Sunset Village Introduce
For local users seeking "RV parks near me" – perhaps considering the flexibility of mobile home living within a community setting – Sunset Village, located at 1400 Old Sivells Bend Rd, Gainesville, TX 76240, USA, presents itself as a mobile home park option worth exploring. You can reach them at (940) 665-3836 or their mobile number, +1 940-665-3836, to inquire about residency opportunities and experience the community firsthand.
While categorized under "RV parks near me" on some platforms, it's important to clarify that Sunset Village primarily functions as a mobile home park. This means it typically offers long-term residency options for individuals and families who own or are looking to purchase and place a manufactured home. The environment, services, and features are generally geared towards creating a stable and comfortable long-term living situation rather than short-term RV stays, although some parks may accommodate RVs on a case-by-case basis or have designated sections.
Based on feedback from residents, Sunset Village is generally appreciated for its "quietness that is most of the time." This suggests a peaceful and tranquil living environment, which can be a significant draw for those seeking a calm and relaxed atmosphere in their residential community. The ability to enjoy quiet moments, as highlighted by one resident who loves "sitting on my deck working crosswords with a glass of wine," underscores the peaceful nature of the park.
However, it's important to note a specific environmental factor mentioned by a resident: occasional noise from neighbors' teenagers playing loud music in their cars. While this appears to be an intermittent issue, it's something potential residents sensitive to noise should be aware of. The resident experiencing this noise acknowledged it as their "only problem here," suggesting that the overall environment is otherwise peaceful. It also highlights the reality of community living where occasional noise from neighbors can occur, regardless of the park's general quietness.
Safety is another positive aspect highlighted by a resident who stated, "I feel safe" living at Sunset Village. This sense of security is crucial for residents and contributes significantly to the overall quality of life within the community. Feeling safe allows residents to relax and enjoy their surroundings without undue worry.
The management of Sunset Village receives positive feedback for their responsiveness and courtesy. One resident mentioned, "I rarely have problems here, and when I do, the manager deals with them quickly and courteously." This indicates a proactive and helpful management style, which is essential for addressing residents' concerns and maintaining a positive community environment. The manager, Tim, is described as "easy going and often willing to work with tenants in whatever way he can," suggesting a flexible and accommodating approach to resident relations.
The upkeep of the park's grounds also receives positive mention, with a resident noting, "Yards are mowed regularly." This indicates that the management takes pride in maintaining the aesthetic appeal and general upkeep of the community, contributing to a more pleasant living environment for all residents. Well-maintained grounds can enhance the overall sense of community and pride of ownership.
Practical services within Sunset Village are also noted. Residents appreciate that "mail boxes are well taken care of and always well lit," ensuring the security and accessibility of mail. Additionally, the "Manager's office is easily accessible," indicating that residents can readily reach out to management when needed, fostering open communication and efficient problem-solving.
While the reviews provide valuable insights into the environment and management of Sunset Village, specific details about all the services and features typically found in a mobile home park are not exhaustively listed. Potential residents might want to inquire about essential utilities provided (such as water, sewer, and electricity hookups at each lot), trash removal services, road maintenance within the park, and any communal amenities that might be available. These could include laundry facilities, community rooms, recreational areas, or pet-friendly provisions like designated dog parks.
Given that Sunset Village is primarily a mobile home park, the "features" would likely pertain to the infrastructure and layout designed for long-term manufactured home placement. This could include the size and configuration of individual lots, the availability of parking spaces, and any landscaping or common areas provided. Inquiring about the specific features of available lots and the overall park layout would be important for those considering residency.
Information regarding promotional offers or specific residency incentives is not provided in the available reviews. Individuals interested in becoming residents of Sunset Village should directly contact the management at the provided phone numbers to inquire about current lot availability, pricing structures (which may involve lot rental fees and utility charges), and any special promotions that might be offered to new residents. Understanding the financial aspects and any potential incentives is crucial for making an informed decision about long-term residency.
In conclusion, for local users who may be searching under "RV parks near me" but are open to the idea of long-term mobile home living, Sunset Village in Gainesville, TX, offers a generally quiet and safe environment with responsive and courteous management. Residents appreciate the regular yard maintenance and well-kept mail facilities. While occasional noise from neighbors' teenagers has been noted, the overall atmosphere is described as peaceful. To gain a comprehensive understanding of the services, features (such as lot sizes and utility provisions), and any current residency promotions, direct contact with the management of Sunset Village is highly recommended. This will allow potential residents to determine if this mobile home park aligns with their long-term housing needs and preferences in the Gainesville area.

Love the quietness that is most of the time. I do have neighbors whose teenagers play their heavy rock in their cars really loud with doors open and it gets annoying as the constant thudding gives me a headache but that is my only problem here. I feel safe and love sitting on my deck working crosswords with a glass of wine.

Dec 10, 2023 · chris grundyTim, who manages the park is one of the most helpful and friendly park managers you could ever hope to work with. The neighbors are generally friendly or keep to themselves. The only drawbacks are a ridiculous number of speedbumps that will scrape the underside of your car no matter how slowly you go and many people who don't abide by leash laws for their dogs.
Dec 26, 2017 · James Poteet IIWhat do i say.... Well park is clean most of time. Crime is low as farr as theft or anything bad. But the walls here are so.paper thin. Too much loud music here. So if you work a graveyard shift might want to invest in earplugs here. Tried to tell mgt. On this. Nothing done. So if you move here. Very affordable but there is no respect for your peace and quiet. You can call police but nothing done. Shame...
