Cedarwood Estates Introduce
For local users exploring "RV Parks Near Me" with an interest in long-term residential options, Cedarwood Estates, located at 18164 MN-65, Cedar, MN 55011, USA, is a manufactured home community that warrants a detailed review. It's crucial to understand that Cedarwood Estates is primarily a permanent residential park, not a transient RV campground, serving individuals and families seeking manufactured home living. For inquiries, the park can be reached at (763) 434-7020 or +1 763-434-7020.
Environment:
Cedarwood Estates is situated in Cedar, Minnesota, a community north of the Twin Cities metropolitan area. The park's environment, particularly under new ownership, has undergone significant physical improvements, with a focus on enhancing the overall appearance and infrastructure. Reviews mention "New streets, new signs, cleaning up lots, bringing in new homes," indicating a visible effort to modernize and improve the park's physical environment. This suggests a well-maintained common infrastructure, contributing to a more appealing aesthetic for residents and visitors.
However, the social environment, particularly for families with children, is described as being under tension due to strict and sometimes inconsistently applied rules by management. While there is a "nice park with a huge field to play in" for children, there are ongoing concerns regarding children playing in the roads and management's response to this. The presence of "kids playing in the street" despite a dedicated park suggests a dynamic where children's outdoor play naturally extends beyond designated areas, common in many residential neighborhoods. The strong emphasis on "speeding through the park (20-30mph when the signs say 10)" by some residents, combined with complaints about children in the road, points to a conflict in expectations and behavior within the community.
The overall environment, therefore, presents a contrast: a physically improving infrastructure juxtaposed with a challenging social dynamic concerning children's outdoor activities and management's regulatory approach. This leads some residents to suggest the park "would genuinely be great for adults with no young children" and should "gear towards turning this into a 55+ community." This implies a desire for a quieter, more adult-focused environment from some perspectives, contrasting with the reality of families residing there.
The climate in Cedar, MN, is typical of Minnesota, featuring distinct four seasons with warm summers and cold, snowy winters, which the manufactured homes in the community are designed to withstand.
Services:
As a manufactured home park, Cedarwood Estates primarily offers lot leases for residents who own their manufactured homes. The management provides services focused on maintaining the community's infrastructure and enforcing its rules. Based on resident feedback, key service aspects include:
- Lot Leasing: Providing individual lots for manufactured homes, with residents typically responsible for connecting to and managing their own utilities.
- Infrastructure Improvement: Under new ownership, there have been significant investments in "New streets, new signs," which are crucial services that enhance the living experience and property values within the park.
- Maintenance (Common Areas): While there are mixed reviews regarding the consistency of maintenance, particularly concerning snow plowing ("horrible job"), the management is responsible for the upkeep of common areas. One review specifically praises previous maintenance: "One thing about Mike is he was on it and the roads were clean," suggesting maintenance quality can vary with personnel.
- Community Rule Enforcement: Management actively enforces a range of community rules, covering aspects like yard tidiness ("yards have to be spotless and neat"), prohibition of certain children's toys and equipment (e.g., "basketball hoops," "electric bikes" if perceived as off-road vehicles), and restrictions on storing recreational vehicles like "boat, camper or trailer" on driveways or parking spaces. This implies a rigorous approach to maintaining specific aesthetic and operational standards.
- Management Interaction: Reviews indicate that "Management can be iffy on dealing with resident issues, but overall I have never had any part of the management team be disrespectful to me." This suggests a mixed but generally respectful interaction style from the management team, even when enforcing unpopular rules.
Prospective residents interested in Cedarwood Estates would contact the park directly via the provided phone numbers (763) 434-7020 or +1 763-434-7020 for information on lot availability, homes for sale within the park, lot rent, and a comprehensive understanding of the current community rules and regulations. It is highly advisable to obtain a copy of all park rules before committing to residency.
Features:
Cedarwood Estates possesses several notable features that define its character as a manufactured home community:
- New Ownership & Infrastructure Updates: A significant feature is the recent investment in infrastructure, leading to "new streets, new signs," which are tangible improvements to the park's physical appeal and functionality.
- Dedicated Park and Field: The presence of a "nice park with a huge field to play in" is a valuable amenity for residents, particularly families, offering a designated recreational space.
- Strict Property Standards: The park maintains rigorous standards for individual lot appearance and activities, including rules against visible toys, basketball hoops in driveways, and fences (even if city/fire marshal compliant), and strict prohibitions on storing boats, campers, or trailers on lots. These rules are a defining characteristic of the park's management philosophy.
