Springfield Mobile Home & RV Park Introduce
If you are searching for "RV parks near me" or exploring mobile home living options in the Springfield, Oregon area, Springfield Mobile Home & RV Park, located at 1263 Main St, offers a community that has garnered mixed but potentially significant positive feedback alongside some concerning recent experiences with management. This introduction aims to provide an objective overview based on the limited online reviews available, highlighting both the potential benefits and the reported drawbacks.
One reviewer offers a perspective that acknowledges the park's less-than-perfect aesthetic, stating, "Honestly, it looks a bit rough around the edges." This suggests that the physical appearance of the park might not be the most polished or modern. However, the same reviewer goes on to emphasize a crucial positive aspect: the park's role as a vital housing option for some individuals. They mention having "quite a few friends who live here, and in their words, this place saved their lives and gave them a little spot to call home." This powerful statement indicates that Springfield Mobile Home & RV Park serves as an essential and affordable housing solution for some members of the community, providing stability and a sense of belonging.
The reviewer further describes the park as a "pretty reasonable place with some real a$$ decent people." This suggests that despite any visual shortcomings, the community within the park is generally positive and that residents are friendly and supportive. This social aspect can be a significant draw for those seeking a sense of community and connection in their living environment, whether for long-term mobile home residency or extended RV stays.
In contrast, another review expresses significant concerns related to a change in park management. This reviewer details several issues encountered since a "new manager" took over. The primary complaints revolve around a perceived lack of friendliness and a lack of transparency or knowledge regarding recent increases in utility fees, specifically for garbage and sewer services. The reviewer recounts attempting to obtain information from the new manager about these increased charges but found her unhelpful and unable to provide clear answers.
To investigate these fee increases, the reviewer took the initiative to contact the utility service providers directly. They report that Sani Pac, the garbage service, indicated no increase in their rates. Sub, the sewer service, reported only a "very minimal increase" of approximately four dollars. This discrepancy between the manager's communication and the information from the service providers raises concerns about transparency and accurate billing within the park.
The reviewer also suggests an alternative approach to managing waste disposal costs, proposing that residents with larger waste generation (e.g., those with children) should be charged extra, rather than implementing a blanket increase for all residents, including single individuals with minimal waste. This highlights a potential issue with fairness in the utility fee structure under the new management.
Furthermore, the reviewer describes an unpleasant interaction with the new manager when attempting to discuss the fee increase letter. They felt misunderstood and were perceived as being upset when they were simply seeking clarification. The manager's alleged defensiveness and initial misidentification of the reviewer's residence further exacerbated the negative interaction. The manager reportedly directed the reviewer to contact an email address for further information, which the reviewer found unsatisfactory, leading them to attempt to contact the park owner directly.
The reviewer concludes by expressing a desire for a friendlier and more helpful manager who is willing to seek information from higher authorities and questions the absence of the "old managers," implying a preference for previous management styles or effectiveness.
Considering the platform category "RV parks near me," potential RV travelers might find Springfield Mobile Home & RV Park appealing due to its reported affordability and the presence of a decent community. However, the concerns raised about the new management's communication and the potential for unexpected or unexplained utility fee increases should be taken into account, especially for longer-term RV stays where utility costs can be a significant factor. It would be prudent for RVers to inquire specifically about the utility billing procedures and to seek clarity on any additional fees beyond the base RV site rental rate.
For those considering mobile home living in Springfield, the park's role as an affordable housing option with a positive community spirit, as highlighted in the first review, could be attractive. However, the issues raised by the second reviewer regarding management communication, utility fee transparency, and customer service are significant concerns that potential long-term residents should investigate further before committing to residency.
Due to the limited and somewhat conflicting information, it is challenging to provide a comprehensive overview of the park's environment, specific services, or features. Typically, a mobile home and RV park would offer basic utilities such as water, sewer, and electricity hookups. Depending on the park's infrastructure, there might also be amenities like laundry facilities, restrooms, showers, and possibly recreational areas. However, the reviews do not provide details about these aspects. Potential residents and RVers should inquire directly about the availability and condition of these services and features.
