Sweetwater Introduce
Are you searching for "RV parks near me" in the Zephyrhills, Florida area? Sweetwater RV Park, located at 37647 Chancey Rd, Zephyrhills, FL 33541, USA, offers a community for RVs, vacation homes, and full-time residents, primarily catering to individuals aged 55 and over. You can reach them at (813) 788-7513 or +1 813-788-7513 for inquiries.
Based on available customer reviews, Sweetwater RV Park presents a mixed experience. One reviewer expressed significant concern regarding the presence of feral cats throughout the park. This individual reported being attacked by a cat the previous year, necessitating rabies shots and incurring a substantial medical bill. They further stated that despite initial assurances from park management about addressing the feral cat issue, the management now appears to be supporting the cat population by feeding them, leading to litters throughout the park and cats jumping on personal property such as grills. Due to this issue, the reviewer indicated their intention to leave the park.
In contrast, another reviewer offered a more positive perspective on certain aspects of Sweetwater RV Park. They noted that the park accommodates RVs, vacation homes, and full-time residents over the age of 55, with several rental options available for travel trailers. This reviewer found the facility to be generally well-maintained, specifically highlighting the cleanliness of the laundry room. The laundry machines were reported to accept debit or credit cards and appeared to have a mobile payment option, with the cost being approximately $4.50 per load for washing and drying. The pool was described as clean, and the park offers seasonal activities for its residents. However, this reviewer pointed out a significant drawback: the RV spots are situated very close together, and the streets within the park are quite narrow. This close proximity and narrow roadways can lead to difficulties in maneuvering and navigating, especially when the park is at full capacity during peak season. The reviewer also mentioned that the general traffic in the surrounding area is heavy.
Considering these two reviews, potential residents of Sweetwater RV Park should be aware of both the amenities and the potential drawbacks. The park's appeal as a 55+ community offering various accommodation options, including RV sites, vacation homes, and full-time residency, might be attractive to those in this age group seeking a community environment. The presence of a clean laundry facility with modern payment options and a clean pool are definite advantages that contribute to the convenience and comfort of residents. The provision of seasonal activities also suggests an effort to foster a sense of community and engagement among the residents.
However, the serious concerns raised by one reviewer regarding the feral cat population cannot be dismissed lightly. The reported attack and the subsequent management's apparent shift towards supporting the increasing number of feral cats pose potential health and safety risks to residents. Individuals with allergies or phobias related to cats, as well as those concerned about potential animal attacks or property damage, should carefully consider this issue. It would be prudent for prospective residents to inquire directly with the park management about their current policies and actions regarding feral animals on the property.
The other significant issue highlighted – the close spacing of RV spots and narrow streets – could impact the overall experience of living in the park, particularly for those with larger RVs or those who value personal space. The difficulty in maneuvering and the potential for congestion during peak seasons are important factors to consider, especially for individuals who frequently enter and exit the park. The heavy traffic in the surrounding area might also be a consideration for those seeking a quiet and secluded environment.
For individuals searching for "RV parks near me" that cater to the 55+ demographic and offer amenities like a laundry room, pool, and activities, Sweetwater RV Park might present some appealing features. The availability of different accommodation types, including RV sites and vacation homes, could also be a draw. However, the reported issues with feral cats and the close proximity of the sites are crucial factors that potential residents must evaluate based on their personal preferences and tolerance levels.
It is recommended that prospective residents contact Sweetwater RV Park directly at the provided phone numbers to inquire about their current policies on pets and feral animals, as well as to gather more information about site sizes and park layout. Visiting the park in person, if possible, could provide a better understanding of the spacing between sites, the condition of the facilities, and the overall environment. Speaking with current residents (if feasible) could also offer valuable insights into the day-to-day living experience at Sweetwater RV Park.
In conclusion, Sweetwater RV Park in Zephyrhills, FL, offers a 55+ community with amenities such as a clean laundry facility, a pool, and seasonal activities. However, potential residents should carefully weigh the reported issues concerning a significant feral cat population and the close spacing of RV sites before making a decision. Direct communication with the park management and, if possible, a personal visit are highly recommended to assess whether Sweetwater RV Park aligns with individual needs and preferences when searching for "RV parks near me."

