The information provided below is based on publicly available customer reviews, which offer insights into the experience of living at Valley View Village. These reviews highlight both positive long-term experiences and concerns regarding recent changes in the community.
Environment and Location:
Valley View Village is situated in Blue Springs, Missouri. One long-term resident of over six and a half years described it as a "family friendly safe community," indicating a potentially welcoming and secure environment, particularly for families with children. This resident also mentioned that their grandchildren live with them there, further suggesting a family-oriented atmosphere.
Another reviewer noted that Valley View Village used to be a "pretty quiet place to live." This suggests that the community historically offered a peaceful residential environment. However, this perception has reportedly changed in recent years due to a shift in the community's occupancy policy.
The specific amenities and features within Valley View Village, such as communal green spaces, playgrounds (beyond the mention of it being family-friendly), or community centers, are not detailed in the provided reviews. Similarly, information regarding the immediate surroundings and accessibility to local amenities in Blue Springs (e.g., shopping, schools, public transportation) is not explicitly mentioned.
Services and Features:
The provided reviews do not offer extensive details about the specific services and features provided by Valley View Village management. The positive review focuses on the overall sense of community and safety experienced by a long-term resident. The more critical review centers on the impact of a policy change regarding renting homes.
The significant change mentioned is that the community has "started to let tenants rent the homes instead of owner occupants only" in recent years. The reviewer expresses concern that this policy shift is leading to the neglect of both the homes and the lots they occupy, resulting in them becoming "eye sores." This suggests a potential decline in the overall aesthetic and maintenance standards of the community as more rental properties are introduced.
The implication is that there may be a difference in the level of care and investment between owner-occupied homes and rental properties within the community, which is impacting the visual appeal and potentially the property values.
The reviews do not provide information about typical mobile home park services such as on-site management, maintenance of common areas (beyond the comment about neglected lots), trash removal, or any community activities or facilities. The focus is primarily on the shift in occupancy and its perceived consequences.
Promotional Information and Resident Experiences:
Currently, the provided information does not include any specific promotional offers for Valley View Village. The resident experiences shared offer contrasting views based on the duration of residency and the perceived impact of the policy change.
The long-term resident's positive experience highlights the community's potential as a family-friendly and safe environment. This positive sentiment, based on over six years of living in Valley View Village, suggests that the community may have had a strong foundation and positive attributes in the past.
However, the more recent review expresses concern about the future of the community due to the introduction of rental properties. The reviewer suggests that this change is negatively affecting the appearance of the community and potentially the property values of owner-occupied homes. This perspective indicates a potential point of contention or decline in the community's overall quality in recent years.
The reviewer also points out a potential disincentive for owner-occupants to invest in maintaining or improving their properties, as they fear their efforts will not be recouped due to the declining neighborhood aesthetics caused by neglected rental properties. This raises concerns about the long-term sustainability and appeal of Valley View Village for homeowners.
Considerations for Potential Residents:
Based on the limited information from these two reviews, individuals considering Valley View Village as a potential residence should carefully consider the following:
- Community Atmosphere: While one long-term resident found it family-friendly and safe, recent changes in occupancy policy may be impacting the overall atmosphere and upkeep of the community. It would be beneficial to assess the current environment firsthand.
- Occupancy Policy: Be aware that Valley View Village now allows rental properties, which at least one reviewer believes is negatively impacting the community's appearance and potentially property values. Inquire about the current ratio of owner-occupied to rental homes and any plans for managing property maintenance.
- Property Maintenance: Observe the condition of various homes and lots within the community to gauge the level of maintenance and upkeep. This can provide insights into the potential impact of the rental policy.
- Long-Term Investment: If considering purchasing a home in Valley View Village, be mindful of the concerns raised about declining property values due to the perceived neglect of rental properties. Research current market trends in the community.
- Community Services and Amenities: Inquire specifically about the services and amenities offered by the community management, such as common area maintenance, trash removal, and any recreational facilities. The reviews do not provide this information.
- Safety and Family-Friendliness: While a long-term resident vouched for the safety and family-friendly nature of the community, it would be prudent to assess this independently, perhaps by visiting at different times and speaking with current residents.
- Quietness: The community was once considered quiet, but the impact of the changing occupancy on noise levels is not mentioned. This might be a point of inquiry for potential residents seeking a peaceful environment.
Conclusion:
Valley View Village in Blue Springs, Missouri, presents a community with a potentially positive history as a family-friendly and safe neighborhood, as attested by a long-term resident. However, recent changes in allowing rental properties have raised concerns among at least one homeowner regarding the upkeep of properties and the overall aesthetic of the community, potentially impacting property values. This shift in policy appears to be a significant factor shaping the current living experience and future prospects of Valley View Village.
Prospective residents should weigh the positive experiences of long-term residents against the concerns about declining property maintenance and potential impacts on community aesthetics. It is crucial to conduct a thorough personal assessment of the community's current environment, inquire about the management's plans for addressing the issues raised, and speak with a range of current residents to gain a comprehensive understanding before making a decision. While the historical positive feedback is encouraging, the recent concerns warrant careful consideration for those seeking to reside in Valley View Village, whether as renters or potential homeowners. As our platform focuses on RV parks, this information provides a snapshot of a local housing option based on available feedback, but further personal investigation is strongly advised.

Valley View Village Reviews
I have been here over 6 1/2 years. My grandkids are here with me. It's a family friendly safe community. I love it.
Jan 23, 2021 · Bobby WeinmanUsually a pretty quiet place to live. The last few years, they have started to let tenants rent the homes instead of owner occupants only. This unfortunately only leads to both the homes, and the lots in which they're parked, becoming neglected to the point they become eye sores. The few tenants who actually take pride in their homes appearance and the property surrounding their homes Do so knowing their property values are plummeting because of the neighborhood. So when they try to sell their homes, they know they will not be able to recoup the effort they've put into their homes.
Apr 23, 2024 · darrell carlsenI lived here for 28 years and this place has really gone downhill. The management seems to be crooked. they'll take the money out of your checking account and then say you didn't pay and charge you a late fee. Water used to be free but now they make you pay for water and are upping the price frequently. I'm not even sure the meter works correctly. The mobile home park next door is much nicer.
Feb 25, 2019 · Edwin ReeceI came here to fill out an application thinking i had to make 3 times of 590. I show up and they said i need to make 3x of 955... i specifically asked what are the qualifications beforehand i drove all the way from Iowa here. I call Ginny and explained my frustration and she ended up getting aggressive over the phone. Very happy it didnt work out, i wouldnt recommend the trailers either bc they all look like they are gonna sink into the ground.
Jan 03, 2023 · Bryan KyleA nice, quiet place to live. The manager is a great guy who does his best to keep everyone happy while juggling a dozen things at once. Lot rent is one of the cheapest in the area. If you want to live in a mobile home, you could find a home here.
