Sunny Hill RV Park Introduce
For those searching within the "RV parks near me" category in the Liberty Hill, Texas area, Sunny Hill RV Park, situated at 13130 W State Hwy 29, Liberty Hill, TX 78642, USA, presents itself as a potentially appealing option. Based on customer reviews, the park is noted for its quiet atmosphere, cleanliness, and affordability, making it a consideration for both short-term and potentially long-term stays. Its location is described as being "off the beaten path yet in the center of a lot of things," suggesting a balance between peaceful seclusion and convenient access to local amenities and attractions.
Sunny Hill RV Park appears to offer a community-oriented environment, as one reviewer mentioned making a lot of friends during their stay. This social aspect can be a significant draw for RVers looking for a sense of belonging while traveling or residing in a new area. The park manager is also highlighted as being "really nice," often accompanied by a sidekick named Oliver, which suggests a friendly and approachable management style. This positive interaction with the park management can greatly enhance the overall living experience for residents and visitors alike.
The environment of Sunny Hill RV Park is characterized by its quietness and cleanliness, contributing to a comfortable and pleasant stay. The landscaping is reportedly well-maintained by landscapers who keep the vegetation trimmed. The location slightly west of Liberty Hill on State Highway 29 offers a setting that is removed from the immediate bustle of town while still providing relatively easy access to the services and attractions of Liberty Hill and the surrounding areas. This "off the beaten path" yet central location could appeal to those seeking a peaceful retreat without being too far from conveniences.
In terms of services and features, the reviews provide some insights, although specific details about amenities like laundry facilities, restrooms, or recreational areas are not extensively covered. One reviewer mentioned receiving monthly "park news" emails, indicating a level of communication from the management to the residents. The availability of essential hookups such as electricity, water, and sewer can be inferred, as residents are living in their RVs long-term. However, prospective visitors should directly inquire about the specifics of these hookups, as well as the presence and condition of any communal facilities.
One review details a change in ownership that occurred in the spring of 2023, which led to a rent increase for a long-term resident. Initially, the rent was $560 per month, which was considered reasonable. However, under the new ownership, the rent increased by approximately $100, with the explanation that the increase was to cover the cost of planned sheds for each resident. This particular reviewer noted a discrepancy, as the shed near their RV was not accessible to them and was later removed, suggesting that the rent increase may not have directly resulted in the promised amenity for all residents. Despite this, the reviewer did not complain further as they found everything else about the park to be great.
The same reviewer also mentioned a change in park managers, noting that they were unaware of the replacement of Bernard until the day they informed the park of their departure. This lack of communication regarding a change in management could be a point of consideration for potential long-term residents. However, when the reviewer did inform the park of their move-out, the new manager, Arlene, was described as "exceptionally helpful," indicating a positive interaction at that stage. This suggests that while there may have been some transitional issues with the change in ownership and management, the current management appears to be responsive.
Promotional information is not explicitly provided in the reviews. To learn about current rates for both short-term and long-term stays, availability, and any special offers, interested individuals should contact Sunny Hill RV Park directly at (512) 420-3338 or +1 512-420-3338. Inquiring about the current management, the status of amenities, and any long-term stay discounts would be beneficial for those considering Sunny Hill RV Park as their next destination.
In conclusion, Sunny Hill RV Park in Liberty Hill, TX, offers a quiet, clean, and reportedly affordable option for those seeking "RV parks near me." Its location provides a balance between peacefulness and accessibility. The friendly park manager and the sense of community among residents are positive aspects highlighted in the reviews. However, prospective long-term residents should be aware of a past rent increase associated with a planned amenity that did not materialize for at least one resident, and a lack of communication regarding a change in management. Despite these points, the helpfulness of the current manager and the overall positive experiences shared by some residents suggest that Sunny Hill RV Park remains a viable option. Direct communication with the park management is recommended to obtain the most current information on rates, amenities, and policies.

