Terrace Trailer Park Introduce
Terrace Trailer Park is located at 637 River Rd #17, Modesto, CA 95351, USA. For individuals searching for 'RV parks near me' or considering a trailer park for long-term living in the Modesto area, it is crucial to gather a comprehensive understanding of potential options. This introduction aims to provide an objective overview of Terrace Trailer Park based on recent customer reviews available online.
One recurring concern in the reviews pertains to the park's maintenance and security. A reviewer explicitly states that "Management keeps ignoring damaged fencing and vagrants and wildlife keep trespassing to and from under the bridge." This raises significant issues regarding the security and upkeep of the property. Damaged fencing can compromise the safety and privacy of residents, while trespassing by vagrants and wildlife can lead to potential disturbances and safety hazards. The reviewer's assertion that these issues are being ignored by management is a serious point of consideration for prospective residents.
Another reviewer offers a more nuanced perspective on the park's environment. They note that it is "fairly quiet... for a trailer park that is," suggesting a generally peaceful atmosphere relative to other similar communities. This reviewer also offers a comparative opinion, stating that Terrace Trailer Park is "definitely the better of the few parks nearby." This implies that while it may have its drawbacks, it might still be a preferred option compared to other local trailer parks.
However, this same reviewer also points out several significant shortcomings. They observe that "most of the trailers here are older and a bit ran down," indicating that the overall aesthetic and condition of the park might not be ideal for those seeking a more modern or well-maintained environment. Furthermore, they describe the "cheap little fences that separate the spaces" as being "extremely old and falling apart," corroborating the issue of damaged fencing mentioned in the other review and highlighting a lack of upkeep in this area.
The issue of maintenance extends beyond the fencing, according to this reviewer, who claims, "There's never any upkeep or maintenance done around the property because the manager fired the maintenance guy, just to save a few bucks." If this is accurate, it suggests a systemic neglect of the park's infrastructure and general appearance, which could impact the quality of life for residents. The reviewer further alleges that despite this lack of maintenance, the "space rent" is being raised "every couple of months," which would understandably be a source of frustration for residents who are not seeing improvements corresponding to the increased cost.
Considering the platform category "RV parks near me," these reviews provide insights that are relevant to both long-term trailer residents and potentially short-term or extended-stay RVers. The quiet environment might be appealing to those seeking a peaceful stay. However, the concerns about security due to damaged fencing and trespassing, the generally run-down appearance of the park, and the alleged lack of maintenance are significant drawbacks that RV travelers would also need to consider. The frequent rent increases without apparent improvements would also be a factor for those planning a longer stay in their RV.
To provide a more detailed picture of Terrace Trailer Park, we can infer some potential services and features commonly found in trailer or RV parks, while acknowledging that the provided reviews do not confirm their presence or quality and, in some cases, suggest deficiencies:
- Utility hookups for trailers and potentially RVs, including water, sewer, and electricity. The condition and reliability of these hookups are not discussed in the reviews.
- Grounds maintenance, which is heavily criticized in one review as being virtually non-existent due to the alleged firing of the maintenance personnel.
- Roads and pathways within the park, the condition of which is not specified but might be expected to reflect the overall lack of upkeep.
- Potential for communal amenities such as laundry facilities or restrooms/showers, which are not mentioned in the provided feedback.
- Fencing between spaces, which is described as old and falling apart, raising concerns about privacy and security.
- Management presence and responsiveness, which is negatively portrayed in one review regarding the handling of security and maintenance issues.
- Any recreational facilities or community areas are not mentioned, suggesting they might be limited or non-existent.
- Security measures beyond the damaged fencing are not discussed.
Given the serious concerns raised in the reviews regarding management's responsiveness to security and maintenance issues, as well as the alleged frequent rent increases without corresponding improvements, prospective residents, including RVers, should exercise caution and conduct thorough due diligence. It would be advisable to visit Terrace Trailer Park in person to assess the conditions firsthand and, if possible, speak with current residents to gain a broader range of perspectives on the living experience there.
For those interested in learning more about Terrace Trailer Park, including its policies on RVs, specific amenities offered (if any), current rental rates, and the management's response to the issues raised in these reviews, it is strongly recommended to contact the park directly at (209) 577-2032 or +1 209-577-2032. Direct communication can provide an opportunity to ask specific questions and potentially gain a more balanced understanding, although it is important to be aware of the negative feedback provided by previous residents.
In conclusion, the available online reviews for Terrace Trailer Park in Modesto, CA, paint a concerning picture regarding park maintenance, security due to damaged fencing and trespassing, and alleged management neglect, coupled with frequent rent increases. While one reviewer notes that it is relatively quiet and potentially better than other nearby options, the significant issues raised suggest that prospective residents, whether for long-term trailer living or as RV travelers seeking 'RV parks near me', should carefully weigh these factors and conduct thorough research before making a decision.

Jan 10, 2025 · Katherine BeamVery nice place and the mangers are very pleasant to talk with and very helpful to but they had no open spots they were all full I was calling for a freind but I would move there if I did not find Driftwood park they had open spots Happy here.
Aug 28, 2024 · Phyllis SweetI like the place been here for several years, maybe 3 and a half. It has its ups and downs, like most places. Overall the community is quiet and more mature. There is very little riff raff (not as bad as that other review was saying, at least in my experience thus far.) The Park appears to be moving in a more positive direction as far as cleanliness. They recently improved the wash room and got some undesirables out(from what i was told). I'm starting to want to hang out at the river again and do my laundry here, it got a little gloomy for a minute and too hot really. Fishing is carp blue gill and some bass(stripper) mostly carp though, BIG ONES too. with the private river bank to fish on, it can be pretty relaxing. I do not like the people under the bridge walking through, but its a free country. Not much else to say. I hope to see, one day, maybe a vending machine in the wash room with soaps and snacks, that would be cool (hint, hint). If you can get yourself a spot this would be the better of the options around. the area is pretty rough, but I've lived in way worse and this "quiet" is a great quiet. my only real complaint is some important issues don't get handled in a timely manner, at all. other than that, the owners are great and seemingly awesome and the neighbors mind their business for the most part. I would say come check it out. the river that is..
Jul 16, 2021 · Chris C.Managers are rude and don't really care about people. And some of the residents are absolutely disgusting... My dad has a neighbor that has no life, so she tries causing problems with them every single day. My dad is 50 years old.... And the managers don't care that the neighbors are doing stuff to him. He's loved there for 10 plus years. They moved in this year or last year. Its horrible!!!!! And ghetto....
