Arizona Manor Introduce
Arizona Manor, located at 208 W King Rd, Tucson, AZ 85705, USA, is a mobile home park that falls under the broader category of "RV parks near me," potentially offering spaces for both long-term mobile home residency and extended RV stays. However, based on the provided customer reviews, Arizona Manor presents a challenging picture, particularly concerning its management, tenant relations, and the state of its amenities. Prospective residents seeking a community in Tucson should consider these aspects carefully. The park can be contacted at (520) 261-7960 or +1 520-261-7960.
The environment at Arizona Manor appears to have undergone significant changes, particularly with a shift in ownership from an individual owner to a property management company. This change is cited as a turning point, leading to a decline in the living experience for some residents. While the initial environment under the previous owner was described as "fine," the current situation, as depicted by reviews, suggests a less harmonious atmosphere. Reports of "screaming at fighting from the front of the park" indicate a lack of peace and quiet, which is a fundamental expectation in any residential community. This suggests that the management is not effectively addressing noise complaints or maintaining a peaceful environment for its tenants. The lack of intervention in situations of tenant harassment further contributes to a potentially hostile and uncomfortable living environment for some.
Regarding services and features, a significant concern raised is the removal of a communal amenity. The "small laundry room" was "torn down (and didn't build a new one)." This elimination of an essential service, without replacement, directly impacts residents who relied on it, causing inconvenience and potentially additional costs for off-site laundry. This suggests a degradation of park services rather than an improvement. For those considering Arizona Manor as an option within "RV parks near me," the absence of on-site laundry facilities would be a considerable drawback, as many RV travelers rely on such amenities.
The core of the negative feedback revolves around the property management company. Allegations of unfair practices are prominent, with one former resident describing a situation where the management claimed rent wasn't paid, leading to eviction despite evidence of payment. This individual believes it was "a way to get people out that didn't OWN their units so they could remodel them and raise the rent." Such accusations, if true, point to manipulative tactics aimed at increasing profitability at the expense of existing tenants, particularly those who are renting units rather than owning their mobile homes on a leased lot. This creates an atmosphere of instability and distrust, where residents may fear arbitrary eviction or unjust rent hikes.
Furthermore, the current management's unresponsiveness to tenant concerns is a major issue. A reviewer states, "The new owners don't keep their tenants from harassing the neighbors. I've called and they don't return my calls." This lack of communication and failure to address harassment complaints directly impacts the safety and comfort of residents, creating a hostile environment where individuals feel unsupported and unprotected by park management. This is a critical deficiency for any residential community, as effective management is responsible for ensuring the well-being and peaceful coexistence of its tenants.
Another serious concern raised is the treatment of residents during eviction. The former tenant reported not being allowed to "get all my stuff from the carport" and that the "cops to have me trespassed and everything outside got stolen (probably by then)." This account suggests a lack of compassion and due process during the eviction process, with residents allegedly losing personal property. Such actions, if accurate, point to highly unprofessional and potentially unlawful conduct on the part of the management company, leading to significant distress and financial loss for the affected individuals.
For individuals searching for "RV parks near me," Arizona Manor, based on these reviews, would raise significant red flags. While it may offer spaces for RVs, the reported issues with management, tenant harassment, lack of responsiveness, and the elimination of essential amenities like a laundry room would make it a less desirable option for long-term or even short-term stays. The instability and potential for conflict described by residents would likely deter RV owners seeking a peaceful and reliable place to park their vehicles.
Promotional information for Arizona Manor, if it were to objectively represent the park based on current reviews, would need to address these significant concerns. However, typically, mobile home parks highlight positive aspects such as affordability, community, and location. While Arizona Manor is located on W King Rd, offering some proximity to Tucson amenities, the overwhelmingly negative experiences reported by tenants overshadow any geographical advantages. The lack of a functioning laundry facility and reported tenant harassment actively detract from the quality of life.
Given the nature of the reviews, any objective promotion would need to be extremely cautious. For anyone considering Arizona Manor, whether for a mobile home or an RV, it is absolutely essential to conduct thorough due diligence. This should include: directly contacting the park at (520) 261-7960 or +1 520-261-7960 to inquire about current policies, availability, and specific amenities; visiting the park in person to observe the environment firsthand; and, most importantly, attempting to speak with current residents to gather up-to-date and unfiltered perspectives on the living conditions, management responsiveness, and overall community atmosphere. The severe accusations against the property management company regarding evictions, property, and tenant harassment cannot be overlooked and warrant extreme caution from any prospective tenant or RV owner.

Arizona Manor Reviews
I used to live in unit 10 in the back and when I first moved in things were fine until the owner sold it to a property management company. They tore down the small laundry room (and didn't build a new one). They tried saying I didn't pay rent in December and called to see if the M/O had been cashed but hadn't. Simple fix to cancel it and get them a new one but instead they took me to court and evicted me. Idk if it's the same owners still but for the sake of everyone there I hope not. Personally I think it was a way to get people out that didn't OWN their units so they could remodel them and raise the rent. Not to mention when they evicted me they didn't even let me get all my stuff from the carport and called the cops to have me trespassed and everything outside got stolen (probably by then).
Feb 14, 2025 · Daniel Dan SThe new owners don't keep their tenants from harassing the neighbors. I've called and they don't return my calls. There is screaming at fighting from the front of the park and they don't do anything to stop it
Aug 06, 2024 · William Ruskwe have lived at this clean & quiet Park 8 months and both of the managers are helpful every time we needed help. They get mistreated by a few troublemakers so do not believe bad postings here. i would tell everyone that this Park is a no frills low rent cost place where you can live day after day with confidence that that it is much better than many many other Tucson trailer parks. Betty Carter...goodluck always.
