Toy's Manufactured Housing Inc Introduce
For local users searching under the category of "RV parks near me," it's important to understand that while the platform might list various types of residential communities, Toy's Manufactured Housing Inc in Rochester, NH, primarily operates as a mobile home park offering long-term residency rather than temporary RV parking. Located at 15 Nashoba Dr, Rochester, NH 03867, USA, Toy's Manufactured Housing Inc can be reached at (603) 335-2276 or +1 603-335-2276 for inquiries about potential residency.
Based on available customer reviews, Toy's Manufactured Housing Inc appears to be a community with a strong emphasis on maintaining specific rules and regulations. One reviewer recounts a negative initial phone interaction regarding the park's occupancy policy, which reportedly limits residences to a maximum of two people and does not permit families with more than two occupants. This strict adherence to rules is further corroborated by another resident's feedback, which highlights the community's commitment to enforcing its policies to ensure a certain quality of life within the park.
The environment within Toy's Manufactured Housing Inc seems to be one where rules are taken seriously and consistently enforced. This approach is appreciated by residents who value a well-maintained and orderly community. The emphasis on strict rules, such as the two-person occupancy limit, suggests that the park may cater to a specific demographic, potentially retirees or couples seeking a quieter, more regulated living environment. The positive review from a resident who previously experienced issues with unenforced rules in another park underscores the value placed on consistent policy implementation at Toy's Manufactured Housing Inc.
While specific services and features of Toy's Manufactured Housing Inc are not extensively detailed in the provided reviews, the mention of publicly posted rules on a website (as per one reviewer) suggests a degree of transparency in outlining community expectations. These rules likely cover aspects such as occupancy, property maintenance, pet policies (if any), and general conduct within the park. Prospective residents are advised to inquire about the full list of services and amenities offered, which might include common areas, maintenance services, or community events, although these are not explicitly mentioned in the provided text.
The strict two-person occupancy policy appears to be a defining feature of Toy's Manufactured Housing Inc. This policy, as described in the reviews, means that even in situations involving the care of elderly parents by an adult sibling, exceptions may not be made. The park seemingly operates under a clear definition of "family" for occupancy purposes, and exceeding the two-person limit is considered a deviation from this rule. This policy is crucial for potential residents to understand, as it may significantly impact their living arrangements.
The resident who expressed satisfaction with the strict rules drew a comparison to a "cloister," highlighting the protective yet restrictive nature of such an environment. This suggests that Toy's Manufactured Housing Inc aims to create a community where residents can expect a certain level of order and predictability, free from the issues that can arise from inconsistent rule enforcement. This emphasis on quality of life, as perceived by some residents, could be a significant draw for individuals seeking a stable and well-managed living environment.
It is important for local users considering Toy's Manufactured Housing Inc to be aware of these reported strict policies, particularly the occupancy rule. If you are an individual or a couple seeking a long-term living arrangement in a mobile home park that prioritizes consistent rule enforcement, this community might be of interest. However, if your household includes more than two individuals, the current policies, as described in the reviews, may not accommodate your needs.

Toy's Manufactured Housing Inc Reviews
We called the office today and spoke with Dawn, who I believe is the park manger, to speak about my 80 year old parents possibly purchasing 40 Mondnock at Cocheco River Estates , she was very receptive to the idea until I told her about my adult mentally handicapped brother that lives with them. At that point the conversation went south. She rudely said that he could not live with them as they only allow 2 people to live in a unit, once you add a third it is now a family, and they do not allow that. I would be interested to see if there are any “family’s” living in the park right now. Or perhaps it’s another reason she would not want them to live there. Regardless I have never had the displeasure of speaking to a human being that was as rude as Dawn was during our conversation. I welcome feedback to this review to perhaps get a better understanding of why this person would conduct themselves in this manner.
Mar 29, 2017 · Ron BrownTo former reviewer Ron Brown. Rules in this park are very strict. I don't believe your brother's condition was the exception, it is a "no more than 2 people per residence" ironclad policy. The policies are publicly posted on the website and available for all to see prior to contacting the park - or they were last time I looked. We are residents of the community and love the rules. Having lost a lot of money on a mobile home in a Maine park because although the owner posted Rules, they did nothing to enforce them , so there were old couches in front yards, dogs running loose, and burned out homes left to rot. Made it very difficult to sell there and sold at a loss. As I tell people, a cloister is both protective and restrictive at the same time. The Toy family is fiercely protective of the quality of life in their communities in my opinion. I could see how this zeal could be misconstrued in a phone conversation.