- Speed Enforcement: While some residents speed, management actively tries to curb it, as evidenced by resident complaints and the general community awareness of the issue. This reflects an underlying concern for safety, particularly for children.
- Adult-Oriented Environment (Potential): The stringent rules regarding children's outdoor play and visible items suggest that the park, perhaps unintentionally, caters more to an adult-oriented lifestyle, leading some residents to believe it would be better suited as a 55+ community.
- Affordable Homeownership: As a manufactured home park, Cedarwood Estates generally offers a more affordable entry point into homeownership compared to traditional housing, making it an option for those seeking cost-effective residential solutions.
The reviews present a nuanced picture of Cedarwood Estates, highlighting its physical improvements but also significant challenges concerning resident relations, particularly for families with children, due to stringent and sometimes perceived as arbitrary rules.

Cedarwood Estates Reviews
Experiences I've encountered or came across while being a tenant here is kids playing in the street, and maintenance of the mobile home park. I'll break it down...1. Kids playing in the road...There is a nice park with a huge field to play in. Although some "move" out of the way when a car comes, but some just run their mouths at the cars driving. Go play at the park or in your yard. The road "supervised or not" is no place for them to be... it's to drive on. Respect the people driving. Please don't say "find out where they live" so a letter can be sent to them reminding them. Send a reminder to all tenants regarding this situation.2. Maintenance of the mobile home park... they say yards have to be spotless and neat (which there is a couple that aren't even spotless) can we say favoritism. If we all have to, so does maintenance people. In the winter time... they can't even plow and even when it is attempted to be plowed, it's a horrible job. Do better management. KEEP UP ON IT, and do it the right way. One thing about Mike is he was on it and the roads were clean.
Dec 20, 2024 · Jelly BeanNew ownership has really cleaned this park up. New streets, new signs, cleaning up lots, bringing in new homes. Management can be iffy on dealing with resident issues, but overall I have never had any part of the management team be disrespectful to me.If you have children, though, I would suggest looking elsewhere for a home for your family. Majority of residents speed through the park (20-30mph when the signs say 10), and then complain that children are in the road. Every child I’ve seen playing all summer, my own and others, will move to the side of the street when a car is coming. You could go to the nicest neighborhood, the ‘rich parents’ children will also be riding bikes, playing sports, etc.. in the yards and unfortunately, in the roads. They will not allow fences for our yards (even if we put it up within city/fire marshall ordnance) and residents with existing fences are being harassed to remove them, yet they won’t do anything about the speeding. They offer in other reviews to ‘go to a residents home with kids that are in the streets and remind them of the rules’ but cannot remind ALL residents to drive the speed limit?Management team will threaten write ups for things such as kids’ bikes being kept neatly next to sheds or driveways. We are not allowed to have basketball hoops in our OWN driveway, not allowed to have toys for children in our own yard (I understand wanting things to be tidy, what I don’t understand is not wanting them seen at all?) Myself and my children clean and put away toys every single night, we keep them organized and in one area of the yard/driveway and yet the fact that my children’s things even exist continue to be an issue. Because, why should it look like children live here? I rent a dumpster every spring to deep clean our home, yard and shed. My yard is not landscaped with thousands of dollars, and of course could have some work done, but it is not unkept and/or messy. You cannot have certain toys for your children. I purchased ‘electric bikes’ for my children, as my lease states no gas powered off road vehicles (golf carts, dirt bikes, four wheelers, etc). Multiple times management approached my children and told them that they were not allowed to ride them (they go 5mph and are ‘power wheels’ for bigger children). They also will not allow you, even in the summer, to have your boat, camper or trailer in here. Not in your driveway, and not on your off street parking spaces. This is fine, but something to note before thinking about moving in.This park would genuinely be great for adults with no young children, and I really believe they should just gear towards turning this into a 55+ community vs continuing to shame hard working parents who are just doing what they can to survive in this economy. The least we can do is feel safe to let our kids have a childhood without fear of judgement and punishment in a place that is supposed to be ‘home’.
Oct 25, 2024 · Keara LeeandraI’m so pleased to see that the park has improved 100%. With new homes, streets, and driveways. Major changes never Would’ve happened if it wasn’t for Vicky and Don. Those two are the hardest working people I’ve ever seen in this park. More changes are to come, excited to see the end result. If you ask me, Don and Vicky are people you can count on if you have an issue. They’re also high-quality top-notch, and worth every penny.
Apr 07, 2024 · Jennifer JohnsonMy wife and I had to move recently. Don and Vicki were very helpful to us in getting this done. Vicki and Don are excellent employees for this company. They do excellent work for their clients. The owners should be very proud of their accomplishments. thank you very much.
