Texas 46 RV Park Introduce
If you are searching for "RV parks near me" in the Spring Branch, Texas area, Texas 46 RV Park, located at 185 Mitchell Dr, Spring Branch, TX 78070, USA, presents itself as a community with both positive and concerning aspects based on recent customer reviews. It's important for potential residents to consider both the positive attributes and the reported issues to make an informed decision.
One current resident, who had been at the park for nearly two years at the time of their review, described the Park Owner as "probably one of the nicest, kindest people" they had met in a long time. This positive feedback suggests a welcoming and personable management style, which can contribute significantly to a positive living experience. This reviewer also noted the presence of "beautiful large trees" within the park, indicating a potentially pleasant and shaded environment. Additionally, they mentioned a "nice club house with shower and laundry facilities," which are valuable amenities for RV living. The reviewer also appreciated the community atmosphere, describing the residents as "friendly, hard working people" with "no wild partier types," suggesting a quiet and respectful environment. For pet owners, the presence of a "nice dog park area" was a significant plus, contributing to their overall happiness at the park.
However, a more critical review from a former resident paints a contrasting picture, highlighting significant concerns regarding management responsiveness and the condition of at least one of the rental cabins. This reviewer initially reported issues with the management's alleged failure to enforce park rules regarding noisy tenants and claimed to have experienced verbal abuse when reporting such incidents. Furthermore, they detailed significant problems with a cabin they rented, stating that it "flooded significantly with each heavy rain," leading to a "serious mildew issue" in the HVAC system, below the flooring, and under the kitchen cabinets. The reviewer strongly cautioned against renting a cabin due to these alleged health hazards and described the management as "not living on site" and "difficult to reach," making the park a "poor choice."
In a subsequent update to their review, the former resident directly refuted the management's response to their initial feedback, claiming that the management made false statements. Specifically, they denied taping the windows shut and reiterated that the cabin did indeed leak, stating they had to call the local Fire Department during a heavy rainfall due to significant flooding and concerns about electrocution. They also clarified actions taken regarding the HVAC system (placing a HEPA filter for mold protection) and the kitchen cabinets (removing doors due to improper installation). Additionally, this reviewer corroborated their initial complaint about a noisy neighbor, alleging repeated loud music and yelling at all hours, with "management" consistently refusing to enforce quiet hours. The reviewer also mentioned a disturbing incident involving a neighboring tenant whose wife disappeared and was later found deceased, expressing relief at no longer residing at the park and hoping for better management in the future. They firmly stood by their original review as truthful.
Considering these contrasting reviews, potential residents of Texas 46 RV Park should be aware of both the positive aspects highlighted by a current long-term resident and the serious concerns raised by a former resident regarding management responsiveness, rule enforcement, and the condition of at least one of the rental cabins. The presence of large trees and amenities like a clubhouse, shower and laundry facilities, and a dog park are definite positives. The description of a friendly and quiet community of "hard working people" is also appealing.
However, the allegations of poor management, failure to enforce rules, significant flooding and mold issues in a rental cabin, difficulty in reaching management, and alleged dishonesty in response to feedback are serious red flags that potential residents should carefully consider. The direct contradiction between the management's perspective (implied in their response to the negative review, though not directly quoted here) and the former resident's detailed account necessitates a thorough investigation by anyone considering residing at Texas 46 RV Park, especially if they are considering renting a cabin.
Given the nature of the conflicting reports, it is crucial for prospective residents to conduct their own due diligence. This could include visiting the park in person to assess the environment and the condition of the facilities, if possible. Speaking with current residents (beyond the one positive review available online) could provide a more comprehensive understanding of the community and the management's responsiveness. Inquiring specifically about the history and condition of any rental cabins would also be prudent.
Promotional information is not explicitly provided in the reviews. The positive review serves as an indirect promotion by highlighting the nice environment, amenities, and friendly community. However, the negative review and its update strongly counteract this, raising serious concerns that would likely deter potential residents unless addressed transparently and effectively by the park management. To obtain information about current rates, availability, and any specific policies or assurances regarding maintenance and management responsiveness, interested individuals should contact Texas 46 RV Park directly at (832) 641-8217 or +1 832-641-8217. It would be wise to ask detailed questions based on the issues raised in the negative review to gauge the current management's approach to these concerns.
In conclusion, Texas 46 RV Park in Spring Branch, TX, appears to offer a setting with appealing natural features and community aspects, as noted by one long-term resident. However, significant concerns have been raised by a former resident regarding management practices and the condition of at least one rental cabin. Local users searching for "RV parks near me" should carefully weigh these contrasting reports and conduct thorough personal research before making a decision about residing at Texas 46 RV Park. Direct communication with the management and, if possible, current residents is highly recommended to gain a balanced and informed perspective.

Texas 46 RV Park Reviews
I am a current resident, I have been here almost 2 years. The Park Owner is probably one of the nicest, kindest people I have met in a very long time. The park itself is very nice, beautiful large trees, , nice club house, with shower and laundry facilities. No wild partier types, just friendly, hard working people. Also, nice dog park area. Me and my puppies are very happy here.
May 07, 2023 · Sabrina MillerUPDATE: Management lied in their response to my honest review. He said that I had taped the windows shut - a LIE. He said the cabin doesn't leak - ANOTHER LIE. You can easily verify this by calling the local Fire Department. I had to call them the night we had heavy rainfall because the water just poured into the cabin because it was built at ground level! They came to inspect and to shut off the power so I didn't get electrocuted. I did NOT do anything to the HVAC other than placing a HEPA filter over the air output to protect my lungs from the MOLD problem beneath the flooring and inside the HVAC. I definitely had to remove the kitchen cabinet doors because they were installed right next to the ceiling, as he well knows, and they would not open all the way!! Crazy stuff. Additionally, the tenant next to me was repeatedly playing loud music at all hours on many occasions. Also, that same tenant would often yell at someone in their RV so loud that I could hear it inside my cabin. "Management" always refused to make that tenant comply with the so-called "quiet hours" that were never enforced. The same tenant that was next to me had his wife disappear, and she was later found dead. So I am glad to not be there anymore. Hopefully one day this park will have better management. I stand by my review, as it was all truthful. You may read it below:Original Review: Management lied about enforcing their own park rules about not allowing noisy tenants. When I reported noisy neighbors, I was verbally abused.Additionally, the cabin flooded significantly with each heavy rain, so there is a serious mildew issue in the HVAC, below the flooring, and underneath the kitchen cabinets. I cannot recommend this park due to poor management, and I highly caution about renting a cabin that is a serious health hazard. Management does NOT live on site, and is difficult to reach, making this park a poor choice.
Aug 18, 2022 · T CNothing like the description! A very old RV that looks like a junk yard at the entrance. The golf area has weeds growing. Big dogs off leash running loose. The lots are very small with no parking.

Dec 18, 2021 · Adam VasquezA wonderful place to stay. Very quiet with nice neighbors. This is a park for full-timers. Not a place for transient short term rentals.
