It is crucial to note that the recent customer reviews for Auburndale Estates paint a concerning picture regarding management practices, lot rent increases, and overall community satisfaction. Several residents have expressed significant dissatisfaction with the new ownership and management. These reviews highlight issues that potential residents should carefully consider.
One recurring complaint revolves around frequent and substantial increases in lot rent, with one resident claiming a $300.00 hike immediately after the new ownership took over. Residents also allege a lack of proper notification for these increases, referencing Florida mobile home statutes that reportedly require such notification. This lack of transparency and the perceived rapid increase in costs have led to feelings of being unfairly treated and financially burdened, particularly among residents who identify as low-income.
Furthermore, residents report the introduction of additional fees without adequate notice, including a new charge for electricity that residents believe should not be their responsibility. The lack of communication from the new owner and management, including a failure to introduce themselves or discuss anticipated changes, has contributed to a sense of neglect and disrespect among the tenants.
Concerns have also been raised regarding the maintenance and upkeep of the community. One resident described a situation where numerous trees were cut down, leaving logs behind their property. This resulted in the hired landscapers not mowing behind their house for an extended period, despite residents paying for mowing services. The lack of responsiveness and allegedly sarcastic communication from the manager, Troy, have further exacerbated these issues. The manager's reported dismissive attitude, suggesting residents should simply move if they are dissatisfied, has been perceived as rude and unprofessional.
Several residents also claim that individuals with rent-to-own contracts are facing unreasonable demands for payment, with the alternative being eviction. Additionally, concerns about communication with non-English speaking residents have been raised, with allegations that important correspondence is only provided in English to Hispanic tenants. The overall tone of communication from management is described as cold and impersonal.
A significant issue highlighted in the reviews is the alleged lack of on-site management presence. Residents claim that this absence has led to a lack of oversight in the community, with some individuals reportedly "running amuck." This lack of management is also said to impact the supervision of contractors hired for services like mowing and tree cutting, for which residents are paying. Despite this apparent lack of attention to community upkeep, residents report that notices for late rent are promptly issued.
The prevailing sentiment among the reviewers is one of dissatisfaction and a lack of respect from the current management. Residents express feeling like they are not valued and that the primary focus of the new ownership is financial gain at the expense of the tenants' well-being. The term "greed" is used multiple times to describe the perceived motivations behind the management's actions.
Based on this information, Auburndale Estates appears to be a community facing significant challenges related to management practices, communication, and resident satisfaction. Potential residents searching for "rv parks near me" who might be considering a more permanent mobile home living situation in Auburndale should be aware of these serious concerns raised by current residents of Auburndale Estates.
Given the overwhelmingly negative recent feedback, it is difficult to identify any positive features or promotional information based on the provided reviews. The environment is described as one where residents feel mistreated and financially exploited. Services such as landscaping appear to be inconsistent, and communication from management is reported to be poor and unprofessional.
Therefore, it is strongly recommended that anyone considering Auburndale Estates as a potential residence conduct thorough due diligence. This should include:
- Visiting the community in person to assess the conditions.
- Attempting to speak with current residents to gain firsthand perspectives on their experiences.
- Thoroughly reviewing the terms of any lease or purchase agreement, paying close attention to clauses regarding rent increases and fees.
- Researching the Florida mobile home statutes regarding tenant rights and landlord responsibilities.
In conclusion, while Auburndale Estates is a mobile home community in the Auburndale, FL area, the recent reviews indicate significant issues related to management, rent increases, communication, and community upkeep. Potential residents should proceed with extreme caution and conduct thorough independent research before considering this community as a place to live. The negative experiences shared by current residents serve as a serious warning.

Auburndale Estates Reviews
Well again with another increase without notifying us. According to the Florida mobile home statues, you are supposed to notify the people. Is it hard to notify us? Like I said in my last post, greed is an ugly thing. This park is more empty than ever and trying to add more houses is not going to bring more people, like the ones you put over a year ago and still empty ... May want to think your way of doing things... Like being a good human being and doing good and stop sucking the people dry of whatever funds they have.
Apr 01, 2025 · MiriamThis new owner does not care about us tenants at all. We are all low income, that is why we are here. We all struggle to make ends meet and this guy as soon as he bought the park, last year, hikes up the lot rent $300.00 to what we were already paying in one shot. Since then, little by little started adding fees here and there with only maybe one notice. And now a new fee of electricity is on our account, Each family here pays for their own electricity, It is not our responsibility to pay electricity to other parts of the park, that our name is not on the bill .Nobody came around to meet with each of the families here to introduce themselves and discuss the changes to expect under new ownership.Sometime last year they had a whole bunch of trees chopped down in the park and behind my house a bunch of logs were left behind. This causes all the landscapers, that this management hired, not to mow behind my house. We now pay for mowing and don’t get mowed. It has been 5 weeks that my house doesn’t get mowed and we are paying for it. The manager, Troy, doesn’t respond back to no one and when he does it’s with a sarcastic response. Very rude and unprofessional. If we don’t like it, just move. is his favorite response, rude and cold. Also, he is doing just an awesome job getting people to stay, I’m being sarcastic.Families that had rent to own contracts are not being acknowledged, either you pay an astronomical amount that he wants or get out. Another thing, whenever a Hispanic tenant gets correspondence from Troy, it’s in English. Doesn’t have the decency to send them in Spanish. It’s too much trouble for them. Whenever we get correspondence from Troy, it’s cold, no greeting, just says morning and from management. No good morning or good afternoon, sincerely management. There is no manager on site and some people run a muck here, but they won’t know that because no one is here to manage. Not coming here to see whatever contractor is hired by them, is actually doing the job they were hired to do, ex: mowing and tree cutters, that we the tenants pay for, but they are quickly to send a notice when rent is late. We are all families here, just like you said about the landscapers when someone argued with them that they have families to go home to, and expected to be treated with decency and respect. We are not just beneath you. We are humans and deserve respect, decency and we matter. I always say greed is an ugly thing. This is not only happening here but all over the Unites States. Investors and companies buying mobile home parks and jacking up the lot rent , hundreds of dollars and treating families unfairly. These individuals forget, we all go in the same size hole when our time comes. Also, kindness goes a long way when giving.I truly don’t recommend anyone moving here, if you want to be treated like garbage and getting robbed every chance they get. More people are moving out as we speak because of the greed and rudeness going on this low-income park that is located in a rural area.
