Sharp's Mobile Park Introduce
Sharp's Mobile Park, located at 44 Sharps Cir, Eustis, FL 32726, USA, is presented as a mobile home park in the Eustis, Florida area. For local users searching under the platform category "RV parks near me," it's important to understand the nuances of this community, as it appears to cater primarily to long-term mobile home residents, although it might potentially accommodate some RVs on a long-term basis as well. This introduction aims to provide an objective overview based on the limited information available, including customer reviews found online.
Environment and Location:
Situated in Eustis, Florida, Sharp's Mobile Park benefits from its location within Lake County. Eustis is known for its proximity to the Harris Chain of Lakes, offering residents potential access to waterfront activities and scenic views. The mention of a lake in one of the reviews suggests that the park may be located near or have access to a body of water, which could be an attractive feature for those who enjoy lake-related recreation.
However, the customer reviews paint a concerning picture regarding the park's physical environment and upkeep. One review explicitly states that the "streets in park need maintenance," indicating potential issues with the infrastructure and overall appearance of the community. Another review echoes this sentiment, suggesting that "all the trailers are in need of major improvements," which could reflect the general condition of the properties within the park and possibly the age of the community. The same review also mentions problems with "sewage leaks" and "standing water" on any given day, raising significant concerns about the basic sanitation and infrastructure of the park.
These comments suggest that the environment within Sharp's Mobile Park may not be well-maintained and could present challenges for residents in terms of infrastructure and property conditions. Potential residents should be aware of these reported issues and consider them carefully when evaluating this location.
Services and Amenities:
Based on the available reviews, Sharp's Mobile Park appears to offer very limited, if any, formal amenities. One reviewer explicitly states, "...no amenities what so ever. Location and lake does not make amenities." This suggests that residents should not expect common features often found in more comprehensive mobile home or RV parks, such as clubhouses, swimming pools, laundry facilities, recreational areas, or organized activities.
The lack of mention of standard park amenities implies that the primary offering of Sharp's Mobile Park is the land on which to place a mobile home. Residents are likely responsible for their own upkeep and services beyond basic utilities, the status of which is also concerning given the reported sewage and water issues.
Prospective residents should contact the management at (352) 357-5254 or +1 352-357-5254 to inquire about the specific services included with the lot rent, such as water, sewer, and trash disposal, and to verify the accuracy of the reviews regarding the lack of amenities.
Features and Potential Considerations:
Despite the negative feedback regarding maintenance and amenities, the location near a lake could be considered a potential feature for those who value waterfront access and the associated lifestyle. However, the reviews do not specify the extent of this access or any related facilities.
One of the most significant points raised in the reviews is the "out of control" lot rent, which is described as "not comparable to the other communities." This suggests that the cost of living at Sharp's Mobile Park might be high relative to the perceived value, especially considering the reported lack of amenities and maintenance issues. Potential residents should thoroughly investigate the current lot rent and compare it with other options in the Eustis area to determine if it aligns with their budget and expectations.
The review also includes a serious claim about management, stating that "Management only likes you until they sell you a trailer as is...then you are on your own!" and that "Management in the past year..... well just ask the tenants." These statements raise concerns about the responsiveness and support provided by the park management to residents after they move in. The claim that "Code and Police visit daily I think" is particularly alarming and suggests potential issues with compliance or community safety that would warrant careful investigation by anyone considering residing in the park.
Finally, the reviewer speculates about the future of the park, suggesting it might be "knocked to the ground" for condo development, advising potential buyers that they "are out of your money" if this occurs. While this is speculative, it introduces an element of uncertainty regarding the long-term stability of the community for homeowners.
Promotional Information:
Based on the provided information and the nature of the customer reviews, there is no positive promotional information available for Sharp's Mobile Park. The strong negative feedback regarding maintenance, lack of amenities, high lot rent, and management concerns overshadow any potential positive aspects of the location. It would be prudent for any interested parties to approach this community with extreme caution and conduct thorough due diligence before making any commitments.
Individuals who are still considering Sharp's Mobile Park despite the reviews should contact the management at (352) 357-5254 or +1 352-357-5254 to seek clarification on the issues raised in the reviews and to inquire about the current status of the park, including lot rent, services provided, and any ongoing maintenance or management changes. It would also be highly advisable to speak with current residents to gain a more comprehensive and unbiased perspective on the living conditions and management practices.
Conclusion:
Sharp's Mobile Park in Eustis, Florida, presents a situation where significant concerns have been raised by customer reviews regarding the maintenance of the streets and trailers, a perceived lack of amenities, high lot rent, sewage and water issues, and questionable management practices. While the location near a lake might be appealing to some, the reported negative aspects suggest that prospective residents, whether looking for a long-term mobile home site or an extended RV stay under the "RV parks near me" category, should proceed with extreme caution. Thorough investigation, direct communication with management, and ideally, conversations with current residents are strongly recommended to gain a realistic understanding of the living conditions and overall value proposition of Sharp's Mobile Park.

I would not be surprised if this place is not knocked to the ground.....prime spot for condos. So if you buy in here, and it sales, you are out of your money. just my opinion.
