Lake Ridge 55+ Manufactured Home Community Introduce
Are you a local user in Tavares, Florida, or considering a move to the area and searching for "RV parks near me" that cater to the 55+ demographic? While Lake Ridge 55+ Manufactured Home Community, located at 16A El Red Dr, Tavares, FL 32778, USA, might appear in listings for "RV parks near me," it is crucial to understand that this is a manufactured home community designed for long-term residents aged 55 and over. This introduction aims to provide an objective overview based on the limited but significant information available online, highlighting both potential positives and reported concerns.
Lake Ridge is advertised as a property that is proudly maintained, with the maintenance supervisor for both Lake Ridge and Lake Point inviting potential residents to stop by any day for a look. This suggests a community that takes pride in its appearance and upkeep, which can be a significant factor for those seeking a comfortable and well-cared-for living environment in their retirement years.
However, it is essential to consider a critical review from a resident regarding the community's response to Hurricane Milton. This review raises serious concerns about the level of support provided by the new owners, identified as "big corporate 'Cobblestone'," in the aftermath of a major storm. The resident contrasts this with the actions of the previous owner, who, after previous hurricanes spanning over 30 years, reportedly took proactive steps to assist residents. This included managing downed trees, aiding in debris removal, and even organizing the collection and recycling of damaged aluminum, distributing the proceeds to homes without power for extended periods.
The stark contrast painted between the previous and current ownership's response to hurricane aftermath is a significant point for potential buyers to consider, especially in a region prone to such events. The review explicitly advises caution ("Beware before buying in this mobile home community") based on this experience. It also highlights a crucial aspect of living in many manufactured home communities: residents typically own their homes but not the land they occupy. This means they are reliant on the park owners for the maintenance and management of communal areas and, importantly, for support during and after natural disasters.
The fact that the park is now owned by a large corporation, "Cobblestone," may have implications for how the community is managed and how residents' needs are addressed, particularly in emergency situations. While corporate ownership can sometimes bring benefits such as streamlined processes and financial stability, this review suggests a potential shift in the level of personalized care and community support that residents may have experienced under previous ownership.
Given this information, local users considering Lake Ridge 55+ Manufactured Home Community should prioritize investigating the current management's policies and procedures regarding storm preparedness and response. It would be prudent to speak with current residents to gain a broader understanding of their experiences under the new ownership and to ascertain the overall environment and level of support within the community.
While the invitation from the maintenance supervisor suggests a visually appealing and well-maintained property under normal circumstances, the concerns raised about post-hurricane support cannot be ignored, especially for a 55+ community where residents may be more vulnerable during and after severe weather events. The level of assistance provided in such situations can significantly impact the safety and well-being of residents.
To gain a comprehensive understanding of Lake Ridge 55+ Manufactured Home Community, local users should consider the following steps:
- Contact the community directly at (352) 352-2552 or +1 352-352-2552 to inquire about the current management's policies on storm preparedness and assistance for residents.
- If possible, visit the community and speak with current residents to get their perspectives on the management, the overall environment, and any concerns they may have.
- Inquire about the amenities and services offered within the community, such as clubhouse facilities, recreational areas, and maintenance services.
- Understand the terms of land lease and any associated fees, as well as the responsibilities of both the homeowner and the park management.
- For those considering purchasing a manufactured home in Lake Ridge, it would be wise to inquire about the process and any specific requirements or restrictions imposed by the community.
The limited information available presents a mixed picture. On one hand, the maintenance supervisor's invitation suggests a community that takes pride in its upkeep. On the other hand, the resident's review raises serious questions about the support provided during and after a major hurricane under the new corporate ownership. This discrepancy underscores the importance of thorough due diligence for any prospective buyer in a manufactured home community, particularly concerning emergency preparedness and management response.
For local users searching for a 55+ community in Tavares, Florida, Lake Ridge warrants careful consideration. While it may offer an appealing environment under normal conditions, the reported lack of adequate support after Hurricane Milton is a significant factor that potential residents must investigate further. Understanding the management's commitment to the well-being and safety of its residents, especially in times of crisis, is paramount for making an informed decision about where to call home during your retirement years.
In conclusion, Lake Ridge 55+ Manufactured Home Community presents itself as a maintained 55+ community in Tavares, FL. However, the critical review regarding the lack of post-hurricane support under the new corporate ownership is a significant piece of information that local users must consider and investigate thoroughly by contacting the community and speaking with current residents. This due diligence will help potential buyers determine if Lake Ridge aligns with their needs and expectations for a retirement community, particularly in terms of safety, support, and overall management.

Lake Ridge 55+ Manufactured Home Community Reviews
The best time to know how your owners will take care of the mobile home park and their residents, is talk to the residents after a big storm. The new owners are not helping the residents after hurricane Milton, and before you ask the residents do not own the land, just the mobile home. This park is now owned by big corporate "Cobblestone".After previous hurricanes (30 + years), the previous owner took care of downed trees, assisted with debris removal. Even helped gather damaged aluminum, took it to recycle and then divided it up amongst a few homes that were without power for over a week.Beware before buying in this mobile home community.
Oct 24, 2024 · Ray CousinoWelcome to Lake Ridge, One of the properties that I am proudly to say that I maintain along with Lake Point. I am the maintenance supervisor on both properties. Stop by any day and take a look.
May 08, 2024 · Mark PadgettSome negative reviewers seem to be the same person – notice the time frames, probably just wanting a gripe. Our experience is totally different. We have lived here 6 years. We are full time, year rounders and love it here. We are in our early 60’s. Best waterfront in central Florida, very nice marina. Close to lots of amenities, Hospital, Supermarkets, Starbucks, Restaurants. Very convenient to get to west or east Florida coasts. People here are very friendly and some nice activities in the winter months. Reasonable lot rents and fair, friendly management. Homes are kept nice, with lots of trees, shrubs and flowers. I have never encountered anything illegal going on here and feel very safe. We know our neighbors and most watch out for one another. Very nice park.
Aug 15, 2017 · Sandra BentleyDRUGS!!! Most of the people that made this a nice place to live are gone. Since a few moved in the rest of us are afraid to go out. We all know who they are. Police do nothing. Just like every adult community, there's always someone to take advantage of them. This place is no different. My friend lives here. I always lock my car door when I am there. I had some meds stolen. He told me there is a guy there that will sell some if I needed to make some $$. NO THANKS!!! He is the one that probably got in my car. The marina is nice and most people take care of their things. I would not want to live here.
