The drive into Sleepy Sheep was really rough and had gulleys that were bad. The park itself was nice. They had a trailer we were interested in. However they wanted first and last month rent as well as a deposit. Then you have power to get turned on. That's $2000 + to get moved in. Kind of pricey to me. Can see first and last month rent. But a deposit too !!! - Shirley June Carter (Junebug)

Sleepy Sheep Mobile Home Park Introduce

When searching for "RV parks near me" in the Franklin, North Carolina area, Sleepy Sheep Mobile Home Park presents itself as a location to consider. Situated at 142 Iotla Valley Park Rd, Franklin, NC 28734, USA, this park has garnered some attention in online reviews, offering potential insights for those seeking RV or mobile home living options.

Based on recent customer feedback, it's important to be aware of certain aspects of Sleepy Sheep Mobile Home Park. One reviewer highlighted the condition of the access road leading into the park, describing it as "really rough" with significant "gulleys." This suggests that potential residents or visitors should be prepared for a possibly challenging drive into the location. Assessing the road conditions firsthand might be advisable before committing to a stay or move.

The same reviewer did note that "the park itself was nice," indicating that the internal environment of Sleepy Sheep Mobile Home Park may offer a more positive experience than the initial access. This suggests that while the journey to the park might be difficult, the grounds themselves could be well-maintained and pleasant.

For individuals interested in residing at Sleepy Sheep Mobile Home Park, particularly in a park-owned trailer, it's crucial to understand the financial requirements for moving in. According to one review, the park required the first and last month's rent, in addition to a security deposit. Furthermore, the tenant would be responsible for the cost of having the power turned on. The reviewer calculated the total initial expense to be over $2000, which they considered "kind of pricey." This financial breakdown is important for prospective residents to consider when budgeting for a move.

The requirement of first and last month's rent is a fairly common practice in rental agreements, providing the landlord with some financial security. However, the additional requirement of a security deposit, on top of these initial rent payments, is also a standard procedure to cover any potential damages beyond normal wear and tear during the tenancy. The added responsibility of covering the cost to have the power turned on is another factor that contributes to the overall move-in expenses.

Another review presents a significantly more negative perspective on Sleepy Sheep Mobile Home Park and its management. This reviewer describes the location as "most atrocious" and reiterates the issue with the access road being an "absolute mess." Beyond the physical condition of the property, this review raises serious concerns about the landlord. The reviewer characterizes the landlord as an "awful excuse for a human," alleging a disregard for basic building and safety codes. These are serious accusations that potential residents should be aware of and potentially investigate further.

The same negative review goes on to accuse the landlord of "committing a gross misuse of the judicial system" by allegedly attempting to evict tenants and collect damages through civil court using "false allegations," "harassment," and "fear tactics." The reviewer claims these actions are aimed at tenants who do not comply with the landlord's "completely unethical set of parameters." These are severe allegations that paint a concerning picture of the management and tenant relations at Sleepy Sheep Mobile Home Park.

Given the stark contrast between the two reviews, it is challenging to form a completely objective and comprehensive understanding of Sleepy Sheep Mobile Home Park based solely on this limited information. One review suggests a nice park marred by a difficult access road and potentially high initial costs, while the other paints a picture of a severely mismanaged and problematic living environment.

For individuals actively searching for "RV parks near me" or considering a longer-term stay in the Franklin, NC area, Sleepy Sheep Mobile Home Park warrants careful consideration and further investigation. The reported issues with the access road and the potentially high initial move-in costs are factors that need to be weighed against the possibility of a "nice park" environment once inside. The serious allegations of unethical and potentially illegal behavior on the part of the landlord, as described in the second review, should also be a significant point of concern for any prospective resident.

Due to the limited and conflicting nature of the available information, it is strongly recommended that anyone considering Sleepy Sheep Mobile Home Park conduct thorough due diligence. This could include visiting the property in person to assess the road conditions and the overall state of the park. It would also be prudent to speak with current residents (if possible) to gain a more balanced perspective on the living conditions and management practices. Inquiring about specific policies regarding rent, deposits, utility connections, and any park rules would also be essential.

In conclusion, while Sleepy Sheep Mobile Home Park is listed as a potential option for those seeking "RV parks near me" in Franklin, NC, the available reviews present a mixed and concerning picture. The reported difficulties with the access road and the potentially high initial costs are practical considerations. More significantly, the serious allegations of mismanagement and unethical behavior raise red flags that prospective residents should not ignore. Thorough investigation and direct engagement with the property and its current residents are strongly advised before making any decisions regarding Sleepy Sheep Mobile Home Park.
