The available reviews for Waters Edge RV Park present a concerning picture regarding the management's responsiveness, tenant behavior, park maintenance, and rental policies. One former tenant, who resided at the park for three months before moving, cited a significant issue with the lack of responsibility taken by the management and owners in addressing conflicts between tenants. According to this review, there were instances of verbal abuse and threats among residents that were not adequately handled by the park authorities. This lack of intervention created an unstable living environment for some tenants.
Furthermore, this former tenant also indicated that the management struggled to respect medical issues that necessitated their move. Despite these circumstances, the park allegedly attempted to charge "astronomical fees" associated with moving out. This policy, especially when residents feel compelled to leave due to the park's instability, raises serious concerns about the fairness and empathy of the management's approach to tenant departures.
The same reviewer strongly advises against choosing Waters Edge RV Park, citing ongoing issues within the community. A particularly alarming concern raised is the alleged circulation of drugs within the park premises. If substantiated, this poses a significant safety and well-being risk for all residents and their visitors. It is crucial for any RV park management to maintain a safe and drug-free environment.
Adding to these serious concerns are allegations regarding the inadequate maintenance of the bathroom facilities. The review describes unsanitary conditions, including urine on the floors and other unspecified "disgusting body fluids" on the walls. Such conditions indicate a lack of regular and thorough cleaning, which can lead to health hazards and a generally unpleasant experience for park users. The situation is reportedly exacerbated by individuals who do not reside in the park entering and using the facilities, potentially contributing to the maintenance issues and security concerns.
Another review expresses dissatisfaction with the park's rental history requirements, deeming them unreasonable for a month-to-month tenancy. This reviewer also criticizes the rental company associated with the park. The comment suggests a perceived disconnect between the park's self-image ("they think there something big") and the quality of their rental practices and associated services ("there rental company sucks ... FYI stay away there a gimic"). This feedback points to potential issues with the administrative and procedural aspects of residing at Waters Edge RV Park.
Based on this critical feedback, a detailed examination of the environment, services, and features as perceived by these former tenants is necessary:
Environment: The reviews paint a troubling picture of the social and physical environment at Waters Edge RV Park. The alleged presence of drug circulation creates an unsafe atmosphere. The reported verbal abuse and threats among tenants, coupled with the management's apparent inaction, contribute to an unstable and potentially hostile living environment. The lack of proper bathroom maintenance further detracts from the overall quality of the physical environment, raising hygiene concerns. While the address indicates proximity to the Yamhill River, the negative internal conditions described in the reviews overshadow any potential natural appeal of the location.
Services: The primary services of an RV park typically include site rentals with utility hookups (water, electricity, sewer), waste disposal, and potentially common area maintenance. However, the reviews highlight significant shortcomings in how these services are managed and maintained at Waters Edge RV Park. The alleged lack of effective management intervention in tenant disputes indicates a failure in providing a safe and respectful community environment, which is a crucial aspect of park management. The inadequate bathroom maintenance suggests a lapse in basic hygiene and upkeep of communal facilities. Furthermore, the reported issues with move-out fees and rental history requirements point to potentially problematic administrative services.
The reviews do not provide information about other potential services such as laundry facilities, Wi-Fi access, recreational areas, or on-site management presence. Given the negative feedback on the fundamental aspects of safety and maintenance, the status of these additional services remains unknown but is likely secondary to the more pressing concerns raised.
Features: Typically, RV parks boast features like scenic locations, proximity to attractions, well-maintained facilities, and a sense of community. However, based on the provided reviews, Waters Edge RV Park appears to lack several of these positive features. The alleged instability due to tenant behavior and the management's handling of it detract from any potential sense of community. The unhygienic bathroom conditions undermine the basic comfort and usability of the facilities. While the location on Yamhill River Rd might suggest natural surroundings, the negative internal issues appear to be the dominant characteristic reported by these users.
The unusual rental history requirements for a month-to-month arrangement, as mentioned in one review, could be considered an unfavorable feature for prospective tenants seeking flexibility. The perceived "gimmick" and the criticism of the rental company further suggest potential negative features related to the administrative and financial aspects of staying at the park.
Promotional Information: There is no promotional information provided in the user reviews. In fact, the reviews serve as strong warnings against choosing Waters Edge RV Park based on negative experiences with management, tenant issues, maintenance, and rental policies. Any potential promotional material from the park itself would need to be carefully weighed against the serious concerns raised by these former tenants.
In conclusion, based on the available user reviews, individuals searching for "RV parks near me" in Willamina, Oregon, should exercise significant caution when considering Waters Edge RV Park. The feedback highlights serious concerns regarding the lack of management responsibility in addressing tenant disputes, alleged drug circulation within the park, unhygienic bathroom conditions, and questionable rental policies. These issues collectively paint a picture of an unstable and potentially unpleasant living environment. While the park's location near the Yamhill River might seem appealing, the negative internal dynamics and reported mismanagement appear to be significant drawbacks. It is strongly recommended that prospective tenants seek alternative RV parks in the area and, if considering Waters Edge RV Park, conduct thorough due diligence and seek further information and assurances regarding the issues raised in these reviews.

Waters Edge RV Park Reviews
As a tenant who lived there for 3 months and moved due to the lack of taking responsibility by management and owners allowing other tenants to verbally abused and threatened other tenants. They also have a hard time Respecting the fact that medical issues were also involved in me moving. And they still want to charge astronomical fees when people move due to the instability of the park I don't recommend this park for anyone. There is also still drugs circulating the park and the bathrooms are not maintained correctly people pee in the bathrooms on the floors leave disgusting body fluids in the bathroom on the walls. People who do not live in the park come in and use the facilities

Dec 09, 2023 · Willow LovageManagement is shady and treat tenants badly. Very rude managers, they also manage wandering spirit RV park. They harass tenants and violate their rights, and don't follow the Oregon landlord/tenant laws. But if you want to be ripped off, live around drug addicts, or want to pay to replace your damaged property caused by their negligence, you come to the right place. I suggest surveillance cameras, and stay indoors when you're there. Never give them your bank access! It's rumored management are drug addicts and are wanted out of state for fraud. Beware!

Sep 25, 2023 · Tricia StephensonI was told there was a vacancy so I drove over to take a look. The park is full of old run down trailers that are covered in green slimy moss, and garbage everywhere! It look like a trash park, certainly not a place I would consider taking my children.
