Savannah and also from Dave and Kyle constantly working on park maintenance-Sites are level and spacious-The pub serves up very cold beer, yummy pizza at fair prices. I think the cold draft was $2.50. Pool nights on Tuesdays.-Pool has a shaded cabana and an order window where you can order food and drinks without leaving the pool-Laundry has 6 commercial size hot dryers, one commercial size washer, and about 6 or more regular washers. A load cost about $3, which I found very good.-The park is very well and constantly maintained. The roads are smooth and wide. The oak tree branches are watched and maintained to minimize possible damage of an old one loosing a limb.-Propane available on site-Affordable on-site storage we may revisit-Cable was decent-Electricity included-Wifi included but neither the wifi or the internet signals are strong due to the lack of proximity to a cell tower. Check RV Life for reviews that recap cell service per provider for every park. Some neighbors that had Sprint and T-Mobile faired okay. We had prepaid Ultra plans (T-Mobile) and lost service often. We were in Shady Oaks during Hurricane Ian. Not a drop a rain and barely a gust of wind worth mentioning. This was a place of countless blessings for us in the 3 months we were there.I truly look forward to landing back at Shady Oaks someday.
