Chaparral Village Mobile Home Community Introduce
Are you searching for RV parks near me in the Tempe, Arizona area for a potentially longer-term stay? Chaparral Village Mobile Home Community, situated at 400 W Baseline Rd, Tempe, AZ 85283, presents itself as a residential option. You can reach them at (844) 368-6771 or +1 844-368-6771 for inquiries.
When considering a location for your RV or mobile home, several factors come into play, including the environment, available services, and overall community features. Chaparral Village, based on its designation as a mobile home community, likely offers spaces designed for longer-term residency rather than short-term RV stays typically associated with recreational campgrounds. These communities often provide essential infrastructure such as water, electricity, and sewage hookups for residents.
The physical environment of Chaparral Village is suggested by its Tempe, Arizona address. Tempe is known for its warm climate, urban amenities, and proximity to the Phoenix metropolitan area. Residents might appreciate the convenience of nearby shopping centers, restaurants, and entertainment options. The specific landscaping and layout of Chaparral Village itself would determine the aesthetic appeal and sense of community within the park.
In terms of services and features typically found in mobile home communities, residents might expect access to basic utilities, potentially on-site management, and possibly communal areas or facilities. These could include laundry facilities, recreational spaces, or community rooms. However, specific details about the amenities offered at Chaparral Village are not readily available in the provided information.
It's important to consider the experiences of current and former residents when evaluating a potential living situation. The provided customer reviews offer some insights into the operational aspects and tenant relations at Chaparral Village. One reviewer expressed concern based on the negative feedback, stating it deterred them from purchasing a home there and suggested reporting the property to a local news channel due to perceived mistreatment of tenants and what they felt resembled Homeowners Association (HOA) behavior despite the absence of one.
Another, more detailed review from a former resident, Juanita, paints a concerning picture. This individual strongly advises against moving into Chaparral Village, alleging a history of being "pushed" and "forced into a constant battle" regarding expenses related to older homes. The review mentions residents investing in their homes only to face further demands for changes at their own cost. The former resident also recounts an alarming incident of someone shouting "DO YOU WANNA LOSE YOUR HOME?" which they described as "Terrorist" behavior.
Furthermore, Juanita claims to have written a four-page letter, including photographic evidence of code violations both within their own purchased home of eight years and in other areas of the community. A significant issue highlighted is with the water supply, corroborating complaints from other reviewers. The review specifically mentions an electric shut-off during a 115-degree day without considering the safety of families, especially those without generators, and a lack of proper notice for water shut-offs, citing an email notification on February 9, 2024, as the last instance.
The former resident also details a severe sewage problem in their unit (#91), with sewage pipes above ground causing foul odors in the kitchen and bathroom. They claim gas workers confirmed issues with old sewage and water pipes eight years prior, questioning who would bear the cost of replacement. The City of Tempe was reportedly contacted regarding this problem. Additionally, the review alleges "shady" practices involving a tow truck driver removing residents' cars in the middle of the night and accuses the management of numerous code violations at the residents' expense, particularly concerning driveway and rock replenishment. The reviewer also raises concerns about the condition of new homes, mentioning potential mold issues.
The concluding remarks of this review are strongly negative, suggesting that Chaparral Village "drew first blood" and recommending its permanent shutdown or significant remediation of its alleged flaws, accusing the management of concealing these issues and breaking the lease first.
Considering these reviews, potential residents, especially those looking for a long-term RV park or mobile home community in Tempe, should exercise caution and conduct thorough due diligence. Visiting the property in person, if possible, and attempting to speak with current residents could provide a more balanced perspective. It would also be prudent to inquire specifically about the issues raised in the reviews, such as water and sewage infrastructure, management policies regarding home improvements and expenses, and towing practices.
While Chaparral Village Mobile Home Community is listed as a potential option when searching for "RV parks near me" due to the broader category of residential communities that can sometimes accommodate RVs for longer durations, the provided feedback suggests significant concerns regarding its management and living conditions. These concerns should be carefully weighed against any potential benefits of the location or advertised services before making a decision.
