Timberlake Manufactured Home Community Introduce
Timberlake Manufactured Home Community is located at 2600 W Michigan Ave, Pensacola, FL 32526, USA. Interested individuals can contact the community at (850) 944-5487 or via mobile at +1 850-944-5487. While primarily a manufactured home community, local users searching under the category "RV parks near me" might consider such communities for longer-term stays if they accommodate RVs. However, the information available focuses on the experiences of mobile home residents, providing insights into the environment, services, and features relevant to that type of living.
The available customer reviews for Timberlake Manufactured Home Community present a mixed picture, with both positive and negative feedback regarding various aspects of the community. It is important to consider these differing perspectives to gain a balanced understanding for prospective residents or those who might be considering it as an option under the "RV parks near me" category for extended stays.
Environment and Atmosphere: Community Spirit vs. Traffic Concerns
One recent resident expresses a positive initial impression of Timberlake Manufactured Home Community. They highlight the friendly nature of the community, stating, "We love living here- the community (people) are nice." This suggests a welcoming social environment where neighbors are friendly and a sense of community exists. The reviewer also praises the managers as "super nice" and notes their prompt responsiveness to maintenance issues upon moving in, with problems being fixed within 24 hours. This indicates a potentially positive and efficient management team, at least in their initial interactions.
However, this positive feedback is contrasted by significant concerns regarding the location and infrastructure. The reviewer points out a major drawback: the difficulty in entering and exiting the community due to traffic on West Michigan Avenue. They state, "it is a PAIN to get in and out of the community because of traffic, there needs to be a light on Michigan (there are wrecks almost every other day in front of the neighborhood with only one exit/entrance)." This is a serious concern related to safety and convenience for residents, especially with over 300 homes in the community and ongoing expansion.
In contrast, a long-term resident of 12 years expresses a very negative view of the community's environment and management over time. They state that the situation "gets worse every year," indicating a decline in the quality of living. This long-term perspective provides a critical counterpoint to the more recent positive experience.
Services and Amenities: Conflicting Views on Management and Rising Fees
The services and amenities at Timberlake Manufactured Home Community are viewed differently by the two reviewers. The recent resident appreciated the prompt maintenance service they received upon moving in. However, the long-term resident has significant complaints about the management, stating that "The people the have running it are never there and if they are the door is never unlocked." This suggests a lack of accessibility or responsiveness from the current management, contradicting the positive experience of the newer resident.
A major concern raised by the long-term resident is the issue of rising fees. They report that "The fees go up every year when the park grounds get worse. They went up on me 3 times last year and its going up again for the second time this year already." This indicates a potential trend of increasing costs for residents without a corresponding improvement in the park's grounds or services, leading to dissatisfaction. They also mention not receiving invoices anymore, further highlighting issues with the management's administrative functions.
Regarding utilities, the recent resident mentions, "the rent is HIGH for a small piece of property (and you pay your own water bill) & own your house!" This clarifies that residents own their homes but lease the land, and they are responsible for their water bills, which adds to the overall cost of living in the community.
The reviews do not provide specific details about other amenities that might be available within the community, such as recreational facilities, laundry services, or community centers. For those considering Timberlake as a potential option under "RV parks near me" for a longer stay, information on RV-specific amenities like hookups, dump stations, or site sizes is not available in these reviews.

- Declining Conditions and Rising Fees (according to a long-term resident): Perception that park grounds are worsening while fees increase.
- Management Accessibility and Responsiveness Concerns (according to a long-term resident): Difficulty in contacting management and perceived rudeness.

Timberlake Manufactured Home Community Reviews
We love living here- the community (people) are nice- the managers are super nice- we moved in back in September. We had a few issues with our house upon moving in and they came right over and fixed them within 24 hours. I will say the rent is HIGH for a small piece of property (and you pay your own water bill) & own your house! Also, it is a PAIN to get in and out of the community because of traffic, there needs to be a light on Michigan (there are wrecks almost every other day in front of the neighborhood with only one exit/entrance) with over 300 homes in this community and adding homes monthly.
Jan 22, 2025 · Daniel DavisI have lived here for 12 yrs and it gets worse every year. The fees go up every year when the park grounds get worse. They went up on me 3 times last year and its going up again for the second time this year already. The people the have running it are never there and if they are the door is never unlocked. I never get my invoice anymore. They are so rude. Once my contract stipulations are up, I will be moving. Worst place ever! DO NOT RECOMMEND!
Mar 29, 2025 · Mariah GossettA nice trailer and RV subdivision for snowbirds and older folks to live so I'm young folks might not like it as much. The people who run the place though can be kind of strict and stuck in their ways but it is a well-kept in clean place there is many riddles but for good reasons. A good place to see if there is a trailer available any are for red or for sale or rent to own by owner.
Nov 29, 2024 · Morgan ColeI attempted to buy a mobile home in the park but was not able to get the office people to provide the lender with information to complete the loan or mobile home information to get insurance. This went on for three months. People in the office did not answer the phone and were unhelpful. The corporate office was no help. They got all my personal information id date of birth copy of my drivers license. Its really scary! What will they do with that information. Buyer beware. You do not want to get involved with this company. Very shady.
Oct 01, 2024 · Nancie BaysThe manager worked with me and stayed on top of it communicated very well about getting my AC fixed within a few days.I must say it was extremely hot and I have children and a service animal so I appreciate the cool air once fixed! she contacted a different company to come out to make sure that it was taken care of ! I will come back at a later date and rate my progress after the maintenance vendor comes out to fix other issues I have in my home.
