Big Tree

4.0
I have lived here 23yrs, management had changed several times. Some are good, some not so good. Spend the majority ofy time at the pool. Love the dances and activitiesHate that the pool closes so early. I used to love the spa at night to use as my wind down. Really miss that. A lot of activities during the winter season, summers are a bit quiet, but I like the changes. I feel bad that we don't get short time visiters anymore. Now it's starting to feel like a trailer park, not an RV Park. - Jinnie June

Big Tree Introduce

Are you searching for "RV parks near me" in the Arcadia, Florida region, particularly if you are considering a longer-term stay or even annual residency? Big Tree, located at 2626 FL-70, Arcadia, FL 34266, USA, is a community that has evolved over time and appears to cater primarily to long-term residents. You can reach them at (863) 494-7247 or +1 863-494-7247 for inquiries.

Based on the available reviews, Big Tree has a history spanning over two decades, with one resident having lived there for 23 years. This longevity suggests a stable community that has been a home for many over the years. However, the reviews also indicate changes, particularly in management, which has fluctuated in quality over time. This is a factor potential residents might want to inquire about to understand the current management and their approach.

A significant aspect of life at Big Tree appears to revolve around its amenities and social activities. The pool is a central feature, with one long-term resident stating they "spend the majority of time at the pool." Additionally, the community seems to offer social events, with "dances and activities" being appreciated by residents, particularly during the winter season. This suggests a vibrant social scene during the busier months, providing opportunities for residents to connect and engage with one another.

However, there are some concerns raised by residents. One notable issue is the early closing time of the pool, with a former amenity, a nighttime spa, being missed. This indicates that while amenities exist, their availability or operating hours may not suit all residents' preferences. The seasonal nature of activities is also mentioned, with summers being "a bit quiet" compared to the more active winter months. This could be a consideration for those planning to stay year-round.

A significant shift in the park's approach to visitors is also highlighted. A long-term resident expresses feeling "bad that we don't get short time visiters anymore," noting a change in atmosphere where it is "starting to feel like a trailer park, not an RV Park." This suggests a move away from accommodating short-term RV travelers and a greater emphasis on permanent or long-term mobile home or RV residents. This perception could influence the type of community and the transient nature of its occupants.

For those specifically seeking "RV parks near me" for a seasonal stay, particularly during the winter months, a review from someone attempting to make a reservation from January to the end of April 2026 (four months) provides crucial information. They were informed that Big Tree does not offer seasonal rates and only provides annual rates. The quoted annual rate, broken down, amounted to $580 per month plus the cost of water and sewer, estimated to bring the total to around $7000 for a four-month stay. This pricing structure clearly indicates that Big Tree is geared towards annual commitments rather than shorter seasonal stays, which might be a significant deterrent for those looking for temporary RV parking.

Given this information, the environment of Big Tree appears to be evolving into a more permanent residential community with a mix of mobile homes and potentially long-term RV setups. While the social activities and the pool are appreciated, the shift away from short-term visitors and the annual-only rate structure for RV sites define its current operational model.

In terms of services and features, based on the reviews, Big Tree offers:

  • A swimming pool (with operating hours that may not be ideal for all).
  • Organized dances and activities, particularly during the winter season.
  • Likely basic utility hookups for long-term RV residents (water, sewer, electricity), although the cost of water and sewer may be separate from the monthly site fee.
  • On-site management, although its quality has varied over the years.

Features that seem to be absent or have changed include a nighttime spa and the welcoming of short-term RV visitors. The emphasis on annual rates also suggests that transient RV amenities might be limited.

Promotional information is not explicitly mentioned in the reviews. Given the focus on annual rates, any promotions would likely be geared towards long-term residency. Individuals interested in annual rates or potential mobile home opportunities should contact Big Tree directly for the most up-to-date information on pricing and availability.

In conclusion, Big Tree in Arcadia, Florida, appears to be transitioning into a more long-term residential community that accommodates both mobile homes and potentially RVs on an annual basis. While it offers a pool and social activities, particularly in the winter, it no longer seems to cater to short-term RV visitors. The pricing structure, with annual rates around $7000 for what would be a four-month seasonal stay, reflects this long-term focus. Individuals searching for "RV parks near me" for short seasonal stays may need to look elsewhere in the Arcadia area. However, those seeking a long-term RV community with established residents and activities might find Big Tree worth investigating further, keeping in mind the need to inquire about current management and the specifics of annual RV site rentals.
