St James Manufactured Home Community Introduce
For local users in the Corbin, Kentucky area searching for "RV parks near me," it's important to understand that St James Manufactured Home Community, located at 166 Appaloosa Trail, Corbin, KY 40701, USA, is a mobile home park, not an RV park. While both provide residential options, RV parks typically cater to short-term stays for recreational vehicles, whereas manufactured home communities offer longer-term residency in manufactured homes. If your primary interest is in finding a place to park an RV for a temporary period, the information provided here about St James Manufactured Home Community may not be directly relevant to your needs. However, if you are interested in understanding the landscape of residential communities in the area, or if this community has been miscategorized on your search platform, the following provides an objective overview based on the available online reviews.
St James Manufactured Home Community can be contacted at (606) 401-2325 or their mobile number, +1 606-401-2325. This introduction is based on the two online reviews available at the time of this analysis. It is crucial to recognize that these reviews represent individual experiences and may not be indicative of the views of all residents within the community. However, they offer some insight into the perceptions of at least two individuals who have either lived in or are familiar with the park.
Based on the available feedback, the environment and overall living experience at St James Manufactured Home Community appear to be significant areas of concern for the reviewers. One reviewer focuses on the cost of renting a trailer within the community, describing the pricing as "awful" and "price gouging" for those not paying lot rent (presumably those renting homes owned by the park or a third party within the park). This reviewer claims that rent can increase "excessively," sometimes tripling within a single year. They cite paying in the range of $800-$900 per month to rent a single trailer, which they consider exorbitant.
Furthermore, this reviewer expresses dissatisfaction with the park management, describing them as "incredibly intrusive and overbearing," creating an unwelcoming atmosphere. They also criticize the management's upkeep of the community, noting instances such as "road signs falling apart" and roads that are in need of paving but have been neglected for years. This paints a picture of a community where residents may feel both financially burdened and poorly served by the management in terms of maintenance and personal space.
The second review raises even more serious concerns regarding safety and illegal activity within St James Manufactured Home Community. This reviewer alleges that someone in the back corner of the park, near Piney Hill Road, has been selling methamphetamine for at least four years. They describe the park as a "horrible place" and advise that "nobody should live there." This is a severe accusation that, if accurate, would indicate a significant problem with criminal activity and a potentially unsafe environment for residents. It is important to note that this is an unverified claim made in an online review, but it nonetheless represents a significant concern raised by someone familiar with the community.
In terms of services and features, the reviews provide limited positive information. The first review implicitly mentions the availability of rental trailers for those not paying lot rent, suggesting that there are options beyond just leasing land for personally owned manufactured homes. However, the focus is on the high cost and perceived poor management associated with these rentals. The lack of attention to infrastructure, such as road signs and road paving, suggests that maintenance services may be inadequate.
The second review does not comment on the services or features of the park, focusing solely on the alleged illegal activity and the resulting negative environment.
Given the overwhelmingly negative nature of the two available reviews, there is no promotional information to be extracted. The feedback serves as a strong warning against considering residency in St James Manufactured Home Community, at least based on these individual experiences. The issues raised, including high rental costs, intrusive management, poor maintenance, and allegations of drug dealing, are significant and would likely deter many potential residents.
For local users who encountered St James Manufactured Home Community while searching for "RV parks near me," it is crucial to reiterate that this is a mobile home park and operates differently from an RV park. If you are looking for a temporary place to park your RV, you will need to seek out campgrounds or RV parks that are specifically designed for recreational vehicles. St James Manufactured Home Community appears to cater to longer-term residents living in manufactured homes, and the experiences shared in the reviews suggest potential challenges with cost, management, and safety.
If, despite these negative reviews, local users are considering St James Manufactured Home Community for long-term residency, it would be imperative to conduct thorough due diligence. This would include contacting the management directly using the provided phone numbers to understand their perspective and policies, visiting the community in person to assess the environment and infrastructure, and potentially speaking with current residents (if possible) to get a broader range of opinions. The serious allegations made in the reviews warrant a cautious and informed approach.
In conclusion, based on the limited online feedback available, St James Manufactured Home Community in Corbin, KY, appears to be a community with significant issues according to at least two individuals. Concerns regarding high rental costs, overbearing management, poor maintenance, and alleged illegal drug activity paint a negative picture. Local users searching for "RV parks near me" should note that this is a mobile home park. Those considering long-term residency in a manufactured home here should proceed with extreme caution and conduct thorough investigation before making any decisions.

St James Manufactured Home Community Reviews
If your not paying lot rent, then you know that the price gouging is awful for people whom are just seeking to rent a trailer. The rent goes up excessively, sometimes triple in just a years time. Currently paying in the range of $800-900 a MONTH to rent a single trailer. With the horrible pricing, you'd expect that there would be some courtesy from park management; unfortunately, they are incredibly intrusive and overbearing, making it seem like you aren't welcome. Was it mentioned that even though they attempt to be tyrannical-like with their intrusive policies, the park management is just as awful at simply UPKEEP? Instances such as road signs falling apart and not having ANY attention paid towards them along with roads that should have been paved YEARS ago. 0/10, stay away from this place.
