Timberland RV Park Introduce
Searching for "RV parks near me" in the Raymond, Washington area? Timberland RV Park, located at 850 Crescent St, Raymond, WA 98577, USA, offers a location with reported scenic views and cleanliness, but recent customer reviews also indicate important considerations regarding the park's layout and occupancy. This introduction aims to provide an objective overview of Timberland RV Park based on the available feedback, helping prospective visitors make informed decisions.
Timberland RV Park is situated in Raymond, a town in Pacific County, Washington, known for its proximity to the Willapa River and the coast. The park's location reportedly offers "pretty views of the mountains and the inlet of the ocean," which can be a significant draw for nature enthusiasts and those seeking a picturesque setting during their travels. However, it is crucial to balance these potential environmental benefits with practical considerations regarding the park's facilities and layout, as described by recent visitors.
The Environment: Scenic Views with Potential for Crowding
One of the notable aspects of Timberland RV Park, according to a recent visitor, is its scenic environment, offering "pretty views of the mountains and the inlet of the ocean." This suggests that the location provides a visually appealing backdrop for those staying at the park. The cleanliness of the RV park itself was also noted positively in one review, indicating that the management maintains a certain level of upkeep within the grounds.
However, several reviews highlight significant concerns about crowding within the park. One visitor stated, "It was so crowded I couldn’t even pull through a ‘pull through’ because the RV’s were so close together and the rows were too close." This suggests that the density of RVs within the park might impact maneuverability, even on sites intended for easy entry and exit. This could be a significant factor for RVers with larger rigs or those who prefer more space between sites.
Another reviewer echoed these concerns, stating that the park is "much too crowded." This perception of overcrowding can affect the overall comfort and experience of guests, potentially leading to a less relaxing stay than anticipated.
Services and Features: Clean Bathrooms, but Limited Site Space
Based on the available reviews, the services and features at Timberland RV Park include:
- Clean Bathrooms with Key Access: One visitor noted that the "Bathrooms need a key to get in and were clean." This suggests that while access might be controlled for security or maintenance reasons, the facilities are kept in a satisfactory condition.
- Potential for Pull-Through Sites (with caveats): While the park may offer pull-through sites, the crowding reported by one visitor made even these difficult to navigate, requiring a back-in instead. Prospective guests should inquire about the actual accessibility of pull-through sites based on their RV size and current park occupancy.
However, the reviews also point out limitations regarding site space:
- Small Site Sizes: One reviewer described their spot as "only 3/4 of a spot," indicating that the allocated space was inadequate. This resulted in a situation where they had to choose between fully opening their RV door or their slide-out, but not both simultaneously.
- Proximity to Neighbors: The same reviewer mentioned that "The long term people on either side had slides that opened towards us," further emphasizing the close proximity of sites and potential encroachment on personal space.
Other standard RV park amenities, such as water, sewer, and electrical hookups, are typically expected but not explicitly detailed in these reviews. Wi-Fi availability, laundry facilities, or communal areas are also not mentioned. Prospective guests should inquire about these specific amenities when booking.
Long-Term Occupancy and Rule Enforcement
A significant point raised in the reviews is the apparent prevalence of long-term RV parking, with one visitor suggesting, "This really isn’t an RV Park any more. It’s more of a mobile home Park for long term RV parking." This shift towards longer-term occupancy could contribute to the reported crowding and might also influence the overall atmosphere of the park, potentially differing from a typical short-term RV resort.
Furthermore, one reviewer noted, "It seemed to me that the rules were totally ignored by the long term renters." This is a serious concern as inconsistent rule enforcement can detract from the experience of other guests and potentially lead to a less orderly environment.
Rate and Overall Value
One visitor mentioned that "The rate was $30 at this time but I’d actually rather have stayed in a parking lot or rest area," based on their experience with the crowding and limited site space. This suggests that, for some, the perceived value did not align with the cost, especially when considering the constraints encountered.

Recommendations for Prospective Visitors
Based on the recent customer reviews, prospective visitors to Timberland RV Park should be prepared for the possibility of a crowded environment and potentially limited site space. While the park reportedly offers scenic views and clean bathrooms, the high density of RVs, the challenges with pull-through sites, and the close proximity to neighbors are important factors to consider, especially for those with larger RVs or those seeking more spacious accommodations.
It would be prudent for potential guests to:
- Inquire about Site Dimensions: When booking, specifically ask about the size and layout of the assigned site to ensure it can comfortably accommodate their RV and allow for the opening of doors and slide-outs.
- Clarify Pull-Through Site Accessibility: If a pull-through site is preferred, confirm its actual usability given the current occupancy of the park.
- Inquire about Long-Term Residents and Rule Enforcement: Understanding the balance between short-term and long-term residents and the park's policies on rule enforcement might provide insights into the overall atmosphere.
- Consider Alternatives: Based on the reviews, travelers who prioritize spacious sites and a less crowded environment might want to explore other "RV parks near me" in the Raymond area.
Conclusion Based on Available Information
Timberland RV Park in Raymond, WA, offers a location with reported scenic views and clean facilities. However, recent feedback strongly indicates that the park is often crowded, with limited space on individual sites, and may function more as a long-term RV or mobile home park. Prospective visitors should carefully consider these factors and directly communicate with the park management to assess whether it meets their specific needs and expectations for an RV camping experience.

Timberland RV Park Reviews
This really isn’t an RV Park any more. It’s more of a mobile home Park for long term RV parking. It was so crowded I couldn’t even pull through a “pull through” because the RV’s were so close together and the rows were too close. I had to back in which wasn’t a problem but it’s something you should be prepared for.It has potential to be a nice place but it’s much too crowded. It was quiet but my spot was only 3/4 of a spot. My choice was to be able to open the door so we could get in or use the slide but not both. The compromise was open the door and open the slide just enough to move inside the trailer. The long term people on either side had slides that opened towards us.It seemed to me that the rules were totally ignored by the long term renters. Most of the other pictures were posted from where the RV’s were parked and they are accurate but you need to see where the RV will be.The rate was $30 at this time but I’d actually rather have stayed in a parking lot or rest area.
Sep 23, 2019 · David does StuffRv park was clean and had pretty views of the mountains and the inlet of the ocean. Bathrooms need a key to get in and were clean. Great stop for a couple of nights on the way to the ocean.
Apr 24, 2018 · Lynnwood MomGreat place to stay. Sandy the owner runs a pretty tight ship so if you want a peaceful quiet stay this place is for you. Monthly rent is the cheapest in town for the best quality and location. Stayed here for three months and never had any problems or felt unsafe.
Aug 12, 2018 · MacKenzie SextonWonderful place to park our RV. The owners are friendly and helpful, clean hookups, and a great view of the river.
Mar 04, 2024 · David StellmachVery well run park. Dog run is in a beautiful area near the bay. Sandy has been very helpful anytime that we had questions. Would return in a heartbeat when back in the area.