Sweetwater Reviews
Feral cats everywhere. I got attacked last year and needed rabies shots. First bill $22,000. Park management said it would clean up the cats and now they are embracing it and feeding them and litters thru out the park. They are jumping on my grill. We are leaving.
Mar 24, 2025 · Lynn HazletThis is an RV, vacation home and full time resident overr 55 trailer park. They have several rentals as well ans full time residents. Several options for travel trailers. The facility seems to be well maintained. The laundry room is clean. The machines take debit or credit cards. It appears to have the ability to pat by phone also. It is about $4.50 a load to wash and dry. The pool looks clean and they have seasonal activities. The only issue I noticed is the spots are so close together and the streets are very narrow. Once full for the season it is very difficult to get in and our. The traffic is very heavy in the area.

Mar 02, 2025 · Laura ConeSweetwater could be a nice park but the Managers of the park are completely devoid of any logic on how to run this park!!
Dec 24, 2024 · Eric SteinhauerConcerning Bingo: It is against the law of Bingo for a winner to call back their own Bingo. Do not make a mistake with duplicates and pay some people one amount and then adjust and short others due to not checking for duplicates. Someone visited here from another park and reported that Bingo here was the worst experience she has ever had. I choose not to go here anymore either. Too many conflicts of interest with the administrator who runs the activity. 🤔☹️ There is a way to speak to people and run a nice game that is enjoyable for all. I do not enjoy Bingo here. Be kind and fair when given authority over park activities. It is a privilege to have many activities here and they should be run by the laws of gaming and fairness for all.Concerning dog owners: If your dog eliminates waste, pick it up!! It does not belong left anywhere in our home park! 😔😵 One poor woman had waste she walked through on her parking pad. I am a dog owner and I am appalled that people leave waste all over our parks. I pick up a lot, but cannot use all of my bags to pick up after everyone else! It is nasty to make responsible dog owners have issues with others due to a few careless pet owners. The yards do not belong to the people who rent them. Our dogs have a right to use the grass along the roads as long as we pick up after them. They need to walk. Your keep off signs are supposed to be against the park rules. You do not own Sun Community property but are renters just like we are. A few bad pet owners does not give renters permission to yell at all dog owners for being on the grass as we walk our dogs! Please be kind to those who do not take for granted the privilege of dog ownership! We understand that there are bad ones that make us all look bad. We are not those people and our pets are taken care of and so is their waste. We all live or visit here and are supposed to be kind.Concerning upkeep of our park: Since losing our manager Robin it is disgusting to find debris left on our roads for days. Cigarette butts should be disposed of by smokers, I am tired of picking them up. Mold has been on our pool furniture and I am highly susceptible as a cancer survivor. I have even hauled down my own lounger at times which is difficult for me. When I use theirs I clean my chair before using it and leave it clean afterward, even when using a towel. The pool should never be overheated. It is a well kept pool. Residents use it all year long and summer water is miserably hot. So please stop overheating for snowbirds. The water should be kept a cool temperature. Robin used to make rounds with an employee who would clean debris along the roads, make notes of residents who needed to maintain the lots and keep laundry, pool and hall areas clean. This is not being done at those standards right now. The laundry room in Southern Charm had filthy machines, piles of lint on the floor and a full waste container. I clean before using the machines, but they were much worse than I have ever seen them before. I use these due to city water that can leave clothes dingy. But I never experienced such a mess as I did using them on the holiday weekend. Please clean up your messes. Pick up your cigarette butts alongthe road and any debris. I have missed a dog bag when I have walked my dog and made the rounds looking for it and picking it up even in the middle of the night with a flashlight at all times. Sitting in your golf cart and walking your dog but not picking up the waste is not being a good patron of our park.I really enjoy all of the activities available here. Our pool is absolutely beautiful, but needs to be refreshing for those of us who live here year round. This is my home. Please help keep it a wonderful place for our little people and dogs family. We loved it here when Robin was our park manager. I am very disappointed. Plus as a responsible person in the park who maintains and takes care, please do not call with threats when we use our paid for storage to park our vehicle while cleaning our lot!!!!! Carrie!!!!
