The Mark MHC Introduce
For local users exploring "RV parks near me," it's important to understand the distinction between traditional RV parks offering short-term stays and mobile home communities like The Mark MHC, located at 3200 13th St, St Cloud, FL 34769. While not a typical RV park catering to transient recreational vehicles, The Mark MHC provides a residential setting for manufactured homes, offering a different type of long-term living solution in the St. Cloud area. This introduction aims to provide a detailed overview of The Mark MHC based on available customer reviews, highlighting its environment, services, and features for those considering a move to a mobile home community.
One of the primary advantages of The Mark MHC, according to a long-term resident of five years, is its convenient location. The phrase "close to everything" suggests that residents benefit from easy access to local amenities, services, and possibly attractions within the St. Cloud area. This can be a significant factor for individuals seeking a community that offers both a residential feel and proximity to daily necessities and leisure activities.
However, this same long-term resident also pointed out a notable concern: "a lot of staff turnover." This high turnover rate is interpreted as an indicator of potentially "not good management." Consistent staffing is often crucial for community stability and efficient handling of resident needs and concerns. Frequent changes in staff can sometimes lead to inconsistencies in service and a lack of familiarity with residents and community-specific issues.
Another area for potential improvement mentioned by the resident is the condition of the "common areas," specifically citing the "mail room" as an example. The upkeep and functionality of common areas contribute significantly to the overall living experience in a community. Well-maintained common spaces can foster a sense of pride and belonging among residents, while poorly maintained areas can detract from the quality of life.
Despite these criticisms, the long-term resident also stated, "But I have never had a problem, and neither has my mother who lives here too." This suggests that while there may be areas needing attention, many residents may still experience a generally positive living environment within The Mark MHC. It implies that the mentioned issues might not directly impact the day-to-day lives of all residents in a significantly negative way.
A separate review offers additional insights into the amenities and potential drawbacks of The Mark MHC. This reviewer described the "Park" as "very nice overall," indicating a generally positive impression of the community's aesthetic and possibly its layout or atmosphere. This aligns with the other review suggesting a livable environment despite some shortcomings.
However, this second reviewer raised two specific issues. The first was related to noise, mentioning "the lawn cutting at 8 am, while trying to sleep." Noise disturbances, especially early in the morning, can be disruptive to residents' peace and quiet, particularly those with different work schedules or sleep patterns. This suggests a potential need for better communication or adjustments regarding maintenance schedules to minimize impact on residents.
The second issue highlighted by this reviewer concerned the recreational facilities. They noted that "the heater in the pool was OFF the whole time and cold." For residents who value and utilize the pool, especially during cooler months, a non-functional heater can be a significant disappointment. This points to a potential lapse in amenity maintenance that could affect the overall enjoyment of the community's facilities.
On a more positive note, the same reviewer enthusiastically mentioned that "the hot tub however was FANTASTIC!" A well-maintained and enjoyable hot tub can be a significant amenity, providing relaxation and a social gathering spot for residents. The strong positive feedback on this particular amenity suggests that The Mark MHC does offer some appealing recreational options.
Based on their overall experience, this reviewer stated they "Would definitely recommend!" The fact that they would recommend the park despite the issues with lawn cutting and the cold pool suggests that the positive aspects of The Mark MHC, such as its overall niceness and the fantastic hot tub, may outweigh these drawbacks for some individuals.
Considering the perspective of local users searching for "RV parks near me," it is crucial to reiterate that The Mark MHC is a mobile home community, not a traditional RV park. Therefore, it likely offers long-term or semi-permanent residency options for manufactured homes rather than short-term or transient spots for RVs. Individuals seeking a permanent or extended stay in a manufactured home setting in St. Cloud might find The Mark MHC to be a potential option due to its convenient location and overall pleasant environment.
However, potential residents should also carefully consider the reported issues, such as the high staff turnover (potentially indicating management concerns), the need for improvement in common areas like the mail room, early morning noise from lawn maintenance, and the potential for inconsistent maintenance of amenities like the pool heater. The positive feedback regarding the hot tub and the general niceness of the park should also be taken into account.
To gain a comprehensive understanding of The Mark MHC, prospective residents are encouraged to:
- Contact The Mark MHC directly at (407) 892-3979 or +1 407-892-3979 to inquire about residency options, lot availability, fees, and community rules.
- Ask specific questions about the current management structure and any recent changes in staff.
- Inquire about the maintenance schedule for common areas and amenities, including the pool and landscaping.
- If possible, schedule a visit to the community to assess the environment, the condition of the common areas, and the overall atmosphere firsthand.
- Speak with current residents to gather a broader range of opinions and experiences beyond the limited online reviews.
In conclusion, The Mark MHC in St. Cloud, FL, offers a mobile home community with a convenient location that residents appreciate. While the park is described as "very nice overall," potential drawbacks include high staff turnover, the need for improvement in common areas, potential noise from early morning lawn care, and possible inconsistencies in amenity maintenance. The fantastic hot tub is a notable positive. For local users seeking long-term living in a manufactured home community rather than short-term RV parking, The Mark MHC presents a mixed picture that warrants careful consideration and thorough investigation.

The Mark MHC Reviews
I like it because it is close to everything. I have been here for 5 years and the only thing is that there is a lot of staff turnover, which indicates that they do not have good management. The common areas could be better, like the mail room, for example. But I have never had a problem, and neither has my mother who lives here too.

May 06, 2025 · Miguel RiveraThis place is nasty. They have maggot infested mobile homes. DO NOT rent from this place. They take no responsibility of there property and the conditions they let elderly people live in. The properly manager Jennifer zinn-Sheldon is a joke. I will be reporting them to the city as well.
May 24, 2024 · Sabrina SotoFairly quiet, adult only living. Great for ppl who don't want a fast-paced neighborhood or lot of kids around. In the corner or the mid-city of Saint Cloud (near Mercury Marine area). Lots of acrage...not all homes are packed tightly. It's a calm & peaceful vibe with nature. Small town life. Near stores and hwy, but not noisy from it.
