Grand Island Resort Introduce
For local residents exploring housing options in the Grand Island, Florida area, and who might be searching within the category of "RV parks near me" as a broader way to find residential communities, Grand Island Resort, located at 13318 Sea Breeze Ln, Grand Island, FL 32735, USA, is a 55+ mobile home park. While the platform category may not directly align, understanding the landscape of senior living communities in the vicinity is crucial for making informed decisions. It's important to note that the available customer reviews present a stark contrast in experiences, which local users should carefully consider.
One detailed review offers significant insights into the perceived management and community aspects of Grand Island Resort, while another provides a brief, positive note seemingly related to a dining experience within the resort. Let's first delve into the more comprehensive review, which raises several critical points:
- Negative Perception of Management (Equity Lifestyle Properties - ELS): The reviewer emphasizes that numerous residents expressed negative opinions about the management provided by Equity Lifestyle Properties. Concerns were raised regarding a lack of communication from the office and sales staff, as well as similar issues with the corporate offices, including unanswered calls and messages.
- Difficulty in Contacting Management: The reviewer's personal experience of attempting to contact ELS corporate offices over 20 times, with no human response and no returned messages, underscores the residents' concerns about communication and responsiveness. This raises serious questions about the accessibility of management in case of emergencies or urgent needs.
- Unresponsive On-Site Office Staff: The review alleges that the on-site office staff appears to avoid interaction with residents and potential clients, with the door reportedly not being answered even when staff are observed inside. This lack of accessibility to the local management team could be a significant frustration for residents.
- Disrepair of Infrastructure: A specific concern was raised about the disrepair of the dock, with missing safety handrails allegedly being temporarily marked by orange cones to prevent residents from accidentally walking into the water. This indicates potential neglect of essential safety features within the community.
- Inefficient Sales Process: The reviewer's experience with the sales process was negative, noting that the sales representative had to constantly seek answers via email or by asking someone else, indicating a lack of immediate knowledge or authority.
- Inadequate Parking: Parking space per mobile home site is described as "almost ridiculous... barely parking for one car," which could be a significant inconvenience for residents with more than one vehicle or for visitors.
- High Turnover of Residents: The observation that "so many residents putting their home up for sale" suggests potential underlying dissatisfaction within the community, warranting further investigation by prospective residents.
- Problematic Rental Application Experience: The reviewer recounted a deeply troubling personal experience of applying to rent a home in Grand Island. They were allegedly approved multiple times by a staff member named Judy and the manager, paid a deposit of $1099, and were given a move-in date. However, upon arriving to collect the keys, they were informed that they would not be getting the house. The deposit was not immediately returned, requiring the reviewer to make an additional trip to retrieve their funds. This experience raises serious concerns about the professionalism and reliability of the rental process.
- Impact on Personal Well-being: The reviewer, who identifies as a cancer patient, emphasized the added stress and emotional toll of this negative experience.
- Irony of Being a Resident in Another ELS Park: The reviewer's current residency in another ELS park and their volunteer work within that community (faux finishing the community room counters at no cost) adds a layer of irony to their negative treatment at Grand Island Resort.
- Questionable Treatment and Lack of Empathy: The reviewer expresses feelings of being treated poorly and questions the lack of empathy shown by the Grand Island team, particularly regarding the handling of the rental application and deposit.
In stark contrast to this detailed negative account, a very brief second review states: "Took our boat over from Georgetown Cove and ate here. The food was great and the atmosphere was welcoming. Would love to visit again." This review seems to pertain to a dining facility within the resort, suggesting that there might be some positive aspects related to amenities or services offered to visitors, potentially separate from the residential living experience.
Given this dichotomy, it is crucial for local users considering Grand Island Resort as a potential 55+ living community to exercise significant caution and conduct thorough due diligence. The overwhelmingly negative review regarding management, communication, infrastructure, and the rental process cannot be ignored. While the brief positive comment about food and atmosphere is noted, it may not reflect the overall living experience within the park.
As Grand Island Resort is listed under the broader search category of "RV parks near me," local users might be exploring various types of communities. However, it's essential to recognize that Grand Island Resort is specifically a 55+ mobile home park, catering to a particular age demographic and offering a different type of residential living compared to a typical RV park that accommodates short-term recreational stays.
Currently, no specific promotional information for Grand Island Resort is available in the provided data. Therefore, local users who are still considering this community despite the serious concerns raised should contact them directly at (352) 602-7868 or +1 352-602-7868. When calling, it would be imperative to inquire about:
- Management Responsiveness and Communication Protocols: Directly address the concerns raised in the review regarding communication with the office and corporate management. Ask about their procedures for handling resident inquiries, maintenance requests, and emergencies.
- Infrastructure Maintenance and Safety: Specifically inquire about the condition of the dock and any other communal infrastructure, ensuring that safety is a priority.
