We are long term stay. We love Valleys Edge Park. The staff are friendly and helpful. The rates are the best you can find. The park is always clean quiet and comfortable. Great laundry room. There is showers on sight and amenities for pets but I don't use either. I give 5 plus 🌟!

Most tenants are older white(oddly NO black people)people who have nothing better to do than stare at you out their window,(a few feet away, because trailers are so close together there is ZERO privacy)and wait for anything that they can call the trailer park owner to complain about.The staff are just as obnoxious. They just pack as many people in here as they can legally and try to make money. I've heard a lot of stories about the staff taking advantage of people and sticking them with ridiculous bills after leaving.

May 03, 2025 · PapaI am a long-term stay, and this is what reflects the review.Right off HWY 18 easy to find and get to. They have laundry & showers. As of 10-18-24, long stay space rent is either $700 or $800 a month. They provide garbage service, water & sewage hook-up. The power bill is tacked on to your monthly rent.Foliage is well maintained. They have a dog park in the back and have several dog waste stations throughout the park.

The manager definitely addressed the cold bathrooms, they are not only much warmer but the locks are better and they are cleaned all the time. Wi-fi was great, Jewel still friendly as ever and all the little pups leashed. Definitely easy in and out for a quick stay, pull in to enjoy both McMinnville and the coast, great central location!Pros, easy in and out, felt like the speed limit was abided by, bathrooms and laundry on site, very friendly on site help-Jewel, stores and gas close. Some fast food but also sit downs near as well as the casino and a short drive to Lincoln City. Small trail to the river for a view, dog friendly areas.Cons, bathroom was very cold in the winter like there was no heat at all, app for washers was very delayed due to wi fi connection, I saw a lot of people dealing with that. VERY aggressive dog next door that lunged at me multiple times and that the frail owners struggle to control. I was afraid of what would happen and was told the dog was a support animal and I can tell you from experience that is not a service dog. Took months for the dog to be removed. Hopefully an isolated incident.
