Been living here for over a decade. No one rents mobile homes here! WE all own are mobile home we just rent the space..the space rent goes up every year. They make you pay for alot of small little things which they include in your monthly bill. For example security patrol 40 a month. You never see them day or night go by. I even think it doesn't excist. If you want to use the guest parking then you must pay $80 a month for that extra parking space in the guest area. Guest parking is limited and if you go passed two days. They place a citation on your car. If you don't move it by the third day. They tow your vehicle at your expense. Your not allowed to have any decorations hanging out side the walls of your mobile home. You must not have cracks on your driveway cement or they give you a written warnings after the third warning you are evicted. They approve who you can sell your mobile home to. They verify the income and number of occupants in the home of new buyer. You are allowed 1 pet under 20 pounds and must be inside animal at all times. If the animal is outside you must be with him at all times or you will be cited. If the animal seems unattended outside. No AC hanging in front windows of room facing street. No tree or plants planted without the permission of the park. You must maintain them all by yourself and they must be no bigger then the length of your mobile home. The property is your responsibility even though you are only renting the space. Not allowed patio area rugs they must be the green color rug only . No scalloped bricks or pebbled stones outside in your yard property. No dog gates on driveway for safety. Can NOT add on to your mobile homes a patio or a room. No cracks on any windows. No trees hanging over other peoples property. The pool is only open sometimes if they feel like opening it 10am to 4pm only. The community building is never open or available. If you plan to put a shed outside you must ask for permission and approval of size, style and location to place it. I'm not exaggerating and I am being honest. I had a neighbor who was evicted from a 3 bedroom 2 bath mobile home he owned. He had to much foot traffic/visitors and was given warnings and then evicted. He had to put his home for sale because he couldn't afford the 15 to 20, 000 for moving it to another location. He had several interested buyers but apparently the park office did NOT approve any of the buyers. For one thing or another. The neighbor was put in a corner and had no choice but to sell it to the park which the park planned to do to him by not approving any potential buyers. Time was running out for the neighbor and the park ONLY offered 1,500 dollars for it. He had NO choice and he was elderly and would lose the home either way. They give you 2 mini mail keys for mail box. If you lose them it is 50 dollars each to get new one. The park is managed by a company, but the owners are Asian and live in laguna Beach. You will see them looking down on you when they come driving around with there family. sometimes they will be driving up and down in there brand new Mercedes with park management as they take down notes and evaluate your outside property to give you citations. Many mobile home owners have gotten lawyers and gotten together to fight against the harassment and bullying. There is alot of favoritism and some homes get away with things others don't. $ I have heard for bribes to management. managment personal is changing every several months. They have 2 maintenance men and they do nothing. They park in the golf cart and just be on there phones for hours at a time There wages are paid by each one of the owners of the mobile homes it gets Included in our bills. No choice. Several people are trying to move out and sell there homes due to the harassment of written notices. The office is only opened from 1pm to 4pm twice a week at that. You must have home insurance for your mobile home and must show the park proof. Rent is due the 1st to the 5th of every month. In a money order and must be exact amount. - Maria A.S
Sierra Mobile Estates Overview Intro Photos Location Reviews

Sierra Mobile Estates Introduce

Located at 17333 Valley Blvd in Fontana, California, Sierra Mobile Estates presents a unique model within the mobile home park landscape, as it operates as an owner-occupied community where residents own their mobile homes but lease the land space. For individuals searching within the "RV parks near me" category, particularly those considering a long-term residential setting, understanding the specific environment, rules, and resident experiences at Sierra Mobile Estates is crucial, as highlighted by the detailed and often critical feedback from its residents.

Environment and Location: Fontana is a city in San Bernardino County, situated in the Inland Empire region of Southern California. Its location offers a mix of residential, commercial, and industrial areas, with access to transportation corridors. However, the environment within Sierra Mobile Estates, as described by residents, is heavily influenced by the park's rules and management practices. While the park itself is not described in terms of natural beauty or specific landscaping features in the reviews, the emphasis is placed on the regulations governing the appearance and upkeep of individual lots. Residents are required to maintain their properties according to strict standards, with warnings and potential eviction for issues like cracks in driveways or unauthorized plantings. The reviews do not offer a strong sense of community amenities or shared green spaces, with the pool and community building reportedly having very limited or no availability.