- Parking Availability and Policies: Clarify the parking situation for residents and visitors.
- Resident Satisfaction and Turnover Rate: While management may not directly provide negative feedback, asking about community events and resident engagement could offer indirect insights. The reviewer's observation about many homes being for sale is a critical point to keep in mind.
- Rental and Sales Processes: If interested in renting or buying a home in the community, inquire in detail about their application process, deposit policies, and the steps involved to ensure transparency and avoid the issues experienced by the previous applicant. Request clear written documentation at each stage.
- Community Amenities and Services: Obtain a comprehensive list of all amenities and services offered to residents, beyond any potential dining facility. This might include a clubhouse, pool, recreational areas, laundry facilities, etc.
- Lot Fees and Homeownership/Rental Terms: Understand the financial aspects of living in the community, including lot rental fees, HOA fees (if applicable), and the terms for owning or renting a mobile home within the park.
Given the serious allegations in the detailed review, local users might also consider speaking with current residents directly, if possible, to gain a broader understanding of the living experience at Grand Island Resort. Observing the community firsthand and noting the general upkeep and atmosphere could also provide valuable insights.
In conclusion, Grand Island Resort is a 55+ mobile home park in Grand Island, FL. While one review mentions a positive dining experience, another provides a detailed and highly critical account of the management practices, communication issues, infrastructure disrepair, and a deeply concerning rental application experience. Local users searching for "RV parks near me" who might be considering this mobile home community as a potential residence should proceed with extreme caution, conduct thorough due diligence, and seek to verify the current conditions and management practices independently before making any decisions. The significant negative feedback raises serious concerns about the quality of service and the overall living experience for residents.

Grand Island Resort Reviews
55+ park . I'm giving 5 stars just so as many people can see this as possible. I review many places for Maps, but this one is personal to me. I spoke with several residents that live in the community, and not a single member of that community had anything nice ti say about the managment of Equity Lifestyle Properties. They spoke of no communication from the office, or sales staff. That the corporate offices were just as bad. No answer, you had to leave a message and no one called you back. So i decided to see if in fact i had the same experience. I called corporate offices of ELS at least 20 times , every time it was no human answering, and i left many many messages with no response. It makes me wonder if an emergency should arise what would happen. The office staff, seems to hide inside, without answering the door. Even though i saw her park and go inside. The residents told me its always like that. The dock is in disrepair, leaving the residents having to walk out with orange cones to stop them from walking in the water instead of safety handrails. The tempory manager there, does not come out to speak to you. The sales girl has to go ask or email someone to get an answer for every question..... Come on ELS doesn't the residents deserve better than shoddy service like this? The parking for each trailer is almost ridiculous... barely parking for one car... conclusion...pretty area, horrible customer service and residents deserve better. Their are so many residents putting their home up for sale, doesn't it make you wonder why? I went to Grand Island to look a home for rent there, applied , and I was told 3 times by Judy, that i was approved. Infact, she and the manager took my deposit of $1099.00, and was told i could have the keys on Tuesday of that week. So on Tuesday i drove there 1 1/2 hours with my car loaded down to get the keys ,as promised, and Judy isnt answering any text messages, until i told her i was setting outside waiting to get the keys, to find out f i wasnt getting the house.. but they didnt give me my money back that day. I had to go home with my car still loaded down and i had to drive back again to get my money they took and held for the deposit. Doesnt applying, and accepting money for a rental constitute a legal contract? I have cancer and that was the last thing i needed. And the real kicker.... i currently live in an ELS park. I also do alot of work for the community, like i volunteered to do a faux finish on the community room counters, as they had deteriorated and needed repair. At no cost to the park i did the counters. Look at the photos. Please. I was worth having in the community, Grand Island team , was cruel , treating me like a yo-yo, accepting my security deposit, letting me come there with my vehicle loaded up, and telling me i could have the keys just to tell me their is a mistake.... what kind of people are you???

Mar 29, 2025 · Cindy HowellA fun fantastic experience with a wonderful view.
Apr 19, 2025 · Jay HowellI have experienced over the past 2 weeks a mess with the management team at this property. From cutting off my electric for many hours to cutting off my TV/ Internet 2 times. In which I have been paying to repair with the promises from management that I will be refunded. It is now 7 days later and have not received a dime.! Management tells me it is a process. What was the process a doing all the damages? They take no responsibilities for their actions! Monies I have to put out for their negligence.Keep in mind all these incidents were a result of recklessness on both management and employee's lack of action and lack of communication on their part. To give this community one star is a stretch. I would never have moved here if I knew how bad the management is here. My mistake, I guess. We pay a lot for land rent here with little to nothing in return. What a negative experience! Do your homework before you think about a move to this place.!
