Hibiscus Introduce
While your search for "RV parks near me" might encompass various types of long-term living options, including mobile home parks, it is essential to approach each potential community with careful consideration of available information, particularly feedback from current or former residents. Hibiscus Mobile Home Park, located at 1 Hibiscus Ave, Mt Dora, FL 32757, USA, presents a situation where the limited online reviews raise significant concerns regarding the management, maintenance, and overall living conditions within the park. This introduction aims to objectively present the issues highlighted in these reviews to provide local users with a comprehensive understanding before considering this community.
The reviews for Hibiscus Mobile Home Park paint a concerning picture of the resident experience. One reviewer recounts an incident involving the "maintenance" man and the manager allegedly "harassing" a resident over a parked car. This account suggests a potentially confrontational management style and a lack of consideration for residents, even mentioning a disregard for a resident's health issues. The reviewer explicitly advises against living in Hibiscus unless one desires to be "treated like a child," indicating a perceived lack of respect and autonomy for the residents.
Another review from someone whose father resides in Hibiscus details a troubling trend of increasing costs and decreasing services. According to this feedback, the lot rent has significantly increased by $150 in less than two years. Simultaneously, a service that was previously included in the lot rent – yard cutting – has been discontinued, effectively raising the overall cost of living for residents while reducing the services provided. This suggests a potential issue with the value proposition of residing in Hibiscus.
Perhaps the most alarming concern raised in the reviews is the prolonged closure of the community pool. The reviewer states that the pool has been closed for "over a year" and expresses doubt about its legality, suggesting that access to the pool might be stipulated in residents' contracts. The continuous assurances from management that construction is starting "next" month – a promise reportedly made for an entire year – indicates a lack of transparency and a failure to deliver on promised amenities. The closure of a significant amenity like a pool for such an extended period can severely impact the quality of life and recreational opportunities for residents.
Furthermore, the review highlights a lack of maintenance of the common grounds, describing "weeds, tall grass uncut." This suggests a general neglect of the park's overall appearance and upkeep, which can detract from the living environment and potentially impact property values. The reviewer also points out the need for painting the entrance sign, a seemingly minor detail that nonetheless contributes to the first impression of the community.
The sentiment expressed in the second review is one of disappointment and frustration, with the reviewer stating, "Management makes a lot of promises, but nothing gets done. Very sad to see the park going down hill." This indicates a pattern of unfulfilled commitments and a perceived decline in the quality of the community over time, leading to a negative living experience for at least one long-term resident and their family.
Given these critical reviews, it is challenging to objectively outline positive features or services of Hibiscus Mobile Home Park based solely on this information. The prevailing themes in the feedback are negative, focusing on management issues, rising costs, service reductions, and a lack of maintenance. Therefore, potential local users searching for "RV parks near me" who might be considering Hibiscus for long-term mobile home living should be acutely aware of these reported problems.
It is important to note that these reviews represent individual experiences and may not encompass the views of all residents. However, the consistency and severity of the issues raised – particularly regarding management conduct, amenity closure, and lack of maintenance – warrant serious consideration. Prospective residents should exercise extreme caution and conduct thorough due diligence before making any decisions regarding Hibiscus Mobile Home Park.
Due to the overwhelmingly negative feedback and the lack of any positive attributes mentioned in the provided reviews, it is impossible to detail attractive environmental aspects, services, or features of Hibiscus Mobile Home Park based on this information alone. Any attempt to do so would be speculative and would not align with the objective approach requested. The reviews suggest a community facing significant challenges in management and maintenance, which directly impact the living experience of its residents.
Similarly, there is no mention of any promotional information in the provided reviews. Given the issues highlighted, it is unlikely that the park would be actively promoting itself without addressing the concerns raised by its residents. Any potential promotions should be viewed with skepticism until the underlying problems are resolved and verified by independent sources or personal visits and interactions with current residents (beyond those who have posted online reviews).
In conclusion, for local users in Mt Dora, Florida, searching for "RV parks near me" and encountering Hibiscus Mobile Home Park as a potential long-term living option, the available online reviews present a concerning picture. Issues related to management conduct, increasing lot rents coupled with reduced services, a prolonged pool closure, and a lack of common ground maintenance are significant red flags. While further investigation, including direct contact with the park management and ideally current residents not represented in these reviews, is advisable, the information currently available suggests that prospective residents should proceed with extreme caution and be fully aware of the potential challenges reported by others. It is recommended to thoroughly explore alternative mobile home parks or RV parks in the Mt Dora area before considering Hibiscus Mobile Home Park as a place to live.

Hibiscus Reviews
Here’s the “maintenance” man and the manager harassing one of the residents over my parked car. Customer service at its finest, they can’t even have guests. They were both extremely rude and didn’t even stop to consider Dave’s health issues. Do not live here unless you want to be treated like a child.
Aug 10, 2020 · Carlos PreciadoMy Dad lives in here. Lot rent has gone up $150 in less than 2 years, yard cutting was included in the lot rent but they took that service away, the pool has been closed for over a year (which I'm sure is illegal because it's in his contract to have access to the pool) every month they lie and say construction is starting "next" month which they have been saying for a year now! The common grounds are not maintained, weeds, tall grass uncut. The entrance sign needs to be painted. Management makes a lot of promises, but nothing gets done. Very sad to see the park going down hill.
Aug 23, 2024 · Mary HendersonI just tried to call to ask some questions, a lady picked up the phone, but continued to have a conversation with another lady in the background. I said, hello several times and no response. I was going to ask about their rent and fees, I was looking at purchasing a mobile home there. I hung up and came straight to reviews. Thank God I did! Looks like I just dodged a major bullet! I should be thankful, the lady was so rude and wouldn’t answer the call. This truly just happed 10 min ago! Hard pass!!
