March 2025: I’ve lived here for four plus years now and for me it’s perfect. For my tastes it’s a high-amenity location, with a level of un-governed chaos that I’m comfortable with. If things get too unlivable, the county police will come if you just call them. For others, however, about a third of the park either has a for-sale sign in their window or intend to sell but have not yet posted with a realtor. So…as in the song Hotel California, “you can check out any time you like but you can never leave”. You will pay lot rent until you sell your house…..and homes here are not selling. But again, for me: this park rocks!July 2024. Yow! My rating of The Reserve goes up to four stars from three! Reason: The Reserve and Gemstone paid to remove a tree that fell across the canal into my yard: it’s gone! They are trimming other trees as well. The clubhouse and pool area are primo! The only reason why not five stars is the shrouded June $35 per month water/sewer increase. So prospective home buyers: given improved park management/ownership: this location becomes a hot rock. If your lifestyle choices match those professed by the authors Stanley and Danko, strike now like a bass on a worm and buy a home here.My July 2023 writeup:Don’t move here unless you can actually afford to “retire”. That means more than an affordable house. Unforeseen expenses happen such as $4800 to cut an unstable oak tree down before hurricane season, a $35 per month base increase in water and sewer for which no by-dollar explanation has yet surfaced, and rent increases with inflation. Lot rent increases WILL happen yearly. If, however, you want an unbeatable high-amenity location, don’t mind some chaos but not much violent crime, love forrest, jungle, birds/critters, and want to get out of a large state income nest egg tax: this is your jackpot. Move here while it’s still available.Bike trails, fantastic library, city parks, a county bus, two grocery stores within a mile, paddle board rental down the street, good-enough nightclubs, access to the Sun-coast Parkway: “high amenity” defined. How to quickly become disappointed and angry: don’t account for increasing costs, eat five or more evening meals in restaurants each week, assume Tampa Airport is an easy way to visit Michigan, buy yourself a new truck because you deserve it. Do these things and you, a new buyer, will sell within two years. - Ben

The Reserve at Homosassa Springs Introduce

If you are searching for "RV parks near me" in the Homosassa Springs, Florida area, The Reserve at Homosassa Springs, located at 8975 W Halls River Rd, Homosassa, FL 34448, USA, presents a unique and potentially high-amenity living experience, according to resident reviews. You can contact them at (352) 628-2090 or +1 352-628-2090 for inquiries. However, prospective residents should carefully consider the nuances and potential financial implications highlighted in the feedback.

One long-term resident, writing in March 2025 after four-plus years of living at The Reserve, describes it as "perfect" for their tastes, characterizing it as a "high-amenity location" with a level of "un-governed chaos" they find comfortable. This suggests a community that offers a range of conveniences and attractions but might also have a less strictly regulated environment. This reviewer also notes a somewhat concerning trend: a significant portion of the park has residents either actively trying to sell their homes or intending to sell soon. They draw a parallel to the "Hotel California" lyrics, stating that while residents can "check out any time," they "can never leave" in the sense that they remain responsible for lot rent until their house is sold, and according to this reviewer, homes in the community are not selling quickly. Despite this, the reviewer reiterates that "this park rocks" for them personally.

A mid-2024 review (July 2024) shows an increased positive sentiment from the same resident, raising their rating to four stars from three. The primary reason for this improvement was the removal of a tree that had fallen across a canal into their yard, a service provided by The Reserve and Gemstone (presumably the management or ownership). They also noted ongoing tree trimming throughout the park and described the clubhouse and pool area as "primo," indicating high quality. The only reason for not awarding five stars was a "shrouded" $35 per month water/sewer increase in June, suggesting a lack of transparency regarding this cost.

This same reviewer, reflecting on their experiences, advises prospective homebuyers that, with improved park management/ownership, The Reserve has become a "hot rock." They suggest that if a buyer's lifestyle aligns with certain authors (Stanley and Danko, likely referencing a focus on frugality and financial independence), they should seize the opportunity to buy a home there. This implies that while the location offers high amenities, financial prudence is essential for a positive long-term experience.

Looking back to a mid-2023 review (July 2023) from the same individual provides further context. They cautioned against moving to The Reserve unless one can genuinely afford to "retire," which they define as encompassing more than just an affordable house. They highlighted unforeseen expenses such as a significant cost to remove an unstable tree, the unexplained water/sewer base increase, and the expectation of yearly lot rent increases tied to inflation. This underscores the potential for rising costs beyond the initial purchase price.

However, the 2023 review also emphasizes the "unbeatable high-amenity location," citing proximity to bike trails, a fantastic library, city parks, a county bus, two grocery stores within a mile, paddle board rentals, "good-enough nightclubs," and access to the Sun-coast Parkway. This paints a picture of a community situated in a convenient area with a wide range of external amenities. The reviewer also mentioned the appeal of escaping state income tax for those moving from larger states and described the area's natural beauty, including forests, jungle-like vegetation, birds, and other wildlife.

The 2023 review also offered advice on how to become quickly disappointed, including not accounting for increasing costs, frequently dining out, relying on Tampa Airport for travel to distant locations, and making impulsive large purchases. This again emphasizes the need for financial awareness when considering living at The Reserve.

Finally, another reviewer praised the park manager for going "above and beyond" their job, noting their constant work outdoors, their role in the improvements and upgrading of The Reserve, and their excellent people skills. This reviewer expressed pride in their community's progress and its beauty, attributing much of it to the manager's dedication. The only negative comment from this reviewer was the appearance of a pink mobile home at the entrance, which they felt looked like "low income" and detracted from the otherwise improving aesthetics, especially highlighting the landscaping and design in the clubhouse and the beautiful pool. This further confirms the presence of a well-maintained clubhouse and pool as key amenities within the park.

In summary, The Reserve at Homosassa Springs appears to be a mobile home park in a high-amenity location, offering access to numerous external conveniences and a naturally appealing environment. It features internal amenities such as a clubhouse and a well-regarded pool. Recent improvements and a dedicated manager seem to be enhancing the community. However, prospective residents should be aware of potential for rising costs, including lot rent and utilities, and the challenge some residents face in selling their homes while still being responsible for lot rent. The community might also have a more relaxed regulatory environment, which some residents appreciate while others might prefer more structure. The mix of positive feedback regarding amenities and management with concerns about costs and the housing market within the park suggests that The Reserve at Homosassa Springs could be a good fit for those who value the location and amenities and are financially prepared for potential increases in living expenses and a potentially slow housing market within the community.
