American Way Mobile Home Community Introduce
American Way Mobile Home Community, located at 127 Hubert Blvd #49, Hubert, NC 28539, USA, operates as a residential mobile home park, primarily serving individuals and families seeking long-term housing solutions. While its primary function is providing lots for manufactured homes, it falls under the broader umbrella of "RV Parks Near Me" for those specifically seeking extended stay or permanent parking for their recreational vehicles within a community setting. This introduction aims to provide an objective overview of the park, drawing on publicly available information and recent resident feedback regarding its environment, services, features, and promotional aspects.
American Way Mobile Home Community is situated in Hubert, North Carolina, a community known for its proximity to military installations, particularly Camp Lejeune, and its relatively quiet, suburban atmosphere. The park's environment, as described by recent reviews, has undergone significant changes, particularly concerning lot density. It is stated that what "used to be 1 lot they have squeezed two trailers on it to make it now two lots." This practice has led to a noticeable increase in density, with some lots becoming "so small that the steps on the back of the trailers are almost touching the neighbors steps." This close proximity raises concerns for residents, particularly regarding fire safety due to the diminished spacing between homes.
The overall aesthetic and functional aspects of the environment, including infrastructure like sewer and water piping, have also been a point of contention. There are claims that the owners "failed to replace the existing sewer and water piping before putting new mobile homes over top of them," leading to "numerous complaints about sewer water being backed up inside the mobile homes." This suggests potential underlying infrastructure issues that impact the living environment for residents.
Furthermore, the presence of an increasing number of stray or unmanaged cats is mentioned, with concerns about them "climbing on cars leaving paw prints on all over your windshield and use your yard as their bathroom," which can detract from the cleanliness and enjoyment of the community environment. Despite these concerns, the park's location on Hubert Blvd provides direct access to a main thoroughfare, offering connectivity to local services and nearby areas like Jacksonville.
American Way Mobile Home Community, under its current management, Park Haven Communities, provides serviced lots for mobile homes, typically including connections for utilities. However, the quality and accessibility of these services, and the overall management approach, have become a focal point in recent resident feedback.
A significant aspect of the park's services, as highlighted by multiple reviews, is the perceived shift in management philosophy. Residents report a move away from a "family oriented" atmosphere towards one that is highly profit-driven. This is evidenced by increased lot rent (doubling in some cases) and the introduction of "extra fees for things that used to be included in your rent." For instance, a mandatory $10 monthly fee for paying rent online (due to no cash payments being accepted) is cited as an additional financial burden.
The responsiveness of management to resident concerns, particularly regarding maintenance, appears to be a significant issue. There are complaints that "nothing has been done" regarding maintenance requests for older residents' mobile homes, some of whom have lived on the land for two decades. This indicates a potential lack of investment in the upkeep of existing properties and a disregard for long-term tenants.
For individuals considering American Way Mobile Home Community under the "RV Parks Near Me" category for long-term stays, recent experiences of former residents are critical. One review details a situation where Park Haven Communities initially indicated they would accommodate RVs and even planned an RV park, but later denied a lease extension to an RV owner who had been a "on-time paying customer for the last 3 years." This suggests that the park's policy on RVs may have changed, or that promises made by previous management or during the transition have not been honored. This raises concerns about the stability and reliability of long-term RV arrangements at this specific location.
Furthermore, the park has implemented numerous rules, some of which are described as "too controlling." Examples provided include prohibitions on having a barbecue grill in one's yard or changing a tire/oil in one's yard, with a $100 fine for violations. These rules, combined with a perceived lack of privacy due to increased lot density, contribute to a sense of restricted living for residents.
For local users searching "RV Parks Near Me" or looking for a mobile home community, it is crucial to consider the recent experiences of residents at American Way Mobile Home Community. The overarching sentiment conveyed in recent reviews is one of dissatisfaction with the current ownership, Park Haven Communities.
Promotional information, often highlighting community, affordability, and convenience, should be weighed against the reported realities. While the park's location in Hubert, NC, offers proximity to military bases like Camp Lejeune, which is attractive to service members, the negative feedback regarding tenant treatment, sudden policy changes, and financial practices is significant. The claim that the owners "don't care about the residents all they care about is Money" and are "rich investors from Staten Island New York who own this neighborhood their main goal is to maximize profits for their shareholders" reflects a strong perception among current and former tenants.
The issue of security deposits not being returned promptly and a lack of communication from management after a resident vacates the property is also a serious concern. This can create significant financial and emotional stress for departing tenants.
Prospective residents, particularly those with RVs seeking long-term placement, should exercise extreme caution. It is highly advisable to:
- Directly contact American Way Mobile Home Community at (718) 447-8100 or +1 718-447-8100 to explicitly confirm current policies regarding RVs, including lease terms, available amenities for RVs, and any restrictions.