Prospective residents are encouraged to seek additional information from multiple sources, including official listings, community forums, and potentially the Better Business Bureau or local tenant rights organizations, to gain a comprehensive understanding of Chaparral Village Mobile Home Community before committing to residency.

Someone needs to report Chaparral Village to channel 3 news on your side. I thought they had no HOA It sounds like they are treating it like an HOA. Terrible shame on you Chaparral Village

Apr 09, 2025 · Bj BrowMy granny originally moved over here in October of 2016, and instead of living in a place that would help her peacefully retire, she's been suffering from these unreasonable demands like not being allowed to grow flowers or veggies, not allowed to have a fence in the yard for privacy because she lives alone at 70, and the nonstop flow of cats and dogs pissing and pooping everywhere and she has no animals. The office keeps demanding her to clean up the cat and dog poop, and they also demand her to make unreasonable repairs that she can't even afford. To sum it all up, she's been stressed out the whole time she's been living here.
Mar 12, 2025 · The Adventures Of Jimi JadenI would rate this community 0 because they lack empathy I told the mgmt and corporation and the zone law group I wanted to do partial payments just to wait one month before they evicted me and the infestation of roaches and there are many kitties outside without food, shelter and home.!!!!!!!!!! It is really bad in there don’t go in there please look elsewhere before moving in there ! People with bad attitudes don’t belong in the business world! That’s all I’m saying bye bye chaparral village I hope you can fix your flaws w management and stop raising the rent to the actual residents. Yo vivi alli por mas de 4 años I lived in the property for over 4 years. I would give 0 stars to the place I got evicted my place is infested with roaches there are a bunch of cats with kitties In the neighborhood and management does not work out payment plans and they are getting very expensive besides the lot rent you will have to pay your mortgage which I got up to date and even going bankruptcy 13 they evicted me today I only have 5 days to get my stuffs out And look for a new place to live in with my family. They towed one of our cars a couple months ago even though this was parked In my lot do yourself a favor? Look elsewhere before moving in here they keep raising the rent every year and they still shut the water without your permission. They kept threatening me with letters about the weeds and management is not willing to work with you if any shape or form. I would give 0 stars to this place!! In addition they lied a lot they told me once I came in that the hot tub was never working and the sauna room neither worked! They lied a lot and the coffee I sipped this am was cold not hot! And please tell them to go to home 34 right now there is a mess and the smell of this home is bad it needs to be clean if you are going to evict someone make sure you give them a dumpster so they can take the garbage out and give them more time to take their stuffs out! And have security so they don’t have to come back the place they lived in there for many years. If you like to change things around this place make your residents feel welcome as they are entering the community they feel like this is their home also since the residents are paying rent you should have a maintenance and cleaning crew available 24/7 so if they need help like cluttered hair or the dryer is not working or the ac unit is not working then they can count on you also you should become hoa like townhomes legally and you can establish your own rule about weeds and such or for extra money you should care for the residents weeds instead of sending eviction letters tell them that you can do the job for extra money and finally good luck with an investigation of these flaws that need to get fixed asap thank you for everything you did for me and my family bye bye and do contest during Christmas like the most decorated home will win $$$ discounted rates in rent or such help out your residents. These were the pictures from the outside and the inside before I lost my job as a teacher on February this year 2024 and I also had a wreck In my car this year I lost everything but I will gain it again and more ….
Dec 23, 2024 · Sandra Barraza🚨🚨DO NOY BUY A HOUSE HERE!🚨🚨DO NOT MOVE YOUR HERE WITH YOUR FAMILY!!There's a new management company that's causing chaos throughout the mobile homes. The lot rent is almost $1000 a month & it's only going to increase Be aware !They're not letting people pay rent And they're kicking people out they've been here for years over people having cameras on their homes to protect their property and many more unreasonable reasons. The water cuts off at random times Without any notice. The brand new mobile homes are falling apart.Spare yourself the heartache and make sure you review the comment. This is the worst place to live at! The new management company is worse than a prideful & racist HOA. On top of it YOU CAN NOT AIRBNB HERE! The park is always flooded. Just a terrible place with worst people running it.Worst of all they will tow your visitors car! They won’t let you have visitors park in front of your home.
