Skyview Terrace Manufactured Home Community Introduce
Skyview Terrace Manufactured Home Community, located at 2742 Main St #1362, East Troy, WI 53120, USA, is a mobile home park that primarily serves as a residential community for manufactured homes. While it may appear in searches for "RV Parks Near Me," it is important for prospective residents to understand that its primary function is to provide long-term housing for manufactured home owners, rather than short-term recreational vehicle parking.
For direct inquiries, the community can be reached at (262) 642-5559 or via mobile at +1 262-642-5559. East Troy, Wisconsin, is a village known for its charming small-town atmosphere and access to local amenities. Mobile home parks in such areas often offer an alternative to traditional housing, potentially at a different price point, but it's crucial to delve into the specific details of the resident experience.
Based on the provided customer reviews, the environmental aspects of Skyview Terrace Manufactured Home Community present a mixed and largely critical picture. One review describes the park as having "a park full of dilapidated mobile homes, most not even meeting HUD standards." This suggests concerns about the overall condition and upkeep of some of the homes within the community, potentially impacting the visual appeal and living standards. The phrase "stuck in the ghetto of East Troy" further conveys a negative perception of the immediate surroundings and overall atmosphere within the park.
Concerns are also raised about infrastructure, with a direct complaint about management being unable to "repave the drive or even properly repair HUGE potholes." This indicates potential issues with road quality and maintenance within the community, which can affect vehicle access and overall resident convenience. The presence of "offensive political material as window curtains" also points to a lack of aesthetic control or community standards enforcement, contributing to an unkempt or unmanaged appearance in certain areas. While specific details on common areas, landscaping, or amenities are not provided, the prevailing sentiment from the reviews suggests a less than ideal physical environment for a residential community.
The services offered at Skyview Terrace Manufactured Home Community are a significant point of contention, according to resident feedback. Like most manufactured home communities, Skyview Terrace provides lot rental services, where residents own their manufactured homes and lease the land. However, the quality and responsiveness of management and associated services appear to be a major concern, particularly since RHP (Residential Housing Properties) took over.
Key service-related issues highlighted by residents include:
- Communication: There are significant complaints about communication, with residents stating they "have to try to explain issues to a call center with employees that don't speak or understand English." This implies a breakdown in effective communication channels between residents and management, leading to frustration and unresolved issues. The review also mentions, "Person who answers the phone barely speaks English and tells you RHP will contact you when they have time," further underscoring this communication barrier.
- Office Staffing: A recurring issue is the lack of consistent on-site management, with comments like "There is never anyone at the office because there is always new staff." This lack of stable and accessible local management can hinder efficient problem resolution and resident support.
- Online Payment Platform Issues: Residents report problems with the online payment system, stating it "takes days to process so even if you pay your rent on time, they'll be leaving notices on your door that you didn't pay." This creates unnecessary stress and potential late fees for residents who are attempting to pay rent promptly.
- Maintenance of Common Areas: Beyond the potholes, the lack of lawn and snow maintenance, typically a service provided or overseen by park management in many communities, is implicitly criticized. The review contrasts Skyview Terrace with another park where "they take care of all lawn/snow maintenance," suggesting this is a desired yet absent service at Skyview Terrace.
- Security and Theft: A very serious concern is the reported issue of "delivery items and grocery orders to be stolen by the wonderful community members." This suggests a lack of adequate security or community oversight, impacting residents' sense of safety and property.
The collective feedback indicates significant deficiencies in core services, particularly in management responsiveness, communication clarity, and the maintenance of shared infrastructure, which are vital for a functional residential community.
Based on the provided reviews, the features of Skyview Terrace Manufactured Home Community are largely perceived negatively by residents. While manufactured home communities inherently offer features such as individual lots for homes and the potential for homeownership, the implementation and quality of these features are heavily critiqued:
- Lot Rent: A prominent feature, albeit a negative one in resident perception, is the "disgustingly high" lot rent, cited as "$700+ a month." This cost is deemed inappropriate given the park's condition, especially when compared to other communities with lower rent and better maintenance.
- Community Standards/HOA-like Management Without Benefits: The review mentions that "They act like we have an HOA but we don't get a single benefit of one." This indicates that while there might be rules or regulations akin to a Homeowners Association (HOA), residents feel they receive none of the typical advantages, such as improved community upkeep, amenities, or responsive governance. The example of being required to "remove a barrier that kept people from driving over our front yard" suggests enforcement of rules without reciprocal benefits for residents.
- Infrastructure and Aesthetics: The presence of "dilapidated mobile homes," "HUGE potholes," and "unnecessary signage" funded at the expense of essential repairs suggests a lack of investment in critical infrastructure and overall aesthetic improvement.
- Ownership and Management Transition: The change in ownership to RHP is highlighted as a negative turning point, with services and conditions reportedly deteriorating "since RHP took over." This indicates a significant shift in the park's operational approach that has impacted residents negatively.
In essence, while the community offers manufactured home living, the features, as experienced by residents, are characterized by high costs, poor maintenance, inadequate management, and a perceived lack of benefits commensurate with the fees charged.