Sunny Hill RV Park Reviews
This park is off the beaten path yet in the center of a lot of things. It's quiet, clean, and affordable. Made a lot of friends there and was sad to leave but my job sent me elsewhere. The park manager is really nice and she always has her sidekick, Oliver, with her. I recommend Sunny Hill.
Jan 11, 2025 · DishieI moved into Sunny Hill in January 2023. At first, my rent was $560 a month. It was great, reasonable, neighbors were nice, however a few confusing things happened when the park was bought out by someone else by spring of that same year. My rent went up by another $100 or so, and when I asked why, Bernard (the then manager) said the plan was for everyone to have their own shed, so everyone's rent now reflects that. There was a shed right outside my rv, so it looked like that shed was assigned to my spot, even though it was locked and used by someone else. I waited for news on that front, but by summer that shed I assumed would be for my spot was towed away. I accepted, albeit begrudgingly, that rent was raised, not so everyone can have the shed upgrade, but just because the new owner can. Everything else was great, so I never complained about it. The landscapers kept the vegetation trimmed and the park send monthly "park news" emails. Not sure this is a good point or bad point, but I was actually unaware that Bernard was replaced until quite literally the day I informed the park I was moving out. Once I did inform them I was leaving, Arlene was exceptionally helpful with my situation.

Jan 15, 2025 · Michael MasseyWhen i first moved in, Bernard was the manager. He was very sweet and helpful. The RV park decided to sell and they replaced him with a Karen named Arlene who is so nice to all the old white people. She seemed to judge me by my appearance from the way she was speaking to me. It was as if she looked down to me. Prices went up $150. I was asked to remove all “non outdoor items”. Apparently my Sun Shade was not a outdoor item. Nor was my outdoor canopy (It was torn up from winds so i had replaced it.), nor my plants, nor my kid’s outdoors toys lol. She said it did not fit the “aesthetics” of the whole RV park. I asked her why other people were allowed to have tents, trash, dead plants, etc. it was pretty hilarious how annoyed she was getting with me cuz she knew i was right. I removed it all anyways to keep the peace. In fact, i went and bought a brand new tent. She tried to tell me to remove it. I told her i could not as it is in USE everyday. Fast forward, I decided to sell my rv because I wanted something newer. My friend was going to let me use hers until i found something better. I told her the new rv was on its way and that i would be swapping out the rvs. She asked for the info on the rv. I provided that. She approved it. My friend who was bringing it had gotten into an accident and the rv was totaled. I had already sold my old rv to someone and i couldn’t get it back. they were getting ready to come and get it. I had to tell them to wait so i could figure out my living situation. When i explained this to the manager, she switched up on me telling me i was taking advantage of the rv park. It’s not like i planned for the rv to be totaled? I told her i was working on getting it towed and moving out. While we were packing up, i had my oldest daughter (20 yr old who doesnt live here) go throw the trash out. Arlene literally screamed at her saying things like HEY! Who are you!!! Why are you throwing trash here!!! My kid felt attacked and felt very intimidated. My little one was with her and saw all this. My kid was like, i am helping my mom move out. Arlene stuck up her nose and said nooooo moreeeee trash!!!! Lol i paid rent for the week i had to stay there so i had every right to use the trash. It was really weird. Then she started texting me threatening to impound the rv and shut off the electricity as the week is up (Sunday was the last day and the rv was picked up Monday). It was wild how she treated me like a second citizen. Everyone is moving out from this rv park and it is sad to see. I would not be surprised at all if this rv park shuts down eventually. The laundromat is god awful and the washers always stinks. Makes my clothes stink like sweat. I had to go somewhere else to wash my clothes every week. They are outdated as well, still using coins for this laundromat. They need better management thats non judgmental. I see her playing favorites. It is unfortunate. Good riddance though. Glad to finally move away from this rv park and its management. The people that lives there are lovely though. I will miss it. Definitely not Arlene and her little ugly dog.
