Absolutely highly recommend this place but you better hurry. Spots get taken really fast. Summer season is now happening. My husband and I stayed here for 4 months. Everything was exactly how we liked it. Quiet. There's rules to be followed. Love that is was concrete everywhere. Clean and well taken care of. Amy and Brian are the sweetest and most kindest people ever. Not husband and wife. Working partners/owners. The doggy park was always clean. The entire neighborhood around this place is nice. While laundry is being done, we played pool or read a book. Honestly I'd make this our forever rv living place but we had to change our plans.Also they have additional parking space. First come first serve.

The owners started playing power games with the amenities; changing the hours randomly, leaving rude, poorly written notes in common areas and treating guests like they were doing us a favor by letting us use the bathrooms and laundry room. The last straw was when they closed the women's bathroom, except during office hours (10am-3pm), making it impossible for those of us working to shower or do laundry(the main door was broken for over a month). The only staff member with any manners was Brian. The woman who lives upstairs is particularly unpleasant.I've seen the owner commenting about closing the bathroom do to "vandalism". The worst state of the showers while I was visiting was a wad of paper towels on the ground. And this was months ago. It's clear they're claiming the same thing simply because they don't want to deal with the daily cleaning and maintenance. They should not list showers as an amenity, or should put the hours on the website.

Bathrooms/showers do not open until 10:00 AM and your check out time is 11:00 AM. I am guessing most people just leave as soon as they get up without a shower and head on down the road.

The sites are separated by bushes and plants so it doesn't feel as small or close to your neighbors. The sites are all concrete and level. In fact it looks like it at one time long ago it was a parking lot that they cut the concrete to put in the plant dividers between the sites. The staff are all very friendly and professional. From what I have seen in the other private campgrounds in this area, this is a great central place to stay and the rates are reasonable as well. We have been able to explore nearly the entire Oregon coast from south to north while staying here.

They stepped up in my time of need when I showed up into town and the reservation at another park did not work out. The staff member moved a couple of things around and were able to accommodate me without interfering with other reservations. The park is conveniently located just a half a block off of 101 on the north end of Florence. It’s a short drive to old town or out to the sand dunes and other nearby sites. The park is well-maintained and there is ample room between spaces. The 50 amp hook ups allow you to run your two air conditioners and dishwashers and whatever. I would definitely stay here again if I have the occasion to be in Florence in the future.