For potential residents searching under "RV Parks Near Me" who might be considering Skyview Terrace Manufactured Home Community for a long-term manufactured home solution, an objective introduction must present the full picture, including the significant resident concerns. While the park's address in East Troy, WI, might be attractive due to location, the reviews paint a challenging resident experience.
From a purely promotional perspective, a park would typically highlight its location, affordability (though this is contested by residents), community amenities (if any), and the benefits of manufactured home living. However, given the strong negative sentiment, any promotional effort for Skyview Terrace would need to directly address, or be significantly tempered by, the feedback regarding management, maintenance, and perceived value for money. There is no positive promotional information provided in the reviews to draw upon.
Therefore, for prospective residents:
- Location: The park is in East Troy, WI, a small town with local appeal. It's essential to visit the park to assess the immediate surroundings and the condition of roads and common areas firsthand.
- Affordability (Caveat): While manufactured homes often offer a lower entry point into homeownership, the stated "disgustingly high" lot rent of "$700+" must be carefully evaluated against the services and conditions offered, and compared with other options in the wider area (like the Waterford park mentioned).
- Management and Communication: Be prepared for potential challenges with management responsiveness and communication, as indicated by multiple reviews. It would be prudent to inquire about current management structure, contact protocols, and average response times.
- Community Environment: The reviews suggest a less than ideal community environment, including concerns about safety (theft) and property maintenance. A personal visit is highly recommended to observe the current state of the park and individual homes.
In conclusion, while Skyview Terrace Manufactured Home Community serves as a permanent residential option in East Troy, WI, prospective residents, particularly those coming from a "RV Parks Near Me" search, should be acutely aware of the significant concerns raised by current residents regarding high lot rent, poor management responsiveness, communication issues, inadequate maintenance, and perceived lack of community benefits. A thorough personal investigation and direct communication with current residents (if possible) would be essential before making any decisions about moving into this community.

Skyview Terrace Manufactured Home Community Reviews
Lot rent is disgustingly high. They have a park full of dilapidated mobile homes, most not even meeting HUD standards but they somehow feel $700+ a month is appropriate. There's a beautiful mobile home park in Waterford where rent is only around $500, the homes and community are in amazing shape AND they take care of all lawn/snow maintenance so why does this crappy park think they deserve these fees?? It's even worse since RHP took over. Now I have to try to explain issues to a call center with employees that don't speak or understand English. Their online pay platform takes days to process so even if you pay your rent on time, they'll be leaving notices on your door that you didn't pay. Had to remove a barrier that kept people from driving over our front yard but it's perfectly OK to display offensive political material as window curtains. They act like we have an HOA but we don't get a single benefit of one. They spent a fortune on unnecessary signage yet they can't repave the drive or even properly repair HUGE potholes. Oh and be prepared for your delivery items and grocery orders to be stolen by the wonderful community members. This community could be really nice if they weren't greedy slumlords and invested just a tiny fraction back into the park but instead here I am, stuck in the ghetto of East Troy.
Mar 17, 2025 · Reef JacobsTerrible service from RHP who want you to pay online for rent but don't give you the information to do so. Person who answers the phone barely speaks English and tells you RHP will contact you when they have time. There is never anyone at the office because there is always new staff.
Nov 06, 2024 · Corri ReitzThe owners-operators are the kindest, salt of the earth people you will ever meet. The rooms are clean and comfortable, reasonably priced. There spend a night not a fortune is right on. Would love to stay and visit with them again.
Jul 26, 2022 · Rockit GRent keeps going up every year, pot holes all over and rules, rules ,rules.... can't do this , can't do that... can't do anything. Hope you weren't planning on having any fun while living here. This place is not ideal to live. Now this is all my experience but go check out the other reviews and see others experience at the Great Skyview Terrace.
Jun 08, 2022 · CoreyTerrible office staff that talk down on you as if you're below them when all a resident wants is to work out an agreement. They lack any compassion to anyone that pays more than 4 days late by sending 5-day vacate your home you own (eviction notice) after 5 days or pay up. On-site staff did absolutely nothing they were suppose to do that's listed in the book of rules & guidelines of living in this community. Many people reported the noise issues at night, the increased crime issues, etc but mgmt always told us to call the cops because she couldn't do anything. Reality was there were enough complaints to her & police that many residents should've been kicked out years ago. Mgmt didn't follow the same guidelines & rules we had to. In the beginning it was a nice quiet, friendly, & safe area to live. After year 2 of 5 it was almost unbearable to live in peace without worrying about your stuff being stolen or damaged. It's 1 of the highest lot rent out of all the properties they own. It's also 1 that has no storage options, storm shelters, community watch type of group to voice residents issue's with the area, & no access to any recreational facilities like other trailer parks they own have. They don't screen new applicants well. If you have the money then they take it. They supposedly do criminal background checks but with how many people that moved in a few years ago that had a criminal & drug history including the teens showed us that they don't care. The maintenance sucked! Plow snow was hardly done were people got stuck often & plow would shove majority of it in my yard along with all the gravel making me damage 1 lawn mower from rocks. There's just so many cons compared to pros to living there.
