Bixby Estates presents itself as a community offering a range of living arrangements, primarily centered around mobile homes. Based on recent feedback from residents, the park is currently undergoing a significant transformation with the introduction of numerous new trailers. One resident enthusiastically described these new units as "super nice!" This ongoing upgrade suggests a commitment to improving the overall aesthetics and potentially the quality of housing within the park. For individuals seeking a newer living space within a mobile home park setting, Bixby Estates could be a noteworthy option to consider.
The environment within Bixby Estates is described by at least one resident as "quiet and peaceful." This is a significant advantage for those who value a tranquil living atmosphere. A peaceful neighborhood can contribute significantly to the overall quality of life, offering a respite from the hustle and bustle of daily life. If a serene environment is high on your priority list when searching for "RV parks near me" or a mobile home community, this aspect of Bixby Estates may be particularly appealing.
However, it's important to present a balanced perspective, as indicated by other resident experiences. One recurring point of feedback concerns the management of the park. The same resident who praised the new trailers also noted a frequent turnover of park managers, stating, "we have went through many managers of the trailer park for some reason. I don’t even know who our park manager is." Consistent and accessible management is crucial for addressing resident concerns and ensuring the smooth operation of any community. Potential residents may want to inquire about the current management situation and their accessibility.
Another area for potential improvement, as mentioned in the reviews, involves infrastructure and maintenance. One resident reported experiencing water shut-offs, although they also noted that these disruptions were not prolonged and were followed by improved water pressure, suggesting ongoing efforts to address these issues. Additionally, another resident reported persistent roof leaks since moving in several months prior and a lack of mailbox keys. These comments highlight the importance of thoroughly assessing the condition of individual units and understanding the park's maintenance protocols before committing to residency.
Regarding administrative processes, one resident expressed frustration with the inability to access online payment options for rent and water bills, as well as the presence of "some charge fee" every month without clear explanation. Transparency and ease of administrative processes are vital for a positive resident experience. Prospective residents should inquire about payment methods, fee structures, and the availability of online portals for managing their accounts.
The upkeep of the grounds also appears to be a point of contention. One review mentioned that "yard care people destroy property when they mow." This suggests potential issues with the landscaping services and the need for greater care in maintaining residents' properties. Additionally, concerns were raised about the lack of designated play areas for children and restrictions on having personal items in the yard for them to play with. This, coupled with reports of children stealing and engaging in disruptive behavior like shooting nerf guns at cars, indicates potential challenges related to community rules, supervision, and recreational facilities for younger residents.
One resident specifically praised a former landlord, Mykala Sampson, indicating positive past experiences with management. However, they described the current manager, Amber, as "awful." This stark contrast in opinions underscores the impact of management on resident satisfaction and suggests a potential decline in service quality based on this individual's experience.
Despite these criticisms, the ongoing influx of new trailers suggests a potential revitalization of Bixby Estates. This could lead to improvements in the overall appearance and potentially attract new residents seeking modern living spaces. For those prioritizing new accommodations and a potentially improving environment, Bixby Estates might still be a viable option, especially for those seeking a "temporary home" as suggested by one reviewer.
In conclusion, Bixby Estates in Bixby, Oklahoma, presents a mobile home park currently undergoing significant upgrades with the addition of new trailers. Residents have noted the quiet and peaceful environment. However, potential residents should be aware of reported challenges related to frequent management changes, maintenance issues such as roof leaks and water disruptions, administrative hurdles like the lack of online payment and unexplained fees, and concerns regarding yard maintenance and children's activities. While the introduction of new trailers is a positive development, it is advisable for prospective residents to conduct thorough due diligence, inquire about current management practices, assess the condition of individual units, and understand all community rules and fees before making a decision. For individuals searching within the "RV parks near me" category who are open to mobile home living and are seeking potentially improving conditions, Bixby Estates warrants further investigation, keeping in mind the mixed feedback from current residents.

Bixby Estates Reviews
We moved here a year ago, and it’s not perfect but it is home. The neighborhood is quiet and peaceful and we are enjoying living in one of the many new trailers that they have upgraded in the neighborhood. The new trailers are “super nice! “ I wanted to give a 5 star but there is room for improvement in this neighborhood. For instance, we have went through many managers of the trailer park for some reason. I don’t even know who our park manager is. There have been water shut offs, but they don’t keep the water off that long. After water was shut off, water pressure improved so they are working to improve it. The biggest plus about this neighborhood is that they are moving in new trailers almost daily to improve the esthetics of the trailer park! I would recommend this place to someone who is looking for a temporary home but not a forever home.
Aug 24, 2021 · Lisa HopeTheres never a manager in the office, roof leaks everytime it rains and has been since i moved in, been here aince august last year and still no mailbox keys, every month there is some charge fee, cant get access online to anything at all to pay rent or the water. Nothing gets fixed and the yard care people are destroy property when they mow. There is nowhere foe the kids to place as you cant have anything in the yard for them to do. Other kids steal other kids stuff and ahoot nerf guns and etc at cars. Mykala sampson was a great landlord until they moved her to another property. The current lady amber is awful
Mar 17, 2024 · Keli StebletonBeware do not move here. I would not recommend this place to my enemy’s. Since I have moved here the water was shut off due to a pipe leaking down the road from me 6 times in a five month period. I wasn’t told the water was going to be shut off. Winter came around and my pipes froze. I was never told if there was heating tape on the outside. I just thought because the other place I have lived automatically have heating tape so pipes don’t freeze. This park is also not kid friendly because there is no park and residents can’t have swing sensor anything else on there lawn.
