Bookwalter Woods Manufactured Home Community Introduce
If you are searching for "RV parks near me" in the Gardner, Illinois area and considering various options, including mobile home parks for potential long-term stays, Bookwalter Woods Manufactured Home Community, located at 23 Sistek Rd, Gardner, IL 60424, USA, is one such community. While primarily designed for manufactured homes, it might offer possibilities for individuals seeking extended RV living arrangements, depending on the park's policies and infrastructure. It is essential to contact the management directly at (815) 406-1837 or +1 815-406-1837 to inquire about their regulations and availability for RV residents.
Situated in Gardner, Illinois, Bookwalter Woods Manufactured Home Community is located in a smaller town setting, potentially offering a quieter environment compared to more urban areas. One resident review notes that the park "is quiet," which could be an attractive feature for those seeking a peaceful living environment. The overall environment of the park, beyond its quiet nature, is not extensively described in the provided information. However, typical manufactured home communities consist of individual lots for homes and communal roadways. The upkeep and specific characteristics of the environment can vary.
Regarding services, mobile home parks generally provide essential utilities such as water, sewer, and electrical hookups at individual lots. For individuals considering a long-term RV stay, these basic services are necessary. It is crucial to contact the management of Bookwalter Woods directly to inquire about the availability and suitability of their lots for RVs, including the capacity of electrical connections and any specific regulations for RV residents. The customer reviews, however, highlight potential issues with the provision and quality of some services and maintenance within the community. One resident mentions that their yard is not leveled, their concrete needs repair, and the area becomes muddy and slippery when it rains, posing a safety hazard. Despite multiple mentions to the management, the resident reports that these issues have not been addressed beyond an acknowledgment.
Another significant concern raised in the reviews pertains to the water quality within the park. A long-term resident reports experiencing "awful" water quality, describing it as black and foul-smelling. Attempts to address this issue with the front office on two separate occasions reportedly resulted in the explanation that the system is being flushed frequently due to excessive chlorine. The resident states that management has not provided a clear solution and has suggested flushing faucets for an extended period at the resident's expense. This indicates a potentially unresolved issue with the water supply and a lack of satisfactory response from the management.
In terms of features, the provided information does not detail specific amenities within Bookwalter Woods Manufactured Home Community. Typically, such communities might offer basic features like on-site management and maintenance services. However, the customer reviews suggest potential shortcomings in the responsiveness and effectiveness of the maintenance services. The quiet environment, as noted by one resident, could be considered a positive feature for some. However, the reported issues with lot maintenance and water quality may outweigh this benefit for prospective residents.
The lack of resolution regarding the uneven lot, damaged concrete, and poor water quality, as highlighted in the reviews, suggests potential challenges in the overall upkeep and management of the community. These issues could impact the quality of life for residents, including those in RVs considering a long-term stay. The discrepancy between the quiet atmosphere and the unresolved maintenance and utility concerns presents a mixed picture for potential residents.
Considering this information, individuals searching for "RV parks near me" who might be considering Bookwalter Woods for a longer-term stay need to carefully weigh the reported quiet environment against the significant concerns regarding maintenance responsiveness and water quality. It is imperative to directly contact the management at the provided phone numbers to inquire about their policies regarding RVs, the availability of services, and to seek detailed information about the water quality and the process for addressing maintenance requests. Any potential RV residents should also inquire about the condition of the lots available for RVs and whether they are level and well-maintained.
No promotional information is provided in the available data. Therefore, any potential incentives or special offers for new residents, including those with RVs, would need to be directly inquired about with the management. However, given the negative feedback regarding maintenance and water quality, prospective residents should prioritize obtaining clear and satisfactory answers to these critical concerns before considering any potential promotions.
In conclusion, while Bookwalter Woods Manufactured Home Community in Gardner, Illinois, is described as quiet by one resident, the customer reviews also highlight significant issues with unaddressed maintenance problems and poor water quality. For individuals searching for "RV parks near me" and considering a longer-term stay here, it is crucial to directly contact the management to obtain comprehensive information about RV accommodations, the quality of essential services like water, and the responsiveness of maintenance. The reported unresolved issues warrant careful consideration and thorough investigation before making any decisions about residing at Bookwalter Woods Manufactured Home Community.

Bookwalter Woods Manufactured Home Community Reviews
I live here it's not bad at all it's quiet.I do wish they would fix lots though my yard is not leveled my concrete also needs fixed it gets real muddy and slippery when it rains I've slipped a few times and I have a bad hip me and my wife mentioned the accident a few times we just get the answer ok! but still nothing gets done. Besides all that everything else is good
Feb 05, 2025 · CUBSfan_90I’m disappointed that I even need to make this review. I’ve lived on and off in this park since I was in middle school. The water quality is awful. I have gone to the front office on two separate occasions to discuss why our water is black and smells so awful. I’m told they are flushing the system 3 times a week because there is too much chlorine. Nobody from management will respond with a clear answer as to what the solution will be. I’m told to flush all the faucets for 20-30 minutes but that will cost me for the water bill, not them. I would be happy to change my review if a solution is met but this is unacceptable.
Jun 11, 2024 · Joe KaraliunasTrue to form, these imbeciles are using a water meter billing company known for shady practices, BBB complaints & lawsuits. Good going. The water isn't even potable. It's gray.
Oct 31, 2023 · IsabellaOddly located slightly to the Northeast of Gardner (in between Gardner, Braceville and Braidwood). Overall it looks like a quite well planned neighborhood with a country atmosphere and the preview photos on the website shows decent sized rooms and great washer/dryer hook ups. Worth me visiting the site and finding out how I can use section 8 voucher program towards the rent payment upon a physical check?
Sep 23, 2021 · Anthony DiDomenicoI’ve lived here now for 4 years with no issues at all.Management is super friendly and helpful anytime I’ve had any kind of issue they take care of it in a professional and timely manner. Rent is fair and neighbors are decent. All and all a great little park to live in.