- Request to see the specific lot that would be rented, paying close attention to its size, proximity to neighbors, and overall condition.
- Obtain a full list of all rules, regulations, and associated fees in writing before signing any lease or agreement.
- Speak with current residents in person, if possible, to gain additional perspectives on daily life in the community and recent changes under the current management.
- Investigate the ownership company, Park Haven Communities, and review any other properties they manage for similar patterns of complaints.
Based on the provided information, while American Way Mobile Home Community offers lots for mobile homes and potentially RVs, the recent change in ownership and the subsequent impact on resident satisfaction, community atmosphere, and management practices are significant factors that prospective tenants should thoroughly investigate before making a commitment. The strong negative sentiment from multiple long-term residents regarding increased costs, decreased space, restrictive rules, and poor communication warrants careful consideration.

American Way Mobile Home Community Reviews
(4/22/2025. I have been off my lot rent lease for 22 days. At this time park haven properties has yet to credit back my deposit. I have reached out to the manager of American Way and she has yet to return my call or text message. )( UPDATE to this time not one person from Park Heavan Communities have tried to reach out to me or even ask me what can they do to fix this relationship. So again this in not a community you want to be part of.)I would not be doing this but the owners of Park Heaven Community, especially Eric, from Staten island NY gave me no choice. I moved in the park when it was owned by Ramsey. I moved my class A motor home to lot 30. When Park Haven Communities took over they told all of the residents who lived in campers or RVs that they would not make us move and they were planning to make a RV park to move everything to. They even allowed me to bring my mother's camper in. I knew my lease was ending and I needed to ask for a 6 month extension to allow me to finish working on my property. Fast forward to today 3/4/25 I was told Eric would not grant us any extension at all. This was after they send us a month to month lease contract. I filled it out and called the park manager. She told me that Eric would not approve an extention and they deleted the signed contracts my Mother and I signed. I have been a on-time paying customer for the last 3 years, I have been on that property. I am a member of the local Volunteer Fire Department, a prior Marine 100% disabled Veteran, and a wild land firefighter but to them I am just a lot for 2 mobile homes. I believe this is all because I decided not to purchase a mobile home from them. I decided because I kept getting the run around from their office so I gave up. Another reason is the mobile homes lots are way to small and and trailers are so close together that it could cause an extreme fire danger. They also failed to replace the existing sewer and water piping before putting new mobile homes over top of them. They have had numerous complaints about sewer water being backed up inside the mobile homes. Another complaint is they are not fixing the older residents mobile homes that are being rented. They have been putting in maintenance requests and nothing has been done. Some of these residents have been on that land for 20 years. All I can say is if you’re looking for a family oriented mobile home park, with out paying extra fees, then American way or any other Park Heaven Communities in NC are not the one.
Apr 22, 2025 · Josh FowleThe new owners who have taken over don't care about the residents all they care about is Money. They have moved in a lot of new trailers and what use to be 1 lot they have squeezed two trailers on it to make it now two lots. Some of the lots are so small that the steps on the back of the trailers are almost touching the neighbors steps which is concerning if there is ever a fire. Not only are the lots Alot smaller but the lot rent is double what it use to be and u now pay extra for things that use to be included in your rent. Some of the new tenants have brought cats with them that have been having kittens and those kittens having kittens and so forth it's gotten bad enough that they are climbing on cars leaving paw prints on all over your windshield and use you yard as their bathroom. If u love paying Alot for small lot that u can almost touch the neighbors trailer and being over run with cats then this is the place for u. Oh and I almost forgot to mention that they have ALOT of rules some of them are common sense but many are just too controlling some of them are u cannot have a barbacque grill in your yard, u can't change a tire or your oil in your yard if you get caught doing so u will be fined 100 dollars. So if u get a flat tire don't get caught putting on a spare cus it will cost u a hundred dollars u must call a tow truck and have it towed to a shop to have it done that is just 1 example of how out of touch the owners from Staten Island New York are when it comes to people who live in mobile home parks in nc need I say more.....I could go on and on about why u don't want to live here but there isn't enough space to write about it all. They will squeeze every penny out of u they can they don't care about their tenants these are rich investors from Staten Island New York who own this neighborhood their main goal is to maximize profits for their shareholders. They charge every tenant an extra 10 dollars a month the fee we have to pay to pay our rent on the website because they don't take cash. If u want any sort of privacy then this is not the place for u. They want people to buy the new trailers and then once u pay them off they can raise the lot rent to whatever they want think twice about buying a home on land u don't own, Google what is happening with people who own their trailer but not the land underneath with investor landlords like what happen to this neighborhood.
