Cherry Hill Manufactured Home Community Introduce
If you are searching for "RV parks near me" in the Tulsa, Oklahoma area, it's important to understand that Cherry Hill Manufactured Home Community, located at 4808 S Elwood Ave, Tulsa, OK 74107, USA, is a residential mobile home park designed for long-term living rather than short-term RV stays. You can contact the community at (918) 498-6709 or via mobile at +1 918-498-6709 for inquiries about residency.
Based on recent feedback from residents, Cherry Hill Manufactured Home Community appears to be facing some significant challenges that prospective residents should carefully consider. The reviews highlight concerns related to security, increasing costs without perceived improvements in services, and issues with infrastructure.
Environment:
While the reviews do not explicitly describe the physical environment in detail regarding landscaping or common areas, one resident's mention of a "gated yard" suggests that individual lots may offer some private outdoor space. However, the primary environmental concern raised is the presence of "homeless roaming through the park," which has led to theft from residents' properties. This indicates a potential lack of security measures to ensure a safe living environment for the community.
The fact that a resident feels the need to request and even offer to pay for a simple nightly security patrol with a flashing light underscores the perceived vulnerability and lack of security within the community. This issue appears to be a significant detractor from the overall living experience for at least one resident.
Services and Features:
The services and features of Cherry Hill Manufactured Home Community are a point of contention in the provided reviews. One long-term resident reports a significant increase in rent over four years, rising from $460 to nearly $650, without a corresponding increase in services provided. This resident explicitly states, "You raised the rent all the time ... but provide no extra services. DO BETTER!!!" This suggests a potential disconnect between the cost of living in the community and the value received in terms of amenities and services.
The most specific service concern raised involves the water lines. A resident reports that after the water lines were brought "2-3 ft out of the ground," they have frozen every time the temperature drops. This indicates a potential issue with the community's infrastructure and its ability to withstand typical winter weather conditions in Oklahoma. The resident further noted that even the shutoff valve, after removing trash bag and insulation attempts, was frozen, highlighting a potentially systemic problem with the recent infrastructure work.
The request for security patrol suggests that this is a lacking feature that residents feel is necessary for their safety and the protection of their property. The absence of such security measures is a significant concern for at least one reviewer.
One resident mentioned paying extra for "a lot of things" and urged the management to "do extra" in return, further emphasizing the sentiment that the current level of services does not justify the costs incurred by residents.
Promotional Information:
There is no explicit promotional information available in the provided reviews. The feedback focuses on resident experiences and concerns rather than any marketing or incentives offered by the community management. The lack of positive comments regarding new amenities or services suggests that there are no recent improvements being actively promoted by the park.
The fact that one resident mentioned receiving a phone call after posting reviews, which they perceived as an attempt to pressure them into changing their comments with excuses, could be seen negatively by prospective residents. It suggests a potential lack of openness to constructive criticism and a focus on managing public perception rather than addressing the underlying issues raised.
The repeated call for action ("Do something take Action!", "Do something different.", "Just do better.") from one resident serves as a strong indication that current residents are dissatisfied with the status quo and are looking for tangible improvements in the community's management and services.
Summary of Considerations:
- Potential Concerns: Lack of adequate security leading to theft, significant rent increases without corresponding service improvements, infrastructure issues (frozen water lines), perceived lack of responsiveness from management to resident concerns, potential pressure on residents regarding negative reviews.
- Lack of Positive Information: The provided reviews do not offer any positive aspects about the community's environment, services, features, or promotional offers.
In conclusion, based on the recent feedback from residents, Cherry Hill Manufactured Home Community in Tulsa, Oklahoma, appears to be facing significant challenges related to security, cost of living versus services provided, and infrastructure reliability. Prospective residents should carefully consider these concerns and conduct thorough due diligence before making any decisions about residing in this community. It is strongly recommended to contact the management at (918) 498-6709 to inquire about the specific issues raised in the reviews and to assess the current state of the community's security measures, service provisions, and infrastructure maintenance. Visiting the community in person and speaking with current residents (beyond those who have left reviews) might provide a more comprehensive understanding of the living conditions at Cherry Hill Manufactured Home Community.

Cherry Hill Manufactured Home Community Reviews
Updated review why don't you hire security to patrol at night like when we moved in. no thieving then. Just a simple patrol at night with a flashing light. To keep the homeless from roaming through the park and my gated yard!! I would be willing to pay a monthly fee for that. I work hard, and the homeless are stealing my stuff. Talk is cheep do something take Action! You raised the rent all the time from 460 when I moved in 4 years ago to near 650 now but provide no extra services. DO BETTER!!!Update I did receive a phone call about my reviews. I think it was to pressure me with excuses to try to get me to change my comments. Do something different. Get some security around here.We pay extra for a lot of things do extra. It is an honest review if you don't like the truth change your mode of operation. Then my reviews would be a bennifit to you. Just do better.
May 08, 2025 · Chris SextonAfter bringing the water lines 2-3 ft out of the ground, the lines have frozen every time the temperature drops. Not sure who they 'hired' but not thought out well. I removed the trash bag and insulation and the shutoff valve was frozen too.
Jan 19, 2025 · Kelly GreshamFirst of all, let it be known that this management company is being sued in multiple states for rent price fixing and this neighborhood is the perfect example of what they’re trying to do. Inflate rent prices is their number one goal.Management is incompetent liars. We’ve suffered nonsense from the front office that has left us without power, without water, without stray animal assistance, without access to our driveway, and stuck with false promises. Clear example of their lies would be their favorite promotional line: “gated community”. Gates were partially operational for a couple weeks and then broken. They offered a remote gate opener over a year ago, that would cost monthly. Guess that backfired on them, because it’s codes only. But it doesn’t even work, which is good because they locked out deliveries and service vehicles. This company is intentionally filling empty lots with the cheapest new homes in order to justify raising their rent price over 50%. Meanwhile constantly shutting off water without any warning to residents to hook up an empty home. You can rent a really nice home for what they’re charging for a mobile home. They will never answer the emergency hotline, they will never tell you the whole truth, they will never be fair.
Oct 29, 2024 · Gabriel JacksonThe team in the office has been great to work with. They are friendly and familiar people. I was running late every time I needed them and even as they were locking up for the day they met me with the same kindness as always. Nice property improvements actively happening, convenient location, very clean public areas. If the billing options were more flexible I would give 5 stars but, with that, the fees are transparent so no harm done. Just review your options if you plan to stay a while as you would at any other property to assure you are getting the best rate possible.
Feb 02, 2023 · Daniel PaBeen here for 2 and half years, the staff before were great and the staff now is even better. Cherryhill has made my family and I living in a home a very great place for us. Just waiting on getting our codes for the gates. Prices for washer and dryer is great. A little humid in the laundry room but it is overall a great place.