Similarly, there is no promotional information available in the provided reviews. Interested individuals should contact Springfield Mobile Home & RV Park directly at (541) 919-5121 or +1 541-919-5121 to inquire about current rates for RV sites and mobile home lot rentals, any special offers for long-term stays, and the procedures for application and residency. It would also be wise to ask specific questions about utility billing practices and the current management's policies.
In conclusion, Springfield Mobile Home & RV Park in Springfield, Oregon, appears to be a community that offers affordable housing and a positive social environment for some residents. However, recent changes in management have raised concerns regarding communication, transparency in utility fee increases, and customer service. Potential RV visitors and mobile home residents should weigh the reported affordability and community spirit against these management-related issues and conduct thorough inquiries to determine if the park meets their individual needs and expectations.

Honestly, it looks a bit rough around the edges, but I will say I have quite a few friends who live here, and in their words, this place saved their lives and gave them a little spot to call home. Pretty reasonable place with some real a$$ decent people.
Feb 14, 2025 · Crow “Crowdily” BradleyI have been having a few issues since new manager. She's not friendly, and can not answer anything when I ask about garabage going up another 7 dollars and something a month and sewer going up. So I called and left a message on Friday and today I still have heard nothing. I called Sani Pac and there has been no increase in garbage rates. I called Sub and they said there was a very minimal increase. It went up 4. dollars and something. Instead of uping everyones fee's they need to figure out who has kids and garbage around their places and charge them extra. I'm 1 person living here and I have 1 bag of garbage a week. and when I went to talk to the manager she acted like I was up set and I wasn't but she held the letter up from the park and said look at this, it's not even you you rude. I said but it is me and I live in that space. She said OH, I thought you lived in 58. and said I don't know you need to contact and gave e mail. I did not!! I called the owner and left message wanting to know why. Need a manager who is friendly and would be willing to find out info from higher ups. Where are the old manager's?
Sep 03, 2024 · carol massengillI have lived there for a little over a year and they raised my garbage 25.00 my sewer 25.00, and my water 25.00 for a total of 75.00. I havent seen any additional dumpsters for trash many times ive had to haul my garbage out due to the fact our 1 is overfilled. They say they notified us of the increase but they didnt. why am i paying more for the same services. And if you have many residents paying 500 or less why am i paying 750.00 for just enough space to fit my trailer in?
Jan 05, 2024 · Larry VenableIn November of 2018 I found a mobile home for sale on CL for $800. I hit the people up and bought the trailer. I got denied by park for “little rental history” was called the next day and told I was approved because owner (Charlie) had a change of heart. I then moved in Dec 2018. I proceeded to clean up the space around, the previous tenant had a garden dump there. Spent $300 in my own money to haul debrese and trash from land. Built a fence. Put privacy protection on the chain link fence they had installed before we moved in. I even cleaned up my next door ( real sweet old lady) took care of her debreese. When I was going to leave and have my notice my deposit was not returned. Not sure why. But $200 isn’t that big of a deal. Park could be cleaned up better. Manager is on the lazy side, not fast about anything. Not professional however if your in a rough patch in life or a “first time” home buyer. I laugh out loud every time I say that.. then this is the place for you. Don’t recommend cleaning up or management will have a “problem” with you. I was told several times to stop cleaning up so much because then the other tenants will have to. Tell me your lazy without telling me your lazy. Maintenance guy (managers old man) isn’t that bright either. Might as well fix/do it all yourself or your stuff will be left unfixed and become your problem. Was glad to sell my mobile home and find a real family mobile home park. It only goes up from once you leave Springfield Mobile home park.Lots of drug use in this park. On both sides.
Aug 25, 2022 · Elizabeth ClarkeLandlord is rude, disrespectful, a liar and stopped my disabled dads caregiver (me) from caring for him because I hadnt asked his permission to be allowed back in the park after an eviction following an incident I wasn't involved in at all. Was never kicked off the property, never served any kind of paperwork and it was not in My lease agreement the I was not allowed to visit friends or family after I was evicted. I was In a DV relationship at the time as well. And he gave me continous violations for things that had nothing to do with me or my trailer. I would not recommend living here! He has zero compassion and doesn't make you feel comfortable or at home while living there.
