Vanguard Associates Introduce
Are you currently exploring "RV parks near me" with a focus on long-term residential options, particularly within the senior living category? Vanguard Associates, situated at 113 Moonachie Ave in Moonachie, New Jersey, operates as a mobile home park. It is important to note that while it might appear under the umbrella of "RV parks near me" due to accommodating mobile homes (which can sometimes include larger RVs on a permanent basis), the experience here is likely geared towards long-term residency rather than short-term RV stays.
Based on the limited and contrasting feedback available from residents, it is crucial for prospective residents to conduct thorough due diligence. One detailed review paints a concerning picture of the park's maintenance and management. This resident describes "practically NON-EXISTENT" maintenance, citing issues such as "massive" potholes, consistently "overflowing" garbage dumpsters creating a messy environment, and a lack of snow removal during winter, leading to vehicles being stuck. Additionally, concerns were raised about trees posing a danger during storms, with allegations that the park administration, specifically mentioning Ms. Janet Blake, shows "no interest in taking care of those aspects."
The same reviewer provides serious allegations regarding the park's administration, led by Ms. Janet Blake. These allegations include claims of rudeness, lack of empathy, racist behavior, and unprofessional communication, stating that voicing concerns allegedly leads to yelling, cursing, and even being asked to leave the office. The primary function attributed to the administration in this review is solely "to collect money." A specific and serious incident is recounted involving a tree falling on the resident's mother's trailer, with a reported refusal and significant delay in its removal. Furthermore, the review details a collapsed retaining wall near a stream, allegedly endangering trailers after heavy rains, with an unhelpful response from the mentioned administrator.
In stark contrast, another resident offers a significantly different perspective. This reviewer, identifying as a current resident, describes the manager, Janet, as "a doll and friendly and fair" and willing to work with residents who need time to pay rent. They also note that the "neighborhood is quiet and peaceful" and that the "rent is controlled." This contrasting feedback highlights the potential for varied experiences within the community and underscores the importance of individual investigation by potential residents.
Given these divergent opinions, it is impossible to provide a definitively objective overview without further information or a larger consensus. However, we can outline potential aspects of Vanguard Associates based on these limited reviews and general expectations for a mobile home park:
- Environment: One review suggests a potentially unkempt environment due to maintenance issues like potholes and overflowing garbage. However, the other review describes the neighborhood as "quiet and peaceful." The presence of trees and proximity to a stream are also mentioned as environmental factors, though the stream is also associated with the collapsed retaining wall issue.
- Services: Based on the negative review, essential services like timely maintenance (road repair, snow removal, tree management) appear to be lacking. The positive review does not elaborate on specific services but mentions a willingness from the manager to work with residents on rent payment. It's unclear if standard mobile home park services like water, sewer, and trash removal are consistently and adequately provided.
- Features: The park offers mobile home lots for long-term residency. The proximity to a stream is a feature mentioned by both reviewers, albeit with different connotations (peaceful vs. a source of potential danger due to the collapsed wall). The quiet and peaceful nature of the community is cited as a positive feature by one resident.
- Administration/Management: This is a significant point of contention in the provided reviews, with one resident alleging severe issues with the manager's conduct and lack of responsiveness to maintenance concerns, while another describes the manager as friendly and fair.
- Financial Aspects: One review explicitly states that the park is "Over priced," while the other mentions that "the rent is controlled," which could imply some form of rent stabilization or a perceived reasonable cost. Prospective residents must inquire about lot rental fees, utilities, and any other associated costs to form their own judgment.
For individuals seeking "RV parks near me" for long-term mobile home living, especially seniors given the context of the positive review mentioning a quiet and peaceful neighborhood, Vanguard Associates in Moonachie, NJ, presents a complex picture. The significant allegations of poor maintenance and problematic management in one review should not be ignored and warrant thorough investigation. Conversely, the positive feedback regarding a quiet environment and a helpful manager suggests that some residents have had positive experiences.
To make an informed decision, prospective residents are strongly advised to contact Vanguard Associates directly at (201) 939-7603 or +1 201-939-7603. During your inquiry, it is crucial to ask specific questions about:
- Current lot availability and sizes.
- Monthly lot rental fees and what they include (e.g., water, sewer, trash).
- Procedures for maintenance requests and typical response times.
- Snow removal policies and road maintenance schedules.
- Tree maintenance and safety protocols.
- Management policies and procedures for addressing resident concerns.
- Security measures in place within the park.
- The overall atmosphere and community among residents.
- The terms of the lease agreement.
Visiting the park in person to observe the conditions firsthand would also be highly beneficial. Pay attention to the state of the roads, the cleanliness of common areas, and the general upkeep of the properties. If possible, speaking with current residents (beyond the limited online reviews) could provide additional insights into the day-to-day living experience at Vanguard Associates.
Moonachie, NJ, is located in Bergen County, offering proximity to the New York metropolitan area while maintaining a more suburban feel. Its location might be advantageous for access to amenities, services, and transportation links. However, the internal environment and management of Vanguard Associates, as suggested by the conflicting reviews, should be the primary focus for those considering residency.
In conclusion, Vanguard Associates in Moonachie, NJ, presents itself as a senior mobile home park that may offer a quiet living environment. However, significant concerns have been raised by at least one resident regarding the lack of maintenance and unprofessional management. Conversely, another resident offers a positive view of the manager and the peaceful atmosphere. Potential residents seeking long-term living options under the category of "RV parks near me" should approach Vanguard Associates with caution, conduct thorough personal investigation, and weigh the potential benefits against the reported drawbacks before making a decision.

Vanguard Associates Reviews
This is a long one but I promise is a good one! The experience that both my mother and I have had in the time we have lived here has not been the best. To begin with, the maintenance of the park is practically NON-EXISTENT; the potholes are massive, the garbage dumpsters are always overflowing, making the place look very messy, during snow days there is absolutely no cleaning of the roads, therefore, your car is stuck, and you pretty much have to wait for the snow to sort of melt. In addition, many trees pose a constant danger to the people who inhabit the trailers, especially when there are storms. However, the park administration/management has no interest in taking care of those aspects. The administration of the park is lead by Ms Janet Blake, and in regards to this women I have no idea where to even begin, she is rude, has zero empathy, is racist, and does not know how to communicate as an educated person because the minute you try to voice concerns to her she starts yelling, cursing and she will go as far as even kicking you out of the office because she is "too busy" the only thing this women is good for is to collect money THAT'S IT! My mom's trailer already had a tree falling on top it, when we went to ask her to please remove the tree she refused, it took her MONTHS to finally do something about it.Now my mother's trailer and her neighbors is next to a stream and the wall of contention that it had collapsed due to the recent heavy rains leaving at risk once again the trailers of all the people who live there. However, when Mrs. Janet was informed of the matter, her words were, "That's not my problem." Wonderful way to treat the people who live there!! Keep up the good work. I will attach some pictures of what my mom and the neighbors are dealing with ever since the wall of contention fell off since Janet is too busy to go check for herself, maybe she'll see this pictures instead.
Mar 19, 2024 · Laura VegaI live here, next door to the LaHavana 59. Janet the manager is a doll and friendly and fair and will work with you if you need time to pay the rent. Don't screw her over she is a business person first and the neighborhood is quiet and peaceful and the rent is controlled.
