Sterling Estates Manufactured Home Community Introduce
Sterling Estates Manufactured Home Community is located at 9300 Ironwood Dr, Justice, IL 60458, USA. Situated in Justice, Illinois, this community primarily serves as a residential area for manufactured homes. For individuals searching for 'RV parks near me' in the Justice vicinity, Sterling Estates might appear as a potential option. However, the overwhelmingly negative feedback from customer reviews raises significant concerns that must be carefully considered.
The customer reviews paint a concerning picture of the current state of Sterling Estates Manufactured Home Community. Multiple issues are highlighted, suggesting a significant decline in the park's upkeep and management over time. One recent reviewer stated that the place "doesn’t even deserve 1 star," citing a lack of maintenance and alleging harassment and threats of legal action for minor infractions, such as a lawn not being green or decorations remaining for over 24 hours after a holiday. This reviewer also pointed out severe infrastructure problems, including "huge potholes all throughout the park" and a "sewer literally caving in" on one of the streets. The presence of abandoned or burned-down trailers that have remained untouched for nearly a year further indicates a lack of attention to the overall appearance and safety of the community.
The same recent review alleges a prioritization of cosmetic improvements to the office parking lot over essential park maintenance, noting that the parking lot has been redone three times in a few years while significant infrastructure issues remain unaddressed. Additionally, the reviewer mentions restrictive contract terms that reportedly discourage residents from taking legal action against the management. Concerns about safety and community behavior are also raised, with the reviewer stating that "cops are constantly in here because no one knows how to behave." Furthermore, strict rules regarding guests and parking, including limited guest spots and towing for parking on grass or the street, are mentioned as significant drawbacks.
A longer-term perspective is provided by a former resident who lived in Sterling Estates (then presumably under different management) from 1971 to 1981. This reviewer recalls a time when "the place was beautiful, streets were maintained and plowed, street lights were all in working order," and there were no issues with rodents or significant crime. However, subsequent visits over the years revealed a steady decline. This former resident strongly criticizes the current management, alleging dishonesty regarding plumbing problems, stating that the sewer system has been a long-standing issue likely requiring a complete and costly replacement. They also contrast the current situation with a past where the owner actively maintained order and safety within the community.
Considering these reviews in the context of someone searching for 'RV parks near me', Sterling Estates Manufactured Home Community appears to be a highly problematic option. The reported lack of maintenance, significant infrastructure issues (such as potholes and a collapsing sewer), alleged harassment of residents, restrictive rules, and concerns about safety and management transparency all suggest a potentially negative living experience. While the park is located in Justice, Illinois, a suburb of Chicago, the internal conditions described in the reviews overshadow any potential locational advantages for RV travelers seeking a pleasant and functional place to stay.
Given the severity of the issues raised, it is difficult to envision Sterling Estates as a suitable option for RVs, even for long-term stays. RV travelers typically seek parks that offer well-maintained facilities, reliable utilities, and a safe and welcoming environment. The descriptions provided in the reviews indicate that Sterling Estates currently falls far short of these standards.
It is highly unlikely that Sterling Estates Manufactured Home Community offers specific amenities or services tailored for RVs, such as designated RV sites with appropriate hookups, laundry facilities for transient guests, or recreational areas designed for short-term visitors. Mobile home parks primarily cater to long-term residents in manufactured homes and often do not have the infrastructure or policies to comfortably accommodate RVs, especially given the apparent state of disrepair within the community.
No promotional information is available online for Sterling Estates Manufactured Home Community that would suggest any incentives or positive aspects for potential residents, including RVers. The overwhelming negativity of the reviews serves as a strong deterrent.
In conclusion, based on the available and overwhelmingly negative customer reviews, Sterling Estates Manufactured Home Community in Justice, Illinois, is not recommended for individuals searching for 'RV parks near me'. The reported lack of maintenance, significant infrastructure problems, alleged issues with management and safety, and restrictive rules paint a picture of a community facing serious challenges. Prospective RV travelers are strongly advised to seek alternative RV park options in the Justice or surrounding areas that have more positive and reliable feedback regarding their environment, services, and overall management.

Sterling Estates Manufactured Home Community Reviews
This place doesn’t even deserve 1 star. They do not take care of anything here. They will harass and threaten you with court for the simplest things. If your lawn isn’t green, they’ll try to come after you but they have huge potholes all throughout the park. On one of the streets, the sewer is literally caving in, a couple trailers are abandoned or burned down and they haven’t done anything about them in almost a year. They refuse to do any upkeep on the park but they’ve redone their office parking lot 3 times since I moved in a few years ago. They also make you sign contracts promising not to sue them or you get kicked off the rent portal and aren’t allowed to pay your rent. If your decorations are up for more than 24hrs after a holiday, they’ll try will threaten to take you to court for it. Cops are constantly in here because no one knows how to behave. You can’t have company, they only have a small handful of little guest spots and if you’re parked on the grass or street… they WILL tow you. Love yourself and your family enough to not live life here.
Mar 11, 2025 · Hara BayernWe lived there from 71-81. BACK THEN, the place was beautiful, streets were maintained and plowed, street lights were all in working order. I’ve been through there a handful of times and each time it was getting worse and worse. We most certainly didn’t have rodents of any kind back then either. Yes, as kids we cut through yards, but the neighbors didn’t really mind, but then again, we were respectful of their property and made no noise with the exception of giggling on the way home from the school bus. These people who own and are running it are full of shit saying there’s no plumbing problems though, the sewer system is and always has been a problem that goes back as far back or longer than when we moved in back in 71. They aren’t ever going to fix that because it needs to be completely replaced at this point and that would cost millions and probably have to pull the homes off their pads. We didn’t have the crime that’s rampant there now because the owner would give you a warning and literally tell you, do it again and you’ll find your house out on frontage road, and he wasn’t kidding. We didn’t see that very often. Now it seems they are just concerned with the rent check and not the type of people they allow in, otherwise they would kick out the troublemakers, which everyone knows who they are. I would never recommend this place to anyone except maybe my worst enemy. I really feel for the people here in these reviews. If you can get out, I think you really should. Best of luck!
Mar 08, 2025 · Ruth BonillaWe moved here because it was suppose to be a gated secure community but we don't have a gate anymore and when we did it was never closed we don't have security until night fall.. Our yard space was larger until they replaced a home behind us and now we have very little space. The lot rent increases but the benefits of living here become less and less.
Apr 17, 2025 · Chanda DanielsLived here half a year, in my opinion, not that bad, so far. Kind of annoying when kids cut through the yard, but it's a short cut and they're not loitering. But, I absolutely REFUSE to put up a fence and not enclose it because I have a dog and don't want her in the yard open to anyone and anything. While on a walk, a resident had their dogs in their non enclosed yard, off leash/lead and their one young dog got out and attacked my dog. That is an absolutely absurdly outrageous stupid rule that I will happily not acknowledge because of my and my dogs safety. Fine me. I will sue.Edit: Love when neighbors throw trash out their windows, letting it end up on my property. Embarrassing and disappointing and disgusting.
Jan 27, 2025 · Michael JohnsonThis is the worst place to live! They bother the residents who pay their rent and mortgage on time with rule reminders that don’t pertain to the tenant just so they can fine them! They lied when I bought my house and told me my appliances were new and they were not! I had to fix my furnace/ air conditioner and replace my fridge all within the first year. My cats got fleas because they put cheap carpeting on top of rotted sub floors from past tenants that were filthy. They put cheap vinyl stick on flooring that started to come up in months. Save yourself the headache and heartache and buy anywhere else but here! Needing to move back to Illinois I made the mistake of being rushed and completely regret it!