Services and Amenities (as perceived by residents): The services and amenities at Sierra Mobile Estates, as experienced by residents, appear to come with significant limitations and costs:

  • Space Rent: A recurring point in the reviews is that space rent increases annually, adding to the cost of living for homeowners.
  • Mandatory Fees: Residents report being charged for various items included in their monthly bill, such as a $40 monthly fee for a security patrol that many believe does not exist due to its apparent absence.
  • Guest Parking Restrictions and Fees: Guest parking is described as limited, with a charge of $80 per month for an extra guest parking space. Strict rules are enforced regarding guest parking duration, with citations and towing at the owner's expense for violations.
  • Limited Amenity Access: The pool is reportedly open sporadically for a limited time (10 am to 4 pm), and the community building is described as "never open or available," severely restricting communal activities and facilities.
  • Maintenance (Resident Responsibility): Despite only renting the space, homeowners are responsible for all property maintenance, including driveways, landscaping (with strict rules on what can be planted and its size), and ensuring no trees overhang neighboring properties.
  • Mailbox Key Fees: Losing the provided two mini mailbox keys incurs a $50 charge for each replacement.
  • Management Interaction: Residents describe a management style characterized by strict enforcement of rules, frequent citations for minor violations, and a perceived lack of approachability from the owners who reside elsewhere. The office hours are also reported as very limited (1 pm to 4 pm twice a week).
  • Maintenance Staff Concerns: The two maintenance men employed by the park are described as inactive, spending hours on their phones while residents' monthly bills cover their wages.

For individuals searching within the "RV parks near me" category, Sierra Mobile Estates, with its owner-occupied model and stringent rules, may not align with the typical expectations of an RV park catering to more flexible or temporary living arrangements. The emphasis here is on long-term homeownership within a leased space, governed by a detailed and strictly enforced set of regulations.

Features and Lifestyle (as experienced by residents): The lifestyle at Sierra Mobile Estates, as portrayed by the resident reviews, is heavily dictated by the park's extensive and evolving rules, leading to a potentially restrictive living experience:

  • Strict Regulatory Environment: Residents live under the constant scrutiny of numerous rules regarding the appearance of their property, guest parking, pet ownership (one pet under 20 pounds, must be inside or attended at all times), and even window AC units and exterior decorations. Violations can lead to written warnings and eventually eviction.
  • Limited Personalization: Homeowners have limited freedom to personalize their property exteriors, with restrictions on decorations, driveway materials, patio rugs (must be green), and the addition of patios or rooms to their mobile homes.
  • Management Control Over Sales: The park management approves potential buyers of mobile homes within the community, verifying their income and number of occupants, giving the park significant control over who can move into the community. The reported experience of a neighbor being forced to sell his home to the park at a very low price due to buyer disapproval highlights this control.
  • Fear of Eviction: Residents report a constant fear of receiving written notices and potential eviction for various rule infractions, creating a stressful living environment.
  • Lack of Community Amenities: The limited access to the pool and the non-availability of the community building restrict social interaction and communal activities within the park.
  • Perceived Harassment and Favoritism: Some residents report feeling harassed by the strict enforcement of rules and allege favoritism, where some homes are allowed to violate rules that others are cited for. There are even unverified claims of bribery to management.
  • Rising Costs: The annual increases in space rent and the mandatory fees for services that are perceived as inadequate add to the financial burden of living in the park.
  • Security Concerns: Despite the mandatory security patrol fee, residents report not seeing any security presence and express concerns about theft (e.g., a stolen bike).

Promotional Information and Considerations: There is no promotional information available for Sierra Mobile Estates in the provided text. Given the overwhelmingly negative and detailed feedback from residents, prospective individuals considering this location through the lens of "RV parks near me" for long-term living (if RVs are even permitted) should proceed with extreme caution and conduct thorough due diligence:

  • Contact Management Directly: Use the provided phone number, (909) 823-0988 or +1 909-823-0988, to contact the management of Sierra Mobile Estates. If interested in long-term RV living, explicitly ask if RVs are permitted, the terms and conditions, and how they align with the park's rules for mobile homes.
  • Visit the Property: A visit to Sierra Mobile Estates is strongly advised. During the visit, carefully observe the overall environment, the condition of the properties, and any visible enforcement of the park rules. Pay attention to the availability and condition of any advertised amenities.
  • Speak with Current Residents: If possible, attempt to speak with current residents to gain firsthand insights into their experiences living in the park, their interactions with management, and their perspectives on the community rules and their enforcement.
  • Thoroughly Review Park Rules: Obtain and meticulously review a complete copy of the park's rules and regulations before considering residency. Understand the obligations and restrictions placed on homeowners.
  • Inquire About Fees: Get a detailed breakdown of all fees associated with living in the park, including space rent, mandatory charges (like security), guest parking fees, and any potential fines or charges for rule violations.
  • Understand the Home Sales Process: If you are considering purchasing a mobile home within the park, thoroughly understand the park's approval process for buyers and any restrictions on selling your home in the future.

In conclusion, Sierra Mobile Estates in Fontana presents a living environment characterized by strict and extensive rules, rising costs, and significant concerns among residents regarding management practices, amenity availability, and the overall quality of life. For individuals seeking a long-term residential option through "RV parks near me," this owner-occupied mobile home park, based on the provided reviews, may not offer the flexibility or community-oriented living typically associated with RV parks and requires very careful consideration and investigation.
