Southway Villa Introduce
If you are searching for "mobile home parks near me" in the Brooksville, Florida area, Southway Villa, located at 7070 Daffodil Dr, Brooksville, FL 34601, USA, is one option to consider. You can contact them at (352) 796-6360 or +1 352-796-6360 for inquiries. It's important to gather comprehensive information to determine if a particular community aligns with your needs and expectations. The following introduction aims to provide an objective overview of Southway Villa based on feedback available online.
When exploring "mobile home parks near me," understanding the environment and community atmosphere is crucial. Several reviews offer insights into the living conditions at Southway Villa. One reviewer expresses concern about the appearance of their neighbors, suggesting potential issues with the upkeep of some residences within the park. This raises a point about the overall aesthetic and maintenance standards that prospective residents might want to assess.
Another significant aspect highlighted in the reviews is the perceived need for stricter enforcement of community rules by the management. Specific issues mentioned include residents not picking up after their dogs, parking on the grass, exceeding occupancy limits within units (more than five people), and noise disturbances emanating from homes. The reviewer suggests that if these rules were consistently enforced, Southway Villa might be a more desirable place to live. This indicates that while rules may exist, their consistent application could be a concern for some residents.
A follow-up review from May 2024, a year after the initial feedback, paints a concerning picture of the evolving environment within Southway Villa. This update mentions the development of "new junkyard lots" and an increase in the number of children and "dirty homes." This suggests a potential decline in the overall maintenance and aesthetic standards of the community over time, which is a critical factor for anyone considering "mobile home parks near me" for long-term residency.
Further complicating the description of Southway Villa's environment is the mention of it being an "80/20 senior community with rules barring any residents under the age of 45." Despite this stated rule, the reviewer reports the presence of young children (six-year-olds) and teenagers living in the community. This discrepancy between the stated age restrictions and the actual demographics raises questions about the enforcement of community rules and the overall consistency of the living environment. The reviewer also mentions the need to call code enforcement to address issues related to safety and health ordinances and the problem of residents using their lots as junkyards, reinforcing concerns about property maintenance and adherence to regulations.
In terms of services and features, the available reviews provide limited positive information. One detailed review focuses heavily on the escalating lot rent. A resident who moved in three years prior, initially paying $239 per month, reports that the lot rent has risen to $497 per month, with a further increase expected. This significant increase is causing considerable financial stress for the resident, particularly impacting those on a fixed income. The reviewer expresses fear of being forced to sell their home due to the unaffordable lot rent and doubts the ability to sell an older trailer with such high monthly fees, especially considering the lack of included services.
The same review explicitly states what is *not* included in the lot rent: sewer, water, mowing, and garbage services. The absence of these typically included services in many "mobile home parks near me" adds to the financial burden of residents at Southway Villa. Furthermore, the lack of amenities such as a pool is also mentioned as a drawback, especially when coupled with the high and increasing lot rent.
Promotional information is entirely absent from the provided reviews. There is no mention of any incentives or special offers for prospective residents. This lack of promotional information, combined with the concerns raised about increasing lot rent and the absence of included services, suggests that financial considerations should be a primary focus for anyone considering Southway Villa.
Considering the platform category "RV parks near me," it is important to note that the information provided pertains to a mobile home community. While some mobile home parks might occasionally accommodate RVs, the primary focus of Southway Villa appears to be on long-term residency in mobile homes. Individuals specifically seeking "RV parks near me" with amenities tailored for recreational vehicles may need to explore other options in the Brooksville area.
In conclusion, the available reviews of Southway Villa in Brooksville, Florida, paint a concerning picture regarding rule enforcement, community maintenance, and escalating lot rent with minimal included services. Prospective residents should be aware of these issues and carefully consider whether this community aligns with their expectations for a "mobile home park near me." It is strongly recommended to contact the management at (352) 796-6360 or +1 352-796-6360 to seek clarification on the current conditions, rules, fees, and services offered before making any decisions. Visiting the property in person and speaking with current residents, if possible, would also be a prudent step in the due diligence process.

Southway Villa Reviews
The pictures show what my neighbors look like. Would you want them as your neighbors? We need management to enforce the rules - pick up after your dogs, no parking on the grass, no five or more people living in a unit, keeping the noise inside your unit, etc etc etc. Then it might be a nice place to live.A year later, May of 2024. New junkyard lots, more children, more dirty homes. This is an 80/20 senior community with rules barring any residents under the age of 45. Yet we have six year old and teenage children living here. We have to call code enforcement to compel compliance with safety and health ordinances. We have residents using their lots as junkyards. See the updated pictures.
May 08, 2024 · Jane MC DONALDI moved in 3 years ago and I paid $239 per month now it's up to $497, with the next raise I will be forced to sell and I probably won't get anywhere near what I paid for it!! They are killing the old people who live here with this. Including me!! I am under constant stress now wondering whats going to happen to me when i lose my home to this park!!! No one wants to buy an older trailer with $700 per month lot rent and no pool!! Nothing included like sewer/water, mowing, garbage. NOTHING!
Sep 12, 2024 · Pearlie ReadThere are new owners and unfortunately they have made a substantial increase in the monthly lot rental it has been a 100% lot rental rate increase over the last 3 years. This is a 55 plus community with most people on fixed retirement income. This is making it extremely difficult for many people.
Sep 28, 2024 · Brett BurkAnother rent increase. Every month the rent increasing with no new amenities. If you want to live in a ghost town and pay $700 indefinite fees, this is the place to live. If you want meth heads burning down houses and walking across your lawn at 3 am - look no further. There's a reason houses are so cheap. The senior and veteran residents are being priced out of their homes due to CORPORATE GREED.As long as rent keeps going up, you will continue to see houses for sale. Multiple lots inside the park are not owned by the park and have heavy unfamiliar vehicle traffic all hours of the night. When rent was Affordable, this was tolerable but now rent has tripled and this is unacceptable.Email your Governor about this @GovRonDeSantis. Speak up before your homeless while the corporate execs can build giga mansions in Los Angeles.(Search Michael Hume Scott mansion trailer park entrepreneur)
Jul 10, 2024 · Tim RoseThe park is very poor , they never put anything back into the park, watch out for the manager , he tries to take advantage of the women , and drinks on the job, they will pick and choose who they help , I've been trying to get a shed but they will not let me have one , he lies and let's the person behind me get one , so be careful and very poor drainage and they do not care
