Burchwood Mobile Home Park Introduce
Burchwood Mobile Home Park, located at 2207 Burch Bridge Rd #62, Burlington, NC 27217, USA, functions primarily as a residential community for manufactured homes. While its core offering is not transient RV camping, those searching for "RV Parks Near Me" with an interest in long-term residential solutions, particularly for park model RVs or a more permanent RV setup, might consider the environment and community structure offered by a mobile home park such as Burchwood. It's important to understand that mobile home parks cater to a different demographic and lifestyle than traditional RV campgrounds.
Burchwood Mobile Home Park is situated in Burlington, North Carolina, a city in Alamance County known for its blend of suburban comfort and access to larger metropolitan areas like Greensboro and Raleigh. The location on Burch Bridge Road suggests a setting that is likely within a residential or semi-residential area, offering relatively easy access to local amenities, services, and transportation routes.
The park is described by a reviewer as a "Mobile Home Subdivision," implying a layout with individual lots for manufactured homes, typically arranged along internal roads. The overall environment aims to provide a stable and community-oriented living space for its residents. However, recent resident feedback indicates some concerns regarding the physical infrastructure. One reviewer specifically mentions, "The road into MHP needs to be resurfaced completely. Stop with all the patchwork. The potholes are rough on vehicles even with the 10 mph speed limit." This suggests that while the overall concept is a planned community, the internal road conditions may currently detract from the overall aesthetic and driving experience within the park. Another concern highlighted is a "drainage problem," which could impact various areas within the park during adverse weather conditions, potentially leading to standing water or other issues for residents.
The layout, typical of mobile home parks, would involve individual plots where residents place their homes, often with small yards or spaces around them. The sense of community in such parks often develops through shared living spaces and proximity. The surrounding area of Burlington offers a diverse environment, from urban conveniences to nearby natural attractions, though the immediate surroundings of the park itself would be primarily residential.
As a mobile home park, Burchwood Mobile Home Park is expected to provide essential services to its long-term residents. These typically include:
- Individual Lots with Utility Connections: Residents rent lots that are equipped with hookups for essential utilities, such as electricity, water, and sewer. The review mentioning water being "magically appeared on lot fee for hundreds of dollar" suggests that water is a utility provided, although its billing method or inclusion in fees may have recently changed or become a point of contention for residents.
- Community Management: A mobile home park relies on management to oversee the property, enforce rules, and address resident concerns. However, one review indicates a potential challenge in this area: "have a new manager and have no idea who to get in contact with." This suggests a possible period of transition or communication difficulties that could impact residents' ability to access support for issues like property maintenance, such as "Porch is falling apart ask for repairs."
- Roads and Infrastructure: While currently a point of concern for residents, the park does have an internal road network designed to provide access to each lot. The comments about "patchwork" and "potholes" point to an ongoing need for significant road resurfacing to improve the quality of access within the park.
For those searching "RV Parks Near Me" specifically for long-term RV parking, direct inquiry with Burchwood Mobile Home Park management would be crucial. Mobile home parks are structured for manufactured homes, which are different in size and utility requirements from most recreational vehicles. While some mobile home parks might have provisions for long-term RVs or park models, especially if they are intended for permanent residency, this is not their primary focus. Potential RV residents would need to confirm if such arrangements are possible, what specific lot sizes are available, and if the utility hookups (e.g., 30-amp or 50-amp electrical, water pressure, sewer connections) are suitable for their RV type. Lease agreements and park rules for RVs might also differ from those for manufactured homes.
The reviews suggest that residents pay "a lot of money in the lot fees," implying that the cost of living here, while potentially more affordable than traditional housing, still involves significant monthly expenses that should ideally correspond with well-maintained infrastructure and responsive management.
The primary appeal of Burchwood Mobile Home Park for local users, particularly those considering it within the context of "RV Parks Near Me" for a long-term residential solution, lies in its offering of a potentially more affordable and stable housing option compared to traditional homeownership or apartment rentals. Mobile home parks historically serve as a vital source of affordable housing for many individuals and families.
The concept of a "Mobile Home Subdivision" suggests a pre-existing community structure, which can be appealing to those seeking a sense of neighborhood. For an RV owner looking to establish a more permanent base in the Burlington area, if the park accommodates long-term RVs, it could offer a consistent location with utility hookups, eliminating the need for frequent relocation common in short-term RV campgrounds. This stability is a key differentiator when comparing mobile home parks to typical RV parks. The potential for a close-knit community among residents is often a draw for this type of living arrangement.
However, it is also important to acknowledge the current feedback from residents, which highlights significant areas for improvement. The concerns about road conditions, drainage, maintenance of individual structures like porches, and perceived issues with management contact and communication are critical factors for any potential resident to consider. A transparent understanding of these issues and any ongoing efforts to address them would be essential for making an informed decision.
For those interested in Burchwood Mobile Home Park, whether for a manufactured home or a potential long-term RV placement, direct communication with the park management is paramount. Inquiries should specifically address:
- The current status and plans for road resurfacing and drainage issues.
- The process for maintenance requests and contact information for the current manager.
- Clarification on lot fees, utility inclusions, and any recent changes to billing.
- Specific policies and availability for long-term RV parking, including site dimensions and utility specifications for RVs.
By gathering this up-to-date information, prospective residents can objectively assess if Burchwood Mobile Home Park aligns with their needs and expectations for a residential community in Burlington, NC.

Burchwood Mobile Home Park Reviews
I like this Mobile Home Subdivision. I would really like it if there were more than one-way in and out of the MHP. The road into MHP needs to be resurfaced completely. Stop with all the patchwork. The potholes are rough on vehicles even with the 10 mph speed limit. I'm 100% sure the residents pay a lot of money in the lot fees. The owner of the parcel of land should do right by the residents. Provide a better and solid road home for the residents and visitors.
