Welcome to Canterbury Park MHC,Before you visit or plan to move here PLEASE READ & CONSIDER the following:LEASE - The lease is mostly symbolic and only applies sometimes and to some residents. When a new manager comes in, they interpret the lease however they want and enforce whatever they want. If it's not on the lease, they'll do it anyways (because who cares about the residents opinion right?). The residents only receive a letter with the new changes (no questions, input or feedback required or considered).COMMUNITY MANAGEMENT - The managers, people in charge of "running" the day-to-day operations of the community are always changing. Here today, gone tomorrow. The turnover rate is ridiculous and unfortunately there isn't one specific reason. Also, good luck finding someone at the office or the office open or someone that will help you that is not the corporate secretary/voicemail. And honestly, sometimes even if there is someone in the office they aren't much help at all.To be fair, a couple of the past managers and assistant mangers have actually been nice and willing to help/work with the residents but this is not always the case.COMMUNITY MAINTENANCE -Question: Who is in charge/responsible of maintaining the community?Answer: Who knows? Your guess is as good as ours.Evidence: Just take a drive around the community and you will notice a few things including: the state of the roads (huge potholes), the state of some of the fences/gates, the state of the pool (heater) and the state of some of the homes. It's so sad to drive around this community and seeing how bad the roads are. It is also a common complaint from residents that requests for maintenance/fixing something made to office more often than not go unheard (fall on deaf ears).VEHICLE PARKING - The simplest way to explain it is that it is a "COMPLETE AND UTTER MESS". The judge, jury and executioner of all matters relating to parking is a guy who rides a white tow truck from "Collins Towing Inc". This man and this company are the textbook (and real world) definition of predatory towing. He rides around in his tow truck like a vulture day and night just waiting to strike. He often gets off his truck and examines each vehicle very very very closely to find any fault and then quickly hooks them up. He also likes to intimidate and threaten the residents about towing their vehicles if they don't do what he says. He also likes to stash/pile cars on some neighboring streets outside (but near) the community so that he can tow as many cars as possible. But one can't put the entire blame on this guy/company since it is the community management that allows it and wash their hands each time you try to discuss the issue. Vehicle parking rules also seem to change with each new management as evidenced by the last 12 months. If you aren't a resident (and honestly even if you are) always keep an eye on your vehicle (don't get off if you don't have to) and don't believe/follow the signs since they don't matter (especially to the tow truck driver). At the time of posting this review, the community residents and visitors are genuinely scared to park in the community hence why the parking lots are empty.MANAGEMENT/RESIDENT COMMUNICATION - The communication between management and its residents is very poor. All you get is your monthly bill/invoice and a sad letter from the office each month. The office will only contact you when there is a problem or needs you to follow the rules. As mentioned before, residents don't get the chance to provide input or their opinion on any changes to the rules/policies. They only get a letter with their bill stating the new changes and when they will take effect, no exception.ANNUAL RENT INCREASE - Every year you can expect to see an increase in the base rent price, no exception. This is a bit ironic since one of the common/main excuses used by management on why they don't fix or maintain any of the above issues is the "lack of money". - Hello COS
