Sterling Estates Introduce
Welcome to Sterling Estates, a mobile home park located at 9300 W 76th Pl, Justice, IL 60458, USA. Situated in Justice, Illinois, within Cook County, Sterling Estates offers a residential option for those seeking mobile home living and may also accommodate recreational vehicles for individuals searching for 'RV parks near me' in the southwest Chicago suburbs. You can contact Sterling Estates at the phone number (708) 839-5525 or their mobile number +1 708-839-5525 for inquiries regarding residency, potential RV site availability, and other relevant information.
Based on the limited customer reviews available online, the environment and management practices at Sterling Estates appear to be significant sources of concern for current residents. One reviewer expresses strong dissatisfaction with a recent rent increase, questioning its justification due to a perceived lack of improvements or changes within the park. This resident details specific issues, including the incomplete cleanup after tree removal on their lot and frequent, unannounced water shutoffs. Furthermore, they highlight a safety concern regarding a rule prohibiting closed fences, which they believe could lead to dogs escaping and potentially harming other animals or children. This paints a picture of a park where residents feel their concerns are not being adequately addressed and where certain rules may compromise safety.
Another reviewer echoes the sentiment of unjustified rent increases, noting that after yet another yearly increase, the management has implemented changes to the trash pickup service that are detrimental to residents. These changes include switching to a cheaper company with smaller trash cans and refusing to collect leaves or other items placed outside the can. The reviewer also points out an additional cost of $7 per month for a second trash can. This feedback suggests a trend of increasing costs for residents coupled with a reduction in services, leading to frustration and a sense of diminishing value. The reviewer explicitly advises others to "avoid" Sterling Estates if possible, and if renting is unavoidable, to strongly consider not owning a mobile home within the park.
Information regarding specific services and amenities offered at Sterling Estates is limited to the negative experiences shared in the reviews. The mention of water service indicates that basic utilities are provided. The change in trash pickup service suggests that waste management is also offered, albeit with recent modifications that are unfavorable to residents. The lack of positive mentions about other amenities, such as laundry facilities, community areas, recreational spaces, or specific RV amenities, implies that these may be either absent or not noteworthy enough to be mentioned in the critical reviews. Prospective residents or RV guests should directly inquire with the park management about the full range of services and facilities available to gain a comprehensive understanding of what is offered beyond the essential utilities and the recently altered trash service.
Features of Sterling Estates, based on the available reviews, are primarily negative. The recurring issue of rent increases without perceived improvements is a significant concern. The reported frequent and unannounced water shutoffs are a major inconvenience for residents. The rule against closed fences, cited as a safety risk, is another problematic feature. The recent change to a cheaper trash pickup service with reduced capacity and additional costs for extra bins is also a notable negative aspect. The lack of positive feedback makes it difficult to identify any appealing features of the park. The location in Justice, Illinois, a suburb of Chicago, would be a basic feature, offering access to the amenities and services of the greater metropolitan area, but the internal environment and management practices within the park appear to overshadow any potential locational advantages based on the provided reviews.
Promotional information for Sterling Estates is entirely absent from the provided reviews. Given the negative feedback regarding rent increases and service reductions, it is unlikely that residents are experiencing any current promotional benefits. To obtain any information about potential incentives for new residents or special rates for RV stays (if permitted), it would be necessary to contact the park management directly. However, prospective residents should approach such inquiries with caution, keeping in mind the concerns raised by current residents regarding management practices and increasing costs.
In conclusion, the limited online reviews for Sterling Estates in Justice, Illinois, paint a concerning picture of the park's management and the living experience of its residents. Repeated rent increases without corresponding improvements, disruptive utility outages, restrictive and potentially unsafe rules regarding fences, and a recent downgrade in trash pickup services are significant issues highlighted by the reviewers. These negative experiences strongly suggest that prospective residents, whether for mobile home living or as a stop for those searching for 'RV parks near me', should exercise extreme caution and conduct thorough due diligence before considering Sterling Estates. It is imperative to contact the park management directly to seek clarification on the issues raised in the reviews, inquire about current policies and services, and understand the rationale behind the rent increases. Visiting the park in person and, if possible, speaking with current residents not represented in these reviews would be crucial steps in forming a well-informed decision about whether Sterling Estates meets one's needs and expectations. The strong negative recommendations from current residents should be taken seriously.

Sterling Estates Reviews
A rent increase? For what? Nothing has changed or gotten better. I lose a tree on my lot and the tree cutter can't clean the wood chips, I'd much rather have the tree stump. Water is constantly turned off without notice. Unsafe rule about not being able to have closed fences so dogs can escape the yard and attack other dogs and kids. There's is absolutely no reason for a rent increase, don't give me that bullshit about the economy or market. If anything rent should be severely decreased.
Apr 29, 2025 · Michael JohnsonAfter another yearly rent increase, the management has decided to change the trash pickup company to a cheaper company with smaller cans and won't take leaves or anything else outside the can... you can get another can for another 7 dollars a month! Please avoid and if you can't rent don't own.
Nov 22, 2024 · Mike GreerI am a previous owner I owned 419 sterling st E. I was in my home for a little over a year and in that time it was just bad. We were harassed by staff when we made a report about it we were then taken to court to be evicted. In court they were told Adrianna the person who was there for sterling was told and it is in transcript that Sterling was not to Accept the emergency funds from cook county as they had us evicted from the park. Not only did they put us out they took almost 8k in federal funds after being told not to. Not only did they do that they didn’t return our deposit and are still trying to collect saying we have a balance. Sterling illegally took the emergency funds and still want to try and take more money. I have reached out to corporate so many times in the last 3 years since leaving and no response at all. Vianca was aware of all of this and still took the funds. It is so sad that this is how they treat the people who are there trying to just live and keep to themselves. I would never recommend them to anyone not one of their parks as they are all under the same corporation
Aug 20, 2024 · christina aguilarHey, I gotta warn you about this place I moved into. I know I ignored the warnings, but the management here is super petty. They charge you for everything, even the smallest things. Instead of dealing with real crime and problems in the community, they spend all their time harassing the residents. If you care about your money and your sanity, I'd say look for another place to live. There are much better options out there for raising a family and saving money. Just check out the reviews online. Nothing's changed here in years. It's a total money pit. I can't wait to move out of here. Nothing works, and everything is falling apart, and they always leave garbage in the yard when they do any work. Security is never here. The gates are always open, and the sneaky managers find ways to put signs on your door saying how you can't do anything here but pay rent. Oh, and forget about having guests cause there is literally no parking unless they wanna walk a few blocks 🙄. They will definitely tow your vehicle within minutes. I have plenty of videos and photos to prove everything. I'm just not showing my cards unless I have to. I have a feeling that when I move out, I'm gonna have to show it all. Cause if they're this petty while I'm living here, I'm sure they're gonna fight me on my deposit. So I advise taking photos early on of everything, if you do move in.
Aug 01, 2024 · Antonio SotoPlease spare yourself from moving there. You will thank me later. The people are hurting and money hungry. It took them almost 9 months to fix a broken door that I been begging them to fix. There always something going on with the water it is literally undrinkable . Jamie is ghetto. If it’s to late for you and your already live in them trenches don’t use the rhp website to pay they always have all sorts of complications with that website.. please save yourself and go live in a cardboard box or a tent than over pay to live in a medium scale projects the streets will tear your car up it’s so many potholes.
